That grass will grow in nicely. Tile grass is a major sign of a flipped house. The flipper did a really nice job though in a good in-town location that will likely transition nicely in a few years. There are lots of houses with great bones. and good sized lots in that part of spring branch where it isn’t too far from the upscale Kroger on wirt or the HEB on bunker hill. This is priced pretty well too. It’s an affordable price and the flipper makes some money on it, too.

I believe it is customary to grind the stump BEFORE laying new sod.

On first glance, I thought that stump was an alligator. Either way, it should be removed.
