A January newsletter from The Southampton Civic Club informs members that Hanover, building the mixed-use midrise pictured above, has purchased additional property on Morningside in Rice Village “just north” of the current construction site. The newsletter states that Hanover is planning to begin Phase II: a 12-story, 200-unit residential building with no retail. The newsletter’s language suggests that the property is bound by Morningside, Tangley, Dunstan, and Kelvin; that’s where the Village Commons, the Tangley Building, the Village Apartments, and Garden Gate are — at least for now.

Nothing about the fate of the Garden Gate (shown above and below) has been officially announced. But an employee tells Swamplot that Donna Lokey, the owner of record for the property at 5122 Morningside according to HCAD, has sold and the store will be moving — but “not for a couple of months.” Hanover has set up its construction office behind all that maniacal greenery in the photo below; the entrance is on Dunstan. Hanover tells Swamplot that Hanover has nothing to tell Swamplot.

Meh. Liked the Garden Gate and lived at Tangley Gardens apartments a million years ago. Guess it’s more important to have another boring midrise than a funky, cheap apartment complex catering to Rice students.
Bummer. I like what Hanover has done with integrating parks and ground floor retail that meets the street, but 12 stories on Morningside seems a little too tall. I bet the home owners in Southampton Extension aren’t going to be too happy…

Just to clarify, I think this only includes the eastern half of the block between Morningside and Kelvin. That means Garden Gate and the apartments, but not Village Commons (benjy’s, Local Foods, Kelvin Arms, Thai Spice).
That thing looks so boring and plain in design.
While the Hanover is no beauty, can we just get it over with and level all eight blocks of the remaining Rice Village shopping center and put in a new mixed use development with ample parking, nice new ground floor retail and midrise residential apartments? Any of the original charm of the mish mash of little shopping centers has all but been lost. Parking is madness, the store fronts are dumpy, and not it a quaint historic way like 19th St. or Rosenberg, and you can’t walk from one strip to the other without having to go over heaving and mishapen sidewalks while dodging angry rich folk trying to gun a stop sign to get one of the few spaces not reserved for the mattress store.

Sounds good to me too except there is currently no other mixed use in the village. The rest of the village is all retail strip centers with no residential or office space except maybe that building with the fitness center in the ground floor.
Nice to see them brand their building……. like Camden it is time for multifamily to think long term and multi use…brand instead of naming the buildings something stupid like the Gardens of whatever or Domain at the trails of cement……my eyes roll to the back of my head every time I see the word luxury too on an apartment community sign………really? and the banners…….what a cheap excuse for advertising…….buy a billboard or wait for the millions to walk in since that’s what your building is there for…… also the gates are beyond lame these days…if it is so dangerous you need to gate your property, well don’t build it anymore……..tired of the little urban prison looking properties…….be a part of the neighborhood or go the f*ck away!!!!

Charles, the gates these days on apartment complexes are an elaborate way to keep the Chinese restaurant menus off the door handles. However, the Chinese restaurants are getting more crafty, employing some Ninja tactics and Trojan Horse ploys. The war goes on.
