WHAT HAPPENS WHEN YOU STUCCOAT A BRICK SHOPPING CENTER IN COPPERFIELD Before and After Renovation Views of Easton Commons Shopping Center, Northeast Corner of Hwy. 6 and West Rd., Copperfield, HoustonIt’s not exactly a stucco jacket — a marketing brochure for the redone Easton Commons Shopping Center at the intersection of Hwy. 6 and West Rd. in Copperfield indicates the new coating and foam cornice (pictured at top) on top of the old brick structures (pictured at bottom) are actually Dryvit, a brand of EIFS, or a way to get that stucco look without all the layers and labor. (It’s Oyster Shell #456 above and Monastery Brown #381 below, plus Lantana Cobble Texas Stone on the columns, if you’re keeping score at home.) But Real Estate Bisnow’s Catie Dixon says the new brick-hiding exercise for the shopping center is “paying off” for its landlord: “in the five months since beginning renovations at Easton Commons, NewQuest’s Josh Friedlander and team have brought on eight new tenants totaling nearly 33k SF.” Among the newcomers drawn to all that relieving smoothness: Pet Club, UFC Gym, Beauty Empire, West Oaks Music Studio, and FJ Liquor. NewQuest Epic Investments will be building up a few freestanding buildings in the center facing Hwy. 6, Dixon reports, to make room for a new Smashburger, Verts Kebap, and a third unnamed restaurant, possibly (the brochure indicates) a Corner Bakery. So much blue in this home in Copperfield Middlegate Village. It’s in the swabs of color found in most of the rooms — or maybe the updated 1991 property is holding its breath? Its listing 2 weeks ago at $168,000 comes nearly 2 years after a previous unsuccessful effort aimed at $139,000 and an earlier failed market run in 2011 that started at $164,900 and ended 6 months later at $152,500.

SPROUTS FAR OUT The Sprouts Farmers Market grocery chain’s long-awaited Houston-area landing will begin with 3 outside the Beltway locations next year. Sprouts scout Ed Page of UCR MoodyRambin Page says leases have already been signed for a 25,300-sq.-ft. spot at the southwest corner of Cinco Ranch Blvd. and Peek Rd.; for a 29,000-sq.-ft. store at FM 529 and Hwy. 6 in the Copperfield Village Shopping Center; and for a 28,000-sq.-ft. location off the Tomball Pkwy. at Spring Cypress Rd. in the Spring Cypress Village shopping center. Page tells reporter Shaina Zucker leases are being negotiated for several other sites. The southwest organic-friendly chain swallowed up competitor Sunflower Farmers Markets earlier this year. Photos of a 2-story brick home in the Easton Commons area of Copperfield featured on Swamplot last Friday have since found their way onto 2 national real-estate websites. 14818 Chetland Place Dr.’s moment in the media spotlight is surely a testament either to a nascent farm and star-making infrastructure for breakout local real-estate listings — or to the sheer attention-getting power of bizarre listing photos.

CORNERING THE BURGER MARKET Helping to balance out the intersection of Highway 6 and West Rd. in Copperfield, currently home to a Wendy’s, a Whataburger, a Chick-fil-A, a Shell station, and 2 banks: Houston’s very first Carl’s Jr. Or the first one here, at least, in about 30 years. The company building the franchise plans to blanket Houston with 40 Carl’s Jr. locations by the end of the decade. Next up: Hwy 6 and S.
