Brick-Faced Polk St. Warehouse Marketers Propose Increased Transparency, Wholesale Changes

A construction fence has gone up around the former King’s Wholesale building in East Downtown, a reader tells Swamplot. The rendering above shows a planned renovation for the structure at the corner of Polk and Nagle streets, just a few blocks northwest of the purportedly-reopening-in-October Ivy Lofts sales center. The curved awning-fin isn’t new, but the glass storefronts are — below is a shot of the building’s pre-redo state, from when it last hit the market:

The 2 spots up for grabs are 2,500 and 1,300 sq. ft. respectively, out of a total of 12,500; marketing materials from Lewis Property Company note that the larger space is intended for a restaurant tenant. And the included floorplan depicts the eastern end of the building occupied by a veterinarian (which technically matches the Medical label visible in the rendering up top, though one Retail space is missing):

Also noted on the floorplan, and visible in the background of the second photo above: the Waterhouse townhomes that have popped up next door, in the space formerly occupied by the South Coast Construction Services warehouse.

Opening Up in East Downtown

  • Really hope it’s a Starbucks or restaurant that serves liquor. There is a sign on the building that states an application has been taken out to sell alchohol. Anyone have any ideas. I live a block away and I am extremely excited.
