Building Cheaper with Kudzu: $99K House Competition Finalist

Yes, that’s a hedge of dense kudzu wrapping around this long skinny house . . . and threatening to do the same to its Fifth Ward neighbors. The kudzu, a court of crushed oyster shells, a house-length porch, a cistern, Murphy beds, and a butterfly roof are the major features of House 99, one of five finalists in a local competition to design a “green” house for $99,000 or less.

House 99 was designed by L.A. architect and USC professor Gail Borden. The Rice Design Alliance and Houston’s chapter of the American Institute of Architects want to build the winning design of their $99K house competition at 4015 Jewel St., or on other properties swept up by the city’s Land Assemblage Redevelopment Authority.

Reader Report: More New Construction Coming in the Fifth Ward

There’s more from our Fifth Ward correspondent, who’s been poking around properties near the MDI site:

InTown has various other project coming up in the 5th Ward/East End. The Cage/Gillespie property is now listed on HAR. They also plan on building English style bungalows at 619 Meadow St. However, they are in replatting stages now.

[Tuesday] Swamplot reported “Cline and Fall of Eight Houses“. These are about 2 blocks from the MDI site and there is a variance request up for subdivison renaming. I did some research and it seems they are owned by Lanterra Homes. They were supposed to have a project called Deca but looks like it may have been scrapped. Lanterra has built homes near InTown homes before.

Fifth Ward: New Urbanists Meet Old Toxic Waste

A reader who lives in the neighborhood points us to drawings and information from New Urbanist planners Duany Plater-Zyberk & Co. about the firm’s designs for the former MDI Superfund site in the Fifth Ward. DPZ, of course, is most famous for the enormous small-town-sized stage-set the company designed for the 1998 Jim Carrey movie The Truman Show, which became so popular that it was kept on and is now used as a Florida Panhandle resort named Seaside.

InTown Homes and Lovett Homes owner Frank Liu bought the MDI site — a former metal foundry and spent-catalyst “recycling” facility famously polluted with lead and several thousand chemistry sets’ worth of other toxic substances — from the EPA late last year, with promises that he’ll spend a couple of years and $6.7 million remediating the property before letting Houstonians live there. Still, 36+ acres of inner-loop land at $5 a square foot doesn’t sound like too bad a deal.

I-10: The New Route Beer?

In a comment on Off the Kuff, Christof sends us a bird’s-eye view of the (unconfirmed) new site for the Saint Arnold Brewery:

As far as I can tell, this is the building in question.

It’s visible from I-10, so there’s some good signage potential (as a counterpoint to the big Budweiser signs at I-10/east loop and I-10 Washington).

Lonely East Side Walking Tour

House at Southern End of Fifth Ward, HoustonJohn Nova Lomax chronicles another pedestrian adventure with drummer pal David Beebe in Houstoned—this time through desolate pockets of Houston’s East Side. Their potion-and-perspiration-soaked journey begins at the southern end of the Fifth Ward.

There, on the corner of Lyons Avenue and McKee, a dry-heaving stray dog in its death throes welcomed us to central Houston’s Chernobyl, a cursed warren of rusty train tracks, crumbling warehouses, and whole blocks that have reverted to wild coastal prairie.

Ruins of an entire neighborhood molder back here – unpainted shotgun shacks collapsing in on themselves scattered around a blocky brick building that looked like it was once a bar or liquor store. It had been stripped of all metal fixtures by street urchins and cut off from the electrical grid, but a sign in the window indicated it was for sale. “Call Bob,” it said. And evidently it was not so long ago a place of some importance, as a street teamer for a rapper named Marcelo had plastered a few promo posters on its door.

Next stop: Clinton Dr., where the “rank stench” of the 69th Street Wastewater Treatment Plant guides their path.

Lord have mercy on Clinton Drive. Save for a couple of islands of activity like the huge fenced-in KBR headquarters (which is rumored to be for sale), Clinton is now little more than a decrepit strip of ruined factories, warehouses fast crumbling into rubble, and decaying 1950s office buildings with broken windows and mold-stained walls.

It reminded me of 19th Century British gadfly William Cobbett’s description of the village of Deal, Sussex: “Deal is a most villainous place. It is full of filthy looking people. Great desolation of abomination has been going on here; tremendous barracks, partly pulled down and partly tumbling down and partly occupied by soldiers. Everything seems upon the perish. I was glad to hurry along through it…”

It wasn’t always such. From the Ship Channel’s opening until the advent of containerized shipping in the early ‘80s, Clinton and surrounding streets were bustling by day and by night, dotted with rice beer-soaked bars with names like the Cesspool, the Worker’s Bar, the Seafarer’s Retreat, the Mermaid Café, Tater’s Last Chance and Dottie’s Snug Harbor.

In those days, it could take a week to unload a cargo ship, and for much of that time, sailors were free to roam the port, dine in the restaurants, carouse in the bars, and find companionship where they may. The same went for the thousands of shore-based workers – the mechanics, channel pilots, stevedores, and tug boat crews.

Neighborhood on the waterfront: Coulda been a contender.
