Hacking Gentrification Images

There’s a free program you might be interested in attending this Friday, August 12th, that’s being put on by the New Leaders Council — Houston. The program is called “Hacking Gentrification,” and it is Swamplot’s Sponsor of the Day. Thanks for the support!

Something tells us some Swamplot readers might have an opinion or 2 on this topic: Could Houston become the city that figures out how to avoid the pitfalls of gentrification?

This event is a chance for you to learn a few things about the issues involved in gentrification, but also to express your own opinions, hear those of others, and meet and network with other people engaged with the topic.

The first part of the program will be a moderated discussion featuring Houstonians with expertise in many of the issues surrounding gentrification: affordable housing, aging in place, criminal justice, urban planning, education, access to capital, and more.

The second part will be an open space conversation, so audience and panel members can dive deep on opinions, ideas, or questions that seize their imagination.

The goal? Maybe just new connections or more questions, but maybe a new partnership or an ad hoc committee to turn an idea into a plan for action.

The New Leaders Council is a nonprofit, nonpartisan leadership-development program bringing progressive values to the civic discourse in Houston, throughout Texas, and across the country.

The duplex that originally stood on the northwest corner of Kipling and Dunlavy was built in 1930, but it had been vacant for 20 years before Houston architect Donna Kacmar renovated and converted it, in 2007, to this single residence. Kacmar recycled some of the materials from the house for its own rejuvenation: Termite-ridden oak planks on the first floor were replaced by shiplap — removed from the interior walls, milled, and turned into wide-plank flooring. New cabinet pieces were fabricated from the home’s longleaf pine door jambs. Interior doors are refinished originals, but all windows and exterior doors were replaced, soapstone countertops inserted, and a new garage constructed.

The renovation efforts resulted in a Good Brick Award from the Greater Houston Preservation Alliance (now known as Preservation Houston) in 2008. But the home has more to offer than its rehab pedigree: There’s also the central Montrose location. Coffee, croissants, and company are just a short walk away. The 3,552-sq.-ft. home is just a couple blocks south of the storied corner of Westheimer and Dunlavy.

It’s time to reveal a bit more info about the Oak Forest and Garden Oaks-area retail development known as 33 1/3 @ Thirtyfourth — Swamplot’s Sponsor of the Day today. (Thanks for sponsoring us!)

The first aerial-view renderings of the design for the multi-tenant center, above, show an additional element we haven’t seen before. It’s next to the standalone restaurant building and patio space along 34th St. (in the front of both renderings) and in front of the larger retail structure perpendicular to Ella Blvd. (in back) — both of which were featured in drawings shown the last time this development appeared as a Sponsor of the Day. These new overall views of the design for the project, by the Houston office of Gensler, reveal the surprise: Down in front, directly on the corner of Ella and 34th St., it looks like some prime parking spots are reserved for . . . food trucks!?

What!? No drive-thru bank?

Nope: Food trucks, right down there on the corner all those Garden Oaks and Oak Forest residents will be passing daily on their drive home. (Workers in the North Loop medical and office buildings should provide a good chunk of the midday traffic.) Broker Tony Armstrong, who’s leasing retail space in the property, says he’s “extremely excited to work on a development of this caliber in an area that is undergoing some really cool change. . . . I rarely see such high demand for a project this early in the marketing phase.”

Here’s a home that’s just down the street from the Rice Village — not quite a block deep on the West U side of Kirby Dr. What else stands out about it? Well, in a good rainstorm you should notice the standing-seam metal roof. And rain or shine, sitting in the breakfast room, it’s hard to ignore the 660-bottle climate-controlled wine-storage setup.
