The Coming Migration of the Buffalo Grille?

   

Is the Buffalo Grille, left as the lone strip-center survivor at the corner of Bissonnet and Buffalo Speedway after the recent invasion of the new H-E-B Buffalo Market, looking to shuffle off to a new location? An H-E-B representative did tell the West U city council the restaurant would stay where it’s been for the last 26 years — but that was last May. More recently, restaurant co-owner Mac McAleer says H-E-B managers have “expressed concerns” about there not being enough parking for the grocery store. So he’s looking into a possible new location for the West U breakfast joint — namely, a portion of the former JMH Market less than a mile to the southwest, at the corner of Edloe and Rice Blvd. “McAleer said the restaurant has not received official word from the grocery store about what will happen in April 2011 when its lease expires. There’s still the chance that The Buffalo Grille will stay put, but the family is exploring all its options . . . ‘They’re worried some of our customers are taking their spots, and their customers are going over to Kroger, which is obviously their biggest competitor,’ he said.” [Instant News West U; previously on Swamplot]

What It’s Like to Live on Center St.

   

From the Houston Press’s magnum opus on the Washington Avenue scene: “Drunk people walk through the yard, pee on the house, sit on the porch swing and bark at the dogs. They scream and yell and fight until all hours every Thursday, Friday and Saturday night, and now during the day on Sunday. The music from District can be clearly heard from the driveway. ‘Right now you could go sit in my bedroom and feel how the house just thuds. The windows rattle,’ [longtime Center St. resident and property owner Helen] Espinoza said. There are constant accidents at the nearby intersection. With police focused on Washington, late-night drag racers take to Center Street. Espinoza says she has a hard time getting cops to come at all. [Neighbor Marie] Martinez, meanwhile, spends much of her time fighting new liquor licenses in court. She can’t hold them off forever, though, and while she’s fighting one bar, others pop up. Five liquor licenses are pending in the area right now. As more nightspots open, more people flood into the neighborhood to park. They block driveways or sometimes just use them, tear up the grass and get stuck in the drainage ditches. Marlene Gafrick, the director of city planning, says her department began working on the parking problems in March and has tried to bring each of the 35 to 40 bars and restaurants up to code. She too must hustle to keep pace with the development. Soon after one bar finally agreed to rent a nearby lot, for instance, the lot went under construction. . . . After a long fight, Espinoza finally won ‘No Parking’ signs on her side of the street. The factory across the way put up its own, with chicken wire, along its long and tall chain-link fence. On the Spur 5 edge of campus, the University of Houston recently finished a garage that takes garage pride a step further. It’s trimmed in jazzy vertical strips of Cougar red and white — a parking pep rally, a garage that serves as a billboard promoting its institution. If Renu Khatour, UH’s chancellor and tireless promoter, were a parking garage, this is the garage she would be.

Restaurant-Garage Combo on Westpark Put On Hold

   

Some unspecified “complications” in continuing negotiations have stalled plans for a brand new 2-story Molina’s Restaurant and parking garage on a West U-owned lot on Westpark, between Wakeforest and Dincans streets, a city council member tells reporter Angela Grant. “The building would have included a parking garage for Goode Company Seafood, which currently leases the land for its parking lot. Goode Company pays West U. about $4,300 per month for rent. The agreement expires in just over three years. The terms of the agreement with [developer Mike] Gallagher provided for a 15-year primary lease, with options for five more 5-[year] renewals. The Molina’s rent would gradually increase from $7,000 per month to $15,373 per month.” [Instant News West U]

Annunciation Orthodox Looks for More Parking Places in Montrose

Some neighbors of the Annunciation Orthodox School and cathedral in Montrose are not too happy about the institutions’ plans to build a parking lot on the site of an apartment complex at the corner of Yoakum and Marshall it tore down a year or so ago. But Clifford Pugh suspects even more pavement may be on the horizon:

Even though the lot is prohibited under the deed restrictions, representatives from the school told residents at a meeting last week they plan to proceed anyway. “Our interpretation is that the deed restrictions are not valid and not enforceable,” a school official said.

Actually, the deed restrictions allow the school to petition residents for an exemption. But that would set a precedent I believe the school doesn’t want to acknowledge. It owns several other homes in the area and I suspect officials are itching to tear them down in the future, too. Between the school and the church, they’ve already torn down the equivalent of a block-and-a-half of housing to make way for parking lots — but there’s always room for more.

Old Building Still Blocking 27 Cars from Parking Downtown

What’s getting in the way of county commissioners extending the clear zone around Minute Maid Park with a much-needed 27-car county parking lot at the corner of Texas Ave. and Austin St.? Well, there was the owner of a Galena Park chemical business who shouted from the back of the room at yesterday’s commissioners court hearing that he wanted to buy the building sitting on that land — the 1923 Hogan-Allnoch Dry Goods Building at 1319 Texas Ave. — and turn it into a nutcracker factory or something. Plus, darn it, the building is getting less valuable as time goes by!

The building has gone to auction twice. In 2007, the minimum bid was set at its appraised value of $3.25 million. For a September auction, the appraised value was lowered to $1.98 million. There were no takers at either auction.

Lawrence Chapman of the Greater Houston Preservation Alliance said the most recent auction used an outdated 2008 appraisal and that a new appraisal would bring in an even lower price tag that could save the four-story building from demolition.

Art Storey, the county’s public infrastructure director, estimated the building would cost $150,000 to demolish, but as much as $5 million to restore.

And so the latest delay: Commissioners voted to circle the block for another 3 months — and get another appraisal in the meantime.

What H-E-B Got That Kroger Don’t Got: Working All the Angles in the West U Grocery Showdown

   

Reporting live from the Battle of Buffalo Speedway, Allison Wollam scrutinizes the new Buffalo Market arsenal: “’We are based in Texas so we have certain items that we know Texans eat,’ [H-E-B Houston president] McClelland says. ‘We have an inherent advantage because we know how Texans think better than a grocer based …. anywhere else would know.’ For example, McClelland points out that H-E-B carries a brisket that can be fully cooked in 45 minutes that garnered more than $25 million in revenue for the chain last year. The grocer also offers crawfish sushi as well as Texas-shaped cheese and hamburgers.” Plus, why campus might seem a bit tighter this year: “Because parking is also limited, the grocer has reached an agreement with nearby Rice University to allow its employees and vendors to park on the campus parking lot and be shuttled to the store.” [Houston Business Journal; previously on Swamplot]

Spreading the Wealth: Annotated Midtown Apartment Walking Tour

Blogging at NeoHouston, Andrew Burleson declares that the connections a building has to the world around it — what he calls its interface — have a big effect on value:

A house may be great, but if it doesn’t have a nice front yard it won’t be worth as much as the house next door that does. Likewise, homes in an area with lots of big trees tend to be valued higher than places without them. The interface is better.

Well, sure. Big trees is nice! But Burleson also claims that the value effects of interface success — and suckage — can travel:

Interfaces are highly radiant, they have a significant impact on the values of surrounding properties, and this value has a tendency to spread. If a street is truly beautiful, every adjacent property is likely to be highly valued. If a street is very ugly, every adjacent property is likely to be somewhat undervalued, even if some individual structures on that street are highly valued.

So why are we jumping over fences in Midtown? It’s all part of Burleson’s photo tour of the “interfaces” of 3 apartment complexes within a few blocks of each other: The Post Midtown Square (the good), the Camden Midtown Apartments (the bad), and 2222 Smith Street (the so-so).

Centre at Post Oak: Holding Steady

A reader sends photos from a recent visit to the Centre at Post Oak shopping center, across Westheimer from the Galleria:

It’s been a while since I’ve been by here, so maybe this is old news, but … are the shopping cneter owners hurting so bad they’ve got to resort to selling ads for overactive bladder medications in the parking lot?

The parking lot sign suggests empathetic readers go to the conveniently named website www.overactivebladder.com. There you can take a brief urination quiz, view bladder illustrations, and read extensive advertorial content from Pfizer, makers of Toviaz — a pill “clinically proven to significantly reduce bothersome symptoms of OAB like strong sudden urges to go, frequent bathroom visits, and accidents.”

HAIF poster Htowngirl, who lives near the new Ei8ht nightclub at the corner of Roy St., complains about . . . uh, parking difficulties in her neighborhood. And posts a few photos of an early Sunday morning scene from a few weeks ago:

The parking for Ei8ht in the neighborhood is already horrendous, I can’t even imagine what it will be like when Taps, Busty LaRoue’s, and this new “country” bar open…

Sample of the parking issues… I live a few blocks off Washington, near Ei8ht…the scene outside my house at 3 AM Sunday Morning a few weeks ago. Drunk suburbanite 21-year-old drove into our ditch.

Solving the Late-Night Parking Problems at Sunset and Morningside

From the Village News:

“Johns” may be sad to see the Southampton brothel close, but the neighborhood is glad to see the nuisance gone.

The location of Asian Massage Villa, 2401 Sunset at Morningside, appeared vacant after a notice of eviction was served by the property owner. . . .

“Their little driveway was always full at night and people were parking wherever they could. HPD and the city attorney’s office really did a fabulous job with this,” said [Southampton Extension Civic Association President Ann] Hightower. . . .

[The establishment's] little door was around the side and towards the back on Morningside. There was no sign, just a lighted doorway and some stickers indicating donations to emergency responders.
