Sunset Heights Microbrewery of Steel Resolves Setback Setback

A new site plan from Town in City Brewing Co. was approved by the planning commission last month, finally clearing the way for that brewery that would be made out of a trucked-in kit to be put together. The microbrewery, taproom, and outdoor garden on this lot near 1125 W. Cavalcade in Sunset Heights were all supposed to be done by now — or so brewers Justin Engle and Steven Macalello were telling their investors in November, when the Houston-fabricated steel parts first came rolling onto their 9,714-sq.-ft property. But the required 25-ft. setback from a major thoroughfare like W. Cavalcade threw a wrench in their plans.

The brewers write on their blog that they did ask the planning commission about setback requirements but were told there weren’t any. When the 25-ft. requirement was discovered late in the planning process, a series of revised drawings went back and forth between the brewers, their architects, and the city. And now a recent blog post says that the city has approved the latest site plan, giving the brewers their desired 15-ft. setback.

The features will include a kind of landing spot for pedestrians and cyclists arriving from W. Cavalcade. That’ll lead down a grassy walkway to something the brewers are calling a “hospitality area,” which is a euphemism for the taproom. The smaller setback leaves room for only 5 parking spaces in front, the brewers say, but it does make room for a food truck to come on the lot and an almost 1,300-sq.-ft. “garden space.”
