I wonder whether the maintenance fee is that high because they are still trying to recoup the cost of making repairs to the windows and precast concrete siding? The condo ass’n tried to sue, but got poured out by the court of appeals on limitations in 1993. I heard that the cost of the repairs were pretty significant for the two buildings.

Actually, it sounds about right to me. That’s a full service building (24/7 valets, engineers, etc) so you are probably looking at 50 employees, which would eat up more than $1 mil with the payroll taxes, health ins, etc. Then you’ve got regular O&M, plus planned capital replacements since it’s not a brand-new building (big money items like boilers, chillers, roofing), etc.

I lived in that building in 1982 unit 1503…2600 sq ft…maitainence includes electric, gas being waited on hand and foot by the building staff..its a really fine building $1.00 per sq. ft is normal for most of the older highrises….think about your on the ground electric bill alone in the summer..if you want to stay cool in Houston.In all high rises there are tenents who have no taste or very little!

That’s actually a reasonable monthly maintenance fee for a high-rise condo in Houston. Normally it’s based upon your square footage. Larger units pay more. This is a big unit but it needs to be totally redone – especially the kitchen. $795k doesn’t seem that bad for that much space, security, and luxury.

if one can afford to live at the Bayou Bend Towers…one can afford its fees not a building for the low end or even the middle class….elite retired or upper crust….are the folks living there.

The fee is based on the unit size. It looks to be ~.73/sqft, which is high but not unusual for an older building like that with no meters.
I’ve just never really understood high rise living in Houston. Sure, you get some good views but paying $2,000/month in fees just seems silly.

Wealthy or not many people live in a condo only once, after you pay a maintenance fee for a few years you can’t help but monetize the fee, in this case it works out to $400,000 in additional purchasing power. Plus the issue that you have a monthly cost you cannot control and only goes up. Dealing with the special people who tend to get involved in HOA’s is rarely pleasant. No thanks and never again.
