New HEB at Buffalo Speedway and Bissonnet: Not as Bad as It Looks

Those drawings some of you have seen of the new HEB shopping center coming to the corner of Buffalo Speedway and Bissonnet? Pay no attention to them, says the West University Examiner:

Rare sightings of renderings depicting the H-E-B grocery store development at Buffalo Speedway and Bissonnet Street are not an indication that construction is pending, a company spokeswoman said.

“Nothing is final,” said Cyndy Garza Roberts. “The real estate division is working with architects.” . . .

There is no start date and no project particulars to share, she added. . . . most tenants vacated the property in May.

Buffalo Grille and Buffalo Pharmacy, however, will remain in business at the site during construction.

Head of the Titans: Cosmopolitan Pissoirs on Post Oak

A reader sends photos of some recent construction on the garage podium beneath the Cosmopolitan tower and asks:

What are those three giant urinals affixed to the east exterior wall of Randall Davis’ latest glass-clad erection, the one on Post Oak where James Coney Island used to be? . . .

Where is the Colossal Statue of Constantine when you need him? (Well, he’s in Rome, but that’s no help to Post Oak Boulevard!)

Sure, there’s the vaguely Roman theming going on with the marketing for Davis’s next tower across the street, the Titan. But these new constructions might be something much more contemporary . . . think Marcel Duchamp by way of Claes Oldenburg: The big fountains!

The Cosmopolitan: Is It Flipping Time Yet?

A reader has questions about the Cosmopolitan, Randall Davis’s tower-on-a-box on Post Oak:

What’s going on with this building? My wife and I looked at this last month as they were closing out and only had 2 units left, with the agent (surprise) saying they would be sold out shortly. Now there are 4 units on MLS. Are these from the builder or resales? There are only 80 units in the building–I wonder if some speculation is going on as I heard that Randall Davis offers sizable discounts to his employees, who bought several of the units at the Cosmo at a discount and are now trying to flip them. Is this Houston or Miami?

Hey, 4 units for sale out of 80 doesn’t sound too bad. On the other hand, it looks like one of the available units on MLS is, in fact, the Miami.

Cosmo buyers, readers . . . any comments?

Not Lived In Yet: The Wabi Sabi House

The Wabi Sabi House is Carol Isaak Barden’s latest High Concept development. Tucked into a normal-sized lot between Greenbriar and Kirby just south of 59, the 3,700-sq.-ft. cedar-faced home is the first Texas residence designed by Seattle architects Olson Sundberg Kundig and Allen. It’s scheduled to be complete this month.

What’s the big idea? Explains Barden,

Generally, wabi means humble, and sabi refers to the imperfection that comes with time. Freely translated, it means something like “lived in.”

Alternate translation: Move over, feng shui. Wabi-sabi is the ancient Japanese idea behind the latest category of home-design looks and books.

Houston Apartment Alias Update

A company called JAW Equity Management has bought 5 Houston apartment complexes and is making some changes, reports Globe St.:

The . . . portfolio consists of the 340-unit Westbrook Place Apartments at 7825 Corporate Dr., which has been renamed to The Lodge Apartments; the 294-unit Waterstone Apartments at 7502 Corporate Dr., which was renamed Waterfall Park Apartments; the 252-unit Greenridge Park at 1351 Greens Pkwy., which is now Live Oak Bend Apartments and the 155-unit Wayforest Glen Apartments at 17601 Wayforest Rd. which was renamed Courtyard Manor Apartments. The 224-unit Ashford Point Apartments at 3950 Ashburnham Dr. will operate under the same name.

A reader sends photos of the new Memorial Hills Apartments under construction just north of Memorial Drive and west of Jackson Hill at 3200 Scotland St., on the site of the old . . . Memorial Hills Apartments! The new apartments are being developed by Gables Residential, and were designed by Ziegler Cooper Architects.

The apartments will be 8 stories tall and face Cleveland Park directly to the south. The parking garage will be on the north side of the site.

Building Smaller, Building Green, Adapting, and Reusing: The Home Depot Way

Just add punchline: If all goes as planned, Home Depot will soon be operating a LEED-certified distribution center just south of the Sam Houston Race Park in Northwest Houston.

Pennsylvania REIT Liberty Property Trust began constructing the enormous 535,000-square-foot Fallbrook Distribution Center at the southwest corner of Fallbrook Dr. and Fairbanks-North Houston on spec, and plans to submit it to the U.S. Green Building Council for core & shell certification. Home Depot will be leasing the entire facility.

But Home Depot wanted a few changes made . . .

Liberty Property . . . switched gears in the middle of construction to make the facility — originally planned as 615,000 square feet — smaller to suit the long-term tenant. “We disassembled the east side of the building and relocated tiltwall concrete panels to create a larger employee parking area,” [Liberty Property’s Joe] Trinkle says. “We had to take apart the building to accommodate their need.”

The west side of the building was also disassembled and reconstructed in order to add a third loading dock, he says.

Gary Mabray, an industrial broker with Colliers International, says it is unusual for a construction project to undergo as many changes as this one did.

“That building was basically finished,” Mabray says. “They had to go back in and demolish slab and everything.”

Liberty Trust, a real estate investment trust, offered the tenant a build-to-suit option at another site so the building would not have to be converted, but Trinkle says the timing was off.

Mosaic: More Condos Available!

Expect to see a lot more, uh . . . interesting advertising for the Mosaic towers on Almeda. Nancy Sarnoff reported in the Chronicle this past weekend that “about 65 units have closed” out of a total 790 in the two towers. The second glass tower is currently under construction at the eastern edge of Hermann Park.

That’s a long way to go, but the path sounds a whole lot steeper when you compare Sarnoff’s report to what Jennifer Dawson reported in the Houston Business Journal last August:

As of last week, 218 condos had sold in the first tower. Units in the second phase won’t go on sale until early next year. Ken Manfredi of Miami-based Developer Sales Group is handling Mosaic’s condo sales.

Entourages and Animal Acts: Airing the Dirty Laundry at Colonial House

Lantern Village, 5815 Gulfton, HoustonDavid Kaplan of the Chronicle catches up with Houston-apartment legend Michael Pollack and fills in a few details of the Colonial House story:

According to media reports then, Pollack lived in a super-size Colonial House apartment called “the Dream Suite,” which had a colored water fountain inside and a king-size water bed.

The Dream Suite was real, but Pollack says he never lived there. His home was the Four Leaf Towers and later the Houstonian, he said.

His glamorous stud image was just an act, he maintains, designed to rent apartments.

“I was promoting day and night,” Pollack said. “To me, it was a job.” . . .

According to Houston City magazine, he’d show up at nightclubs in a chauffeured custom Cadillac limousine with a moon roof. He traveled with an entourage, including bodyguards in satin jackets adorned with Pollack’s silhouette.

There are more memorable Pollack TV spots to be dug up:

One commercial featured Pollack in a safari outfit and a tiger. He had a fear of cats, even little cats, and being next to the full-grown beast was terrifying, he recalled.

In 1986, Pollack left Houston because, he said, the local economy and apartment market looked increasingly grim.

Colonial House was foreclosed on in 1988. It was acquired by DRG Funding Corp., the lender that financed the complex’s redevelopment. Pollack moved back to California, working there a few years before settling in Mesa[, Arizona].

In Houston, the Colonial House era is no more. A year after the foreclosure, the mammoth complex changed its name to Lantern Village.

Borlenghi: Houstonians Unclear on the European Concept

Interfin Companies president Giorgio Borlenghi, who developed Uptown Park and the Hotel Granduca, explains how it’s done:

. . . developers must not forget the principles we Houstonians like so much such as ease of access to the various components of the building and plentiful and readily available parking. As an example, when we planned Uptown Park, we decided to keep it exclusively retail to allow our patrons to park directly in front of the shops and restaurants without having to deal with multistory parking structures.

Keeping Uptown Park “exclusively retail,” of course, meant that his luxury hotel had to go across the street:

I created Hotel Granduca as a unique, elegant and extremely exclusive boutique hotel for the Uptown/Galleria area. I wanted it to be very different from all the other hotels: It had to feel very Italian, of course, and to have a true residential setting, so that it could be someone’s home away from home. What surprises me is that a number of people in Houston are still not understanding this very European concept and somehow think that Granduca is not a regular hotel, but some type of apartment building.

San Felipe Condominiums: Two New Towers in Memorial

This landscape plan from the Boymelgreen website is our first glimpse of the two condo towers the company is planning for 5.5 acres on the southwest corner of the intersection of San Felipe and a short segment of Woodway — just west of Voss, on the Right Bank of Buffalo Bayou. And this morning the Houston Business Journal has more to report:

New York City-based Boymelgreen Developers is developing the project for landowner Azorim, a publicly traded company in Israel of which Boymelgreen owns 64 percent. . . . The unnamed project will consist of two buildings with 28 residential floors each and an 18,000-square-foot fitness center and spa. The project will have a total of 237 condos starting at $1 million each. Units will be an average size of 2,500 square feet.

The architect is Ziegler Cooper. Boymelgreen’s website refers to the project as the San Felipe Condominiums. (And it reports a building that’s 14 condos smaller.)

Jennifer Dawson’s report in the HBJ says that sales won’t start until the fall, after a sales center — which will later “be converted into a spa, restaurant or office building” — is built on the site of the former Dolce & Freddo next door.

Staub Ranchsion Tries Everything: Lecture, Tour, Big Price Cut

This time, the folks selling the home at 3740 Willowick in River Oaks are really going all out.

Maybe last November they hoped that the release of Stephen Fox’s The Country Houses of John F. Staub would unleash a new era of interest in the Houston architect — and result in a recordbreaking price for the 1955 Staub-designed ranch-like mansion backing up to Buffalo Bayou, across from Memorial Park.

The book did fine, but Staubmania never really took off. Now, almost five months later, the sellers can’t harbor any illusions.

East Downtown District Wants a New Name

Name the District Contest Graphic, East Downtown District

The East Downtown Management District has hired a Houston design firm to come up with a new name for the triangular area between I-45, Highway 59, and the railroad tracks that separate it from the Greater East End to the east. Apparently, “East Downtown” isn’t good enough. So the design firm, Good Project, has set up a contest. You get to name it!

The winning name will be chosen by the district’s board of directors and announced in a press release on the Name the District website sometime after the competition closes on May 15th. The district board expects the winning entry to become the official name of the district and be used on signage throughout the neighborhood.

Good Project was involved in naming both Sonoma and the Highland Tower, but this is the company’s first stab at naming an entire neighborhood.

So what do you get if you win the contest? Glory? Yes. Fame? No. A representative of Good Project tells Swamplot that there are no plans to give credit to any person who submits a winning entry:

. . . we are already getting multiples of many of the same names and if consensus ends up being the voice that names the neighborhood then it would be impossible to call out just one individual. Most people are content with being included in the process, this is an opportunity that is rarely afforded to the citizens of any city.

That’s right! Naming is a job usually reserved for specialists.

Cullen’s Upscale: The Big Green Restaurant in Clear Lake

A restaurant scheduled to open today just beyond Beltway 8’s southeastern elbow is the first “Certified Green Restaurant” in Houston approved by the Green Restaurant Association. Cullen’s Upscale American Grille completed 17 of the GRA’s environmental guidelines.

The grille’s proprietor is first-time restaurant owner Kevin Munz, who previously built a chain of 13 Houston-area pawn shops. He sold the Mr. Money Pawn shops to Cash America International in 2006. Two years before that, he bought 92.8 acres of undeveloped land at the eastern edge of Ellington Field and began planning Clearpoint Crossing, a series of strips along the west side of newly extended Space Center Blvd., featuring retail/lease space, a professional-office park, and a multifamily residential project.

Cullen’s is intended to be Clearpoint Crossing’s main attraction: a 37,000-sq.-ft. Las Vegas-style eatery with seven private dining rooms — including one built of glass and suspended over the main dining area — a ballroom, space for outdoor dining, and seating for 700 diners. Customers will have their choice of china: Wedgwood, Versace, or “the Titanic.” Munz spoke to the Houston Chronicle’s David Kaplan about his plans for Cullen’s last year:

“I’ve been all over the U.S. and looked at restaurants. It’s the best of a bunch of different concepts and putting them into one, Munz said. “It’s the same thing I did with pawnshops.”

Munz told the South Belt-Ellington Leader he hopes to attract customers driving from as far northeast as Baytown and as far south as Galveston to his green restaurant, saying he “wouldn’t have done this in town.”

Munz expects the Clearpoint Crossing’s land value to “go up the day I open the restaurant,” he told Kaplan. That would be today!

New Memorial Hermann Tower: Great Location for a Head Office

Memorial Hermann Tower at I-10 and Gessner Under ConstructionNewspaper and radio technology answer guy Jay Lee snaps this photo of the new 30-story Memorial Hermann tower going up along I-10 next to the Memorial City Mall . . . then posts it to the “Look Like a Robot” photo pool on Flickr.

Does he realize offices in that robot-head are available for rent? From a January report in the Houston Business Journal:

Marshall Heins, Memorial Hermann’s real estate guru, says he gets asked about the cone at least four or five times a day by inquiring citizens.

The top three floors of the cylinder will house mechanical systems, but the bottom three floors will house small offices. . . .

The cone’s footprint is 2,500 to 3,000 square feet, while the office floors below in the main building have a 25,000-square-foot floor plate.

Building developer MetroNational Corp. will lease the three small floors to tenants, but Memorial Hermann will not be one of them. No word yet from MetroNational on who might occupy the special space.
