Here’s the early progress on Spring Branch’s Maravilla Court, a planned 28-home gated community going up in the 1700 block of Pine Chase Dr. on the site of a demolished 1970s-era apartment complex.

With control joint-heavy stucco exteriors and Colonial Spanish architectural touches, Maravilla’s developers hope, per their site, “to evoke Santa Barbara’s laid back coastal style.”
Butler Brothers claim on the Maravilla Courts web site that the project is custom-designed for “its specific setting — an oasis nestled discreetly amidst an established but architecturally uninspired neighborhood.”  In a rapidly luxurizing Spring Branch real estate market,  Maravilla Court homes start  in the $700K range.

Quite the land rush going on in Spring Branch. I like this play and I think the higher end development creeping further north towards and into Long Point is going to continue. An investor would be wise to look at covered land plays in the area, particularly multifamily, as this sector is thriving in the area as well and would provide comfort in the event that the world falls off a cliff.
Another great development zoned to Valley Oaks Ele.
I’m sure they’ll be lovely, but overpriced for that part of town with no yard.
CREBBQ: I agree re the covered land play. We have only one property left in the area so decided to list it for sale. Tons of interest, but mostly tire kickers. While there is lots of activity in the area, very few actual real buyers. Same thing in Montrose even ~5 years ago. Lots of interest, only a few real buyers.

Now “dumb money” will pay anything to own in Montrose. Spring Branch will be the same soon.
