A Community Wrapped in a Gate Inside the River Oaks District

The gate is not depicted in this rendering, but Pelican Builders and Martha Turner Properties are saying that there will be one around the 18-home ’hood they are developing just east of the Loop in the not-really-in-River-Oaks River Oaks District. Named for the lane they will sit on, these 3-bedroom Bancroft Place houses are going for $1.3 million. They’ll sit near the 16-story Highland Condo Tower and south of San Felipe, where Liberty Kitchen is replacing Vida Sexy Tex-Mex and that 5-story apartment complex is going up on E. Briar Hollow Ln. If you want to buy in, you’ll have your choice among 3 floor plans:

The overall site plan makes room for the following:

“A” is for the 3-bedroom, 3.5-bath, 4,549-sq.-ft. Amherst:

“B” is for the 3-bedroom, 2.5-bath, 4,703-sq.-ft. Berkeley:

And “C” for the 3-bedroom, 3.5-bath, 5,416-sq.-ft. Cambridge:

  • Yes, River Oaks “adjacent”–or NQRO–Not Quite River Oaks”–however, this development looks affluent and with Martha Turner involved it will be a success no doubt–I’ve never really liked this area, it doesn’t feel at all like you’re actually in River Oaks, there are no beautiful pocket parks and no River Oaks Patrol and you certainly won’t be invited in the RO neighhborhood association, since NQRO isn’t actually River Oaks–

  • I agree that the “River Oaks” marketing is quite a stretch. But … this project is located in an area that really is up-and-coming. It will be walkable, just a short distance from upscale amenities in the so-called River Oaks District and other projects to be located where the WestCreek Apartments are now. It will be an incredible transformation of a once-rundown area.
