  • $185,001 – $215,000 is really low in that neighborhood, even for lot value, even for lot value minus cost of demo. Other recently-sold properties of similar vintage and condition went for twice that. Some developer must have cooked up a sweet deal.

    Lot value per whom? HCAD? HAR? There is devaluation at this point. Despite the delusion that there isn’t.

  • That house would have been a sweet renovation at that price.

    Matt, unless the so-called devaluation has happened in the last few months I haven’t seen it. There was recently an 8 buyer bidding war for a 6,250 sf lot (tear down) on Kipling with a final price of $360,000.

    Granted the micro-neighborhood is a little better and the sale was 5 months ago but I don’t see that the land would have devalued by half in that time.
