    Speaking which, for a second I thought that unit was in Le Promenade at 7400 Bissonnet. But with the receivership, I think they’re starting to fix units that are that bad at 7400.

  • ZAW: There must be other factors. There are plenty of 2 bed units, selling in better shape, for not *that* much more. This property sold in 97 for 1/2 that price.

  • There is a townhome on the market in the same complex for $325K right now. Maybe not a homerun, but room to hit a triple.

  • I looked at a 2007-build condo on Commerce in early 2013 that was very similar to the condition of this unit. The mold, rot and falling down sheet rock was on every floor and every wall – probably caused by the roof deck.

  • Mike: The other one is (recently) heavily renovated, 2 beds (vs. one), an extra 1/2 bath, and 50% larger. Plus, while listed, it hasn’t sold. Let’s say it goes for $300k. So even after this one is upgraded, it might be in the high 1’s tops. But let’s just call it $200k. So buying in the low 1’s, with that much work to do, and the costs to buy and then sell, and holding costs, and paying HOA, you’d be lucky to break even. And if buying to live in, you have to be close to $200k cash since you can’t finance.

    I honestly think the property is about 2x where it should be.

  • @ Ornlu – That’s generous and more than I would offer for this cesspool. I mean.. Eww. I feel itchy just from looking at the pictures. No amount of logic could convince me it’s a good investment.

  • Looks like it took a ride down the ole Hershey highway. Finally I have been waiting all of the years for a sh*& hole to appear next to Hershey park to use that line. But has the market really come to this, $100K for 1,000 sqft. that needs to be HAZMATed for remediation well outside of the loop.
