For a 30 year old home, this is one of the nicest I have seen. From the photos, it appears to have a number of unique features and a lot of extra detail. If this house were moved to Memorial, it would likely sell for well over 2 million.

Northgate Forest isn’t ghetto by any means but much of the FM1960/Kuykendahl area has deteriorated over the years. Those who could sold and moved up to the Woodlands after 2005, those who couldn’t dealt with the blight and saw their property values decline. Might take a generation to recover but don’t count on it.
