The Rice Design Alliance is sponsoring Swamplot today, in honor of the 41st annual RDA architecture tour. Thanks for the support!

Two of the houses and gardens of the 6 in this year’s home tour are featured in the video preview above. The tour, called “Nourish,” takes visitors through 6 Houston homes that have edible gardens. It takes place on Saturday, April 9, and Sunday, April 10, from 1 pm to 6 pm.

The house at 2709 Albans, designed by English + Associates Architects, is a remodel of a 1941 suburban house that turned it into a Craftsman-like cottage. In the back, a 1,000-gallon cistern collects rainwater and is used to irrigate the edibles on the property — which include eggplant, chard, kale, peppers, and Calamondin oranges.

And the house at 1514 Banks, designed by Lantz Full Circle, is also known as The (Almost) All-American Home, which Mimi Swartz wrote about in The New York Times in 2012. In addition to a street-side garden of drought-tolerant succulents, the house has an edible garden in raised beds with tomatoes, hibiscus, and other cocktail-friendly herbs.

You can buy tickets to the tour here.

2797 West Lane Dr., West Lane Place, Houston

Wondering about today’s Sponsor of the Day? It’s the townhome for sale at 2797 West Lane. Thanks for supporting Swamplot!

This 2-story, 3-bedroom, 2-1/2-bath townhome is tucked into West Lane Place, which stretches between Westheimer and West Alabama just east of Mid Lane. Both the Highland Village Shopping Center and the fancy shops of the River Oaks District are just 6-minute walks away. You’d probably choose to hop in a car to visit the Galleria, but you could make it on foot in just 18 minutes.

The main living areas in the 3,130-sq.-ft. home (pictured above) hug the rear of the floorplan, where large windows look onto a paved back patio. Go up the curving staircase and you’ll find all the bedrooms — as well as a game room. The master bath has a large tub and a separate shower, plus sinks at 2 separate heights. An additional room designated as a study is downstairs.

For pix of all these spaces — and a map where you can plot nearby shopping expeditions — check out the property website. There’s also an open house scheduled for Sunday, April 3, from 2 to 4 pm.

This spring the Rice Design Alliance’s annual home tour is entitled “Nourish.” It’s a tour of 6 Houston houses that have edible gardens, created by architects, landscape architects, and designers. “If our kitchen is the heart of our house,” says tour chair and landscape architect Flora Yeh of Mirador Group, “our edible garden would be a nurturing extension. “Nourish: An Architecture Tour of Houses and Edible Gardens,” the RDA’s 41st annual architecture tour, takes place from 1 p.m. to 6 p.m. on 2 days: Saturday, April 9, and Sunday, April 10.

Tickets start at $35, which includes an eMembership, providing a year of digital communications from RDA. Current RDA members (as well as those who join in time for the tour) are eligible for discounted tickets at $25; tickets are $15 for students with ID. You can buy tickets online here.

Our thanks today go to the condos that happen to be for sale in Regency House, at 2701 Westheimer. They’re Swamplot’s Sponsor of the Day. Thanks for supporting this site!

During last weekend’s Azalea Trail, Houstonians enjoyed peeks at some of the River Oaks area’s nicest private green spaces. But just steps away from the annual event’s starting point — the River Oaks Garden Club’s Forum of Civics building — the Regency House highrise offer residents its own secret garden. Occupying more than 3 acres just off Kirby and Westheimer, the building features a park-like backyard with towering trees and a recently renovated Midcentury poolside pavilion that serves as a prime spot to sip in spring.

Several recently listed condos in the building enjoy not only skyline views, but also panoramas of this garden. Among them is Unit 12BC. It features 2,100 sq. ft. of interior space plus an additional 200 sq. ft. of outdoor living on 2 separate patios.

Three additional units are also available in the building: Unit 7AB, Unit 10G, and Unit PH-W.

Chart Showing Market Conditions Data for March 16, 2016, from West U Real EstateOur thanks today go to Judy Thompson, Exclusively a Buyer’s Agent. She’s Swamplot’s latest Sponsor of the Day. Thanks for your continuing support, Judy!

Today, Judy has a bit of movement to report in the market conditions data she compiles for MLS Area 17, covering Southampton, Southgate, West U, Braes Heights, and Bellaire — something she says she hasn’t seen in recent years. The latest update shows that the weighted-average available inventory for every Zip Code she covers in that area has increased by one month (from a 4-month supply to a 5-month supply, for example).

Judy works only with buyers, so she considers this great news. She regularly updates market conditions for homes in 10 separate price ranges in 19 popular Houston Zip Codes on the West U Real Estate website, which she’s operated since 2003. The stats take into account the amount of inventory available and the pace of sales in the previous 12 months. The charts are color-coded, to show whether by each calculation the current market favors buyers, sellers, or neither.

A separate chart on the site plots the average of the weighted averages from the market conditions chart, attempting to illustrate the change in housing inventory in 6 MLS areas over time. That chart now shows a bit of an uptick too, edging above the 6-month supply figure for the first time since 2011.

More detailed figures for each Zip Code are provided on separate charts. If you’re tracking real estate values in any of the areas she covers, you’ll find her site to be a helpful resource.

Let buyers know your market conditions — by becoming a Swamplot Sponsor of the Day.

Our thanks today go to crowdfunding platform NextSeed, this site’s Sponsor of the Day. Swamplot appreciates the support!

If it seems like wealthy people have access to more investment opportunities than the non-wealthy — well, that’s because they do: Federal regulations, for example, prohibit persons who earn less than $200,000 a year and have less than $1 million in assets from investing in most private offerings. And even if you make that kind of money, it can be hard to find investments you like — unless you know the right people.

But both the laws and technology have been changing, allowing more people easier access. The state of Texas recently approved new rules that allow Texas residents to invest in Texas businesses through state-approved online platforms.

On NextSeed, people from all over Houston pool their money online to fund a small business. It can be almost any kind of business: a hair salon, a medical center, a restaurant, or a café. In its NextSeed listing, the business tells you what it will use the money for, provides certain financial and other important information, and agrees to pay you back — with interest.

Of course NextSeed doesn’t accept every business that applies. It only lists businesses that pass a careful and systematic review. And you get to decide whether or not to invest. Later, after the funds are successfully raised, the businesses make monthly payments directly into your investment account.

If you visit NextSeed, you can check out the deals that are currently available as well as the deals that have successfully funded in the past. Each investment opportunity is only available for a limited time.

Join as a member today to learn more.

Here are the required disclaimers: NextSeed does not provide any investment advice or recommendation, and does not provide any legal or tax advice with respect to any securities. Any offers and sales of securities appearing on NextSeed are limited to persons that are Texas residents.

601 Strey Ln., Bunker Hill Village, Texas

Our thanks go to the 1.85-acre residential lot at 601 Strey Ln., which serves as today’s Swamplot Sponsor of the Day. Thank you for your support!

If you’re looking for a well-located home site that’s so big you could plant a palace on it, you’ll want to check out this deep, wooded lot on Strey Ln. — one of the last residential tracts of its size available in the Memorial Villages. It’s halfway between Memorial Dr. and the Memorial City Mall, convenient to the Energy Corridor, and a straight shot along I-10 to Downtown. Bunker Hill Elementary School is just up the street; Memorial Middle School and Memorial High are both less than 2 miles away. A trip to CityCentre is an 11-minute bike ride on back roads.

The site is sheltered by dozens of tall pines, and its orientation means a home designed for it can take advantage of plenty of southern exposure. The house on the property, which dates from 1955, is being sold “as is.” The listing notes that the lot can be subdivided with city approval.

Check out the property website from Jason Junkin of Champions Real Estate Group for more details, photos, and a map.

Always wanted to invest in a local hotspot? Here’s your chance: Houston restaurants, bars, and salons are now accepting investors on NextSeed — and you’re invited to participate in their growth. NextSeed is a new online investment platform that connects local investors with small businesses. You can get started with an investment as little as $100.

Here’s how it works: A business looking for financing applies on NextSeed. Before any investment is presented on the site, NextSeed systematically evaluates the business and conducts due diligence on its management. Once the offering goes live, you can learn about the business, what it needs the funds for, and the returns you can expect.

With NextSeed’s help, Houston-based Hair Revolution (pictured in the top photo) successfully raised $25,000 from local investors in May 2015. More than 60 percent of that money has already been paid back to investors — plus interest.

Take a look at the NextSeed website to learn more and to see the current offerings.

Chart Showing Market Conditions in Inner Loop and Nearby Zip Codes, from West U Real EstateSwamplot is sponsored today by Judy Thompson, Exclusively a Buyer’s Agent. Thanks for your continuing support of this website, Judy!

And just in time for her latest stats on Houston residential real estate! Judy Thompson compiles and updates them regularly on the West U Real Estate website, which she’s operated since 2003.

The site’s regular updates of Houston residential market conditions for homes in 10 separate price ranges in 19 popular Houston Zip Codes take into account the amount of inventory currently available and the pace of sales in the previous 12 months. The charts show whether by each calculation the current market favors buyers, sellers, or neither (a “normal” market). Here’s the the latest overall chart.

A separate chart on the site plots the average of the weighted averages from the market conditions chart, attempting to illustrate the change in housing inventory in 6 MLS areas over time. That chart shows a bit of an uptick from the last month, but the average inventory is still close to a 6-month supply, according to her latest data.

More detailed figures for each Zip Code are provided on separate charts. If you’re tracking real estate values in any of the areas she covers, you’ll find her site to be a helpful resource. Thompson has worked as a buyers’ agent exclusively since 1997.

Got some numbers you’re working to keep up? A Swamplot sponsorship could help with that.
