Old School
A 4100 sq ft modern on Ridge on a 4400 sq ft lot sold for 1.4 mil last fall. This house is 500 sq feet larger and on twice as much land. So, 1.7 mil is not off the wall for an asking price. Anything over 3800 sq feet in the Heights will get at least 1 mil these days. While the popularity of the Heights is certainly driving prices, it also helps that prices in West U, Bellaire, the Villages, etc. have also been going through the roof. The Heights is a bargain in comparison.

I’m with OldSchool on this one. The land alone is worth over $500k, and judging by the photos, there are a lot of high-end materials and finishes (stain-grade wood on the porch, wide-plank hardwood throughout, expensive appliances in the kitchen, marble and wood built-ins in the study, etc.), plus a pool, garage apt and outdoor kitchen. This is very close to appropriately priced for the current market.
