One of the lookalike garage-front homes on a redeveloped block in the western reaches of the Houston Heights took steps to distinguish itself in that brick-faced lineup by doubling up its corner holdings and putting in a pool — a really, really long one (top). At more than 75 ft., its footprint waters down most of the additional narrow side lot, which parallels 15th St. a block west of Durham St.  The wet-dry property (above) dove into the market last week floating a $529,900 price tag. The current owner picked it up new in 2006 for $312,000.

Spiffed up more than considerably since its purchase for $93K in September 2014, a double-decker Simms Woods spread maxes out the midcenturyisms. Do the updates — to just about every surface and system — merit the $450K asking price in its listing over the weekend? The 1955 property, in a neighborhood west of Idylwood, is one lot off the intersection of Jefferson and Hackney streets. That puts it catty-corner to the site of a planned 173-home subdivision on a cleared, former 11.93-acre warehouse property adjacent to the HB&T rail line.

Renovations to a 1950 rancher in the Montclair neighborhood just north of West University a dozen years ago added a wide open upper level studio-dance hall outfitted for meditation (top). The Eat-Pray-Lease property offered up its zen as the year began. Located north and east of Weslayan Plaza, the singular retreat is asking $6,200 a month, and offering short-term leasing terms. Whether the furnishings come with is negotiable.

2806 isabella closeupThis postwar property in Washington Terrace appears to be especially animal friendly, what with the horsey sculpture frolicking out front (above) and an embossed elephant tending the front door (at right).

But more decorative critters linger within the artsy 1945 home, where bursts of color glow in hues far brighter than the taupe visible at curbside.

Interior, 4950 Woodway Dr. Penthouse 2, Houston

Interior, 4950 Woodway Dr. Penthouse 2, Houston

This baroque 8th-floor penthouse condo in the Campton at Post Oak building at 4950 Woodway Dr. north of the Galleria has been available for rent at $9,500 a month since last September (marked down from the whopping $11,500 it began with in August). But there a few things you might want to know about the 3,948-sq.-ft. pad before you sign any lease: First, the unit’s owner since 2010 is Minnesota Vikings running back Adrian Peterson — who (in case you’ve been on a news blackout for the last several months) last November pled no contest to charges of “recklessly assaulting” his 4-year-old son with a wooden switch, and was suspended from the NFL for the remainder of the season. Second: Peterson hasn’t been paying his taxes on the property; after court proceedings at which Peterson failed to appear, a tax auction was approved by a district court a few days before Christmas.

The high beams are on — and so are a lot of tilted-grid details — at a 1999 custom home in the Indian Trail neighborhood of Memorial. Double-pane windows, interior paint, and a few other tweaks since its March 2014 change of hands, at $1.674 million, have prepped it for a New Year’s re-debut that’s asking $1.895 million. The meticulously clipped property has Chimney Rock Rd. as a side neighbor to its slightly bulbous lot on a cul-de-sac cross street located north of Woodway Dr.

Forty or so years of a family’s ownership of a 1958 rancher in Briargrove north of San Felipe Rd. is likely ending soon with the midblock property’s listing for $899,000 earlier this week. Briargrove Elementary School sits 3 blocks to the south. Painted paneling, a plethora of shuttered windows and built-ins, and laminate counters in the kitchen indicate some updates have been made over the years to the home, which displays original hardwood flooring — and a lot of tended landscaping front and back.

Three years ago, this 2011 custom Oak Forest home with porch and pool sold for $460,000. Now? A listing over the weekend of the Craftsman-with-stuck-on-stone property carries a $750,000 price tag. That’s where price reductions from a previous listing by the same agent had landed after an initial ask of $799,500 in November 2014 and pre-holiday drop to $775,000. If the back yard’s oasis doesn’t provide enough of an escape, Oak Forest Park is a (very long) block up the street, which is located east of Rosslyn Rd.
