Lovely wooded close in property. I’d update the interior / insist the owner take most,if not all, of the furnishings-especially those black swag window curtains ( which remind me of like sitting Shiva ). Lengthen the master bath tub (I’m quite tall and do like a good soak every so often ) ; repaint the red portion of the tennis court ; power wash the pool deck; install triple paned Low-E doors /windows/ insulated garage doors; power wash all of the exterior decks ; and do away with the ostentatious crystal chandeliers ( they’re nice but not my taste). Repaint with NO/LOW VOC paints in some/all of the interior spaces / if needed , update the HVAC systems /duct work/vent covers ; the plumbing fixtures; and keep the Sputnik light fixture over the kitchen table. And have hawt passionate sex in the master bedroom / bath and outside by the pool ,maybe on the grounds,with lots of mosquito repellant/sunscreen on a blanket !!!!

Wow this is some place! I assumed it backed Buffalo Bayou due to the forested views everywhere… Hopefully the next owner doesn’t fear killer trees and keeps it just the same.
