Here’s a look at renderings of redeveloper Braun Enterprises‘s plans for some of its holdings just east of the intersection of W. Gray St. with Dunlavy down the street from the River Oaks shopping Center. The view above shows preliminary plans for the makeover of 1705 W. Gray St., which has also been collecting various light building and demo permits issued for the past few months.
The drawings currently on Braun’s leasing fliers (dubbing the center the River Oaks Collection) shows a Panera Bread settled in at the corner once occupied by Zephyr Hair and Chateau Grooming. Other potential future businesses are depicted in a more minimalist manner; the words books and boutique appear on the second floor space previously housing Passport, Photo & Visa Service Center, while salon and restaurant fill out the ground floor offerings.

Been living nearby for 6yrs now and not once have I ever noticed any of the stores here (admittedly I could probably say that for 80% of stores in the entire montrose area though). I think it’s a great location prime for re-development and will be good to see this. Close to the community center as well so would be nice to see businesses that could pull in those visitors.

Now when is USPS going to get their act together and sell off the post office property for residential and ‘ground floor retail’?

I’ve been praying for years that the USPS sell that property to a developer (not Randall Davis) who will build a tower (or anything) to cover up the facade and the view of the monstrosity next door.
Nothing like adding sprawl inside the loop. FAIL
I like the development, but this is a perfect example of why the parking regulations need to be changed. Most of this development is wasted on parking when there is a never full marshals/OfficeMax lot across the street.
Panera is nasty.
