With the First Ward’s accelerating townhomification, the fate of this vintage Victorian could have been different. Restoration won out, however — as indicated by the snazzy new tin roof, crisply redefined porch, and perked-up paint on the recently completed overhaul. It’s located in Barclay Estates, a subdivision south of Spring Street Studios and the Heights Bike Trail. The project’s more extensive efforts included disassembling and stripping the windows and trim and sealing the original paint of the bead board ceilings and walls. Other improvements included all new plumbing and electrical wiring. Reportedly an 1899 home, the property appeared on the market with the new year and has a $339,999 asking price.
A condo collection in Maplewood Square hit the market in mid-December as a series of listings by the same owner. Units are available individually or as part of a “mixed package of occupied, income producing condos.” Similar (but not-identical), the updated units occupy portions of 2 buildings within the 1974 development, which is across from commercial properties near Hillcroft and 2 blocks south of South Braeswood.
Recent redevelopment of neighboring lots into townhomes has brought higher (and higher-density) neighbors (top) to this circa-1950 retail-ish space converted at some point into a low-rise loft (above). Currently an artist’s live-in studio, the fortress-fenced mixed-use property appeared on the market earlier this month with a $1.295 million asking price. It’s located on the east side of Midtown, southwest a block or so from the 59-288-45 spaghetti bowl.
Could the clipped and sculpted shrubbery outside this 1998 townhome (top) with fenced side yard have sent invasive shoots inside? A colony of photo-ready greenery appears to have taken root and taken over (above) within the otherwise cleared out corner unit, located in the Bakerdale subdivision of North Montrose, east of Montrose Blvd. near Wharton Elementary School on West Gray. The plantings aren’t the only signs of growth for the property. The asking price for the property, which earlier today was listed for a third time, is now $309,900. Back in its initial listing in September 2012, the price tag was $280K, which went down to $274,900 in October. A price reduction soon thereafter to $269,900 preceded the property being withdrawn from the market the following month.
Over in Brighton Place, an earthbound 1978 home with minimalist brickwork and window detailing is finishing out the year with a freshly painted multi-surfaced interior. Its floor plan adds some extra roomage. The property’s listing earlier this week carries a $669,900 asking price.
Light makes bright by day or night in this Jersey Village contemporary. Its bold colors further ramp up the lumens sneaking in from a plethora of windows. The grounds-hugging, mostly single-story property, which occupies more than half an acre across a low gate from privately owned Jersey Lake, has been on the market since May 2013. Its relisting by a new agency last week set a new asking price of $900,000. That’s down a few tads from previous listings, which began at $1.15 million, tiptoed to $1.099 million in September, and hit $945,000 in November.
Any foray into the Woodlake Forest community from South Gessner near Briar Forest Dr. likely passes by blocks of 1978-built townhomes that include this slightly recessed 2-bedroom unit peeking out from behind Orleansian iron grille barricades at the porch and balcony levels. Polished marble and parquet flooring give it a gloss finish downstairs. The spiffed-up property was listed Wednesday with a $298,500 asking price.
