Hidden in the woods behind the Houston Racquet Club, this C-floorplan mod leaning out toward Buffalo Bayou is currently on the market for just under $2.4 million — down from $3.8 million at the end of September, and $2.9 million at the start of November. The 7,449-sq.-ft. home is now being sold for what the listing claims is lot value, though a $900/monthyear maintenance fee is included. The curvaceous structure contains 3 bedrooms, 3 and a half bathrooms, a pool, and a small mixed-species grove.

Its spread wings don’t fly, but a horizon-hugging 1960 mod in Memorial — once known as the Lapin House — did rise to prominence in 2009 after a Good Brick Award from the organization now called Preservation Houston was bestowed on its humdinger of a renovation. Actual bricks on the property are mostly to be found on the street side of the home. Window walls in back face the poolscape, yard, and a bend in Buffalo Bayou, bringing the outside in. To reach the waterway, take the stone steps set into the slope backing the almost-an-acre property.

It’s located in the Willowick neighborhood of Hunters Creek Village, west of Voss Rd. and south of Memorial Dr. The original design by Wilson, Morris, Crain & Anderson (yes, the Astrodome architects) has a later addition attributed to architect Joel Brand. When listed earlier this week, the posh property’s asking price was $2.495 million.

With its quirky cutouts, windows shaped a bit like marine hatches (no rivets, though), and central tower, a 1994 contemporary in gun-metal gray floats a bit like a battleship on its interior lot within the Memorial Drive Manor neighborhood of Hunters Creek Village. Located on a big lot west of Chimney Rock Rd. and south of a bend in Memorial Dr., the spit-and-polished property has been on a mission to secure a tenant since its listing in late October. Last month, the rental rate dropped $2K to $6,500 per month on a year’s lease.

Last week, the updated 1980 property landed on the market, with a listing that keeps the home’s façade a bit of a secret. It’s a split-level and has a $1.75 million asking price. The glassy structure squeezes into its zig-zag lot’s leafy terrain in Hunters Creek Village, but much of the interior is wide open . . .

Far into the woods of the Memorial Oaks section of Hunters Creek Village, a 1958 contemporary attributed to Houston architecture firm Neuhaus & Taylor seems to defy access. There is, however, a mini-driveway extending from a private road that peels off an equally discrete cul-de-sac street west of Wirt Rd. Originally, the secluded property also had ramps spanning the ravine lot’s “intermittent” stream bed of Briar Branch. Or so reported one of the daughters of the original owners in an online forum about 5 years back.

This solid swath of property neighbored by tightly packed cul-de-sacs in Hunters Creek Village appears to be swinging that way: County records show that just one 7,549-sq.-ft. home now stands on these 4.4 acres at the corner of Memorial and Voss, and a Hunters Creek Village employee tells Swamplot that the property is being subdivided and 7 new homes will be arranged inside the gated community called Reynolds Court Addition.

Somewhere within this newly listed 1964 Hunters Creek home in the Tara Oaks neighborhood, a plain-old white ceiling or 2 has evaded upgrades. Most of the rooms, however, cap their decor with what the description dubs “carefully chosen finishes,” be they color, exposed beams, soaring vaults, more color, skylights, or some combo thereof. (No glass ceilings or debt ceiling, however — the Memorial Villages asking price hovers at $2,395,000.)

House or lot? While the listing mentions this home’s architectural pedigree, most of the photos in the description feature the heavily wooded 2.8 acres on an oxbow of Buffalo Bayou in Memorial’s Village of Hunters Creek.

Built in 1967, the home looks very much as originally designed by architect Richard S. Colley a decade earlier. Houston Mod recently spotlighted the distinctive domain, dubbed the Greer House after its original and longtime owners. Beneath its rooftop pyramid, which has a span of about 30 ft., there’s an even larger interior courtyard with ancillary gardens and a 200-year-old fountain from Mexico. The plantings are a bit overgrown these days since the owner moved out 5 years ago. But here’s how things looked when the property was still occupied:

LAWSUIT CLAIMS PINEY POINT VILLAGE IS USING HUNTERS CREEK VILLAGE AS DETENTION POND A waterflow restrictor the city of Piney Point Village secretly installed in a new stormwater system it shares with Hunters Creek Village is now the focus of 2 separate lawsuits. The latest, filed last week, includes claims that the bricked-up storm drain — narrowing a culvert under Hedwig Rd. connecting the 2 Memorial villages from 36 to about 8 inches — effectively turns Hunters Creek Village into a stormwater storage facility for its downstream neighbor. Piney Point Village officials claim the restrictor prevents Hunters Creek from draining more water from Kemwood Dr. through the new culvert than the 2 municipalities had originally agreed upon. Rainstorms on January 9th and 25th flooded Kemwood with 4 ft. of water, which backed up into residents’ yards. Hunters Creek’s second lawsuit calls the narrowing of the culvert “deliberate sabotage” put in place to force the city to sign off on a drainage study.
