Do you hear this home calling you? The brand-new 4-bedroom at 810 Ralfallen was recently completed by the Heights’s own Icon Home. The company’s name signals its inspiration: iconic architectural styles — such as Greek Revival and American Farmhouse — which the builder adapts to contemporary sensibilities.

Hotze says his team has “reached out to the neighborhood to find out what they are looking for. There are certainly tenants looking to go into a high-caliber center, and that is the market segment that we seek to fill.” Merwin says he sees it as a “neighborhood center with hip, ‘aspirational’ retail . . . a place where parents, children, and neighbors connect with their community on a daily basis.”

The duplex that originally stood on the northwest corner of Kipling and Dunlavy was built in 1930, but it had been vacant for 20 years before Houston architect Donna Kacmar renovated and converted it, in 2007, to this single residence. Kacmar recycled some of the materials from the house for its own rejuvenation: Termite-ridden oak planks on the first floor were replaced by shiplap — removed from the interior walls, milled, and turned into wide-plank flooring. New cabinet pieces were fabricated from the home’s longleaf pine door jambs. Interior doors are refinished originals, but all windows and exterior doors were replaced, soapstone countertops inserted, and a new garage constructed.

The renovation efforts resulted in a Good Brick Award from the Greater Houston Preservation Alliance (now known as Preservation Houston) in 2008. But the home has more to offer than its rehab pedigree: There’s also the central Montrose location. Coffee, croissants, and company are just a short walk away. The 3,552-sq.-ft. home is just a couple blocks south of the storied corner of Westheimer and Dunlavy.

Houston architect Scott Ballard designed several homes on the block of Colquitt St. between Greenbriar and Morningside Dr., but he created this 3-bedroom, 3-bath on that street for himself and his family in 2000. The coastal live oaks on the 12,155-sq.-ft. lot have grown even bigger since then. The main living spaces are on the second floor (see photo above), but they connect to the back yard through a deck and light stairway leading straight to the pool. A master suite, also overlooking the back yard and pool, is on the third floor.

The upper floors are made from 1×6 tongue-and-groove pine; the home features floor-to-ceiling windows, limestone countertops, and several balconies. A story about the home’s construction, written by Ballard, was featured in the May 2003 issue of Fine Homebuilding magazine.
