When I was young and single I rode my bike many times through that neighborhood after riding the Ho Chi Minh to see the Beer Can House. 15 years ago that was a dodgy neighborhood. I am not so sure a koi pond means a very old house is worth $619k in a neighborhood that can easily transition back to its former state. That house near Memorial Park.
