ALDI TAKING THE YOGA COLLECTIVE’S SPOT IN GARDEN OAKS; OTHER NEW TENANTS IN THE WORKS 
Betsy Denson confirms this morning that an ALDI will be that “something bigger” taking over the endcap space in the N. Shepherd Dr. shopping center north of 38th St., once the Yoga Collective is booted out. (The German grocery chain will also take over that long-empty vacuum shop space next door). Hartman Management rep Danny Morales also tells Denson that a few more large tenants are likely headed to the strip center, and that just under 5,000 sq. ft. of new freestanding space is currently under construction.  The space marked for ALDI is right across Garden Oaks Blvd. from the Sears complex that Weingarten previously had its eye on. The end of the 95,000-sq.-ft. N. Shepherd Dr. strip mall just south of Garden Oaks Blvd. is being cleared out shortly, a handful of readers tell Swamplot. Endcap tenant Yoga Collective announced recently that the studio’s lease is being terminated at the end of June, and has been hinting on social media that something bigger is taking over the space (and possibly a few other adjacent spaces in the row). The nearest spot in the strip appears to have been vacant since about 2015, when the domestic-minded shop next door (apparently operating now as A&B Vacuum and Sewing Machines) moved further up N. Shepherd, and out from under the since-removed VACUUM & SEWING CANDLES signage:

The yet-unbuilt retail strip planned for the empty land next to Ship & Shield (the Viking-themed restaurant and bar that replaced Byzantio’s last fall) is now fully leased out, Katherine Feser notes. The planned 4,316 sq. ft. are set to be occupied by a second location of Houston restaurant Viet’s Express and a second location of Hawaiian animal hospital Feather and Fur. The project is another show of new construction from serial adaptive reuser Braun Enterprises, which bought both the restaurant space and the adjacent lots from Byzantio’s previous owners over the summer.
If the retail strip turns out to look much like those leasing fliers that’ve been floating around this spring, the layout will be mostly business in the front, parking in the back — plus a strip or 2 of pervious paving off to the sides:

What with that  30-ish-story tower planned for on top of them, the businesses at the far end of the River Oaks Shopping Center (including Café Ginger, the King Ranch Saddle Shop, and Local Pour) now appear to have an ambiguous expiration date on their current locations. Café Ginger has already found a new place to crash when the time comes: staff at the restaurant confirmed today that they’ll be moving just a few blocks down W. Gray St. to River Oaks Plaza, which hosts Marshall’s, T.J. Maxx, and Office Max in some of its bigger boxes. The move probably won’t happen until next year, but restaurant’s name is already included in the leasing flier for the center (as is the new Carter’s Babies & Kids scheduled to open in the complex at the end of March).

ALAMO DRAFTHOUSE SAYS IT’LL OPEN 4 MORE HOUSTON SPOTS NOW THAT VINTAGE PARK IS OFF ITS HANDS 
Alamo Drafthouse followed up this week’s confirmation that its Vintage Park theater is becoming a Star Cinema Grill by announcing that it plans to open 4 more Houston area locations. Details on where and when are still murky (other than a reiteration that plans for the Imperial Market spot in Sugar Land are still on), but a rep told Kyle Hagerty earlier this week that the company has already signed 3 leases. That may or may not include the 10-year lease signed back in 2013 for a spot in the long-stalled Regent Square development — which did get some permits this fall, as somebody at Morris Architects previously claimed would happen. [Previously on Swamplot] Rendering of proposed Alamo Drafthouse in Sugar Land: Imperial Market
The new lessees of 7710 Long Point Rd. — formerly home to all-Mex-no-Tex Otilia’s Mexican Restaurant — announced last week that they’ll be filling the spot with a craft beer bar and restaurant called The Branch. The folks in charge appear to be former Hay Merchant-slash-Underbelly catering head Madeline Cabezut, current Hay Merchant bar manager Kyle Pierson (though Hay Merchant itself is not involved in the project), and former Miller/Coors spokesmodel Amanda Mixon. An entity linked to serial redeveloper Braun Enterprises bought the place last year, after Otilia’s 2014 for-real-this-time shutdown. The trio formally leased the space around the end of September, and plan to have the place open early next year.
