COMMENT OF THE DAY: MONTROSE HASN’T EVEN HIT PUBERTY YET “I regularly walk around in Montrose. I’ve also been to many urban neighborhoods in the northeast which are as close to 100% gentrified as you can get. I’m talking Greenwich Village in NYC, Beacon Hill in Boston, Georgetown in DC. Montrose is not anywhere close to that level of gentrification. It won’t even be there in 20 years. Right now, you can still walk around Montrose and see loads of old 60s and 70s garden complexes with $700 a month apartments. There are plenty of trashy convenience stores, rundown strip malls, and vacant lots. And yes, there are still plenty of young artists and musicians who live in the area and hang out in areas like the Menil plying their craft. Any neighborhood where a lot on a major commercial street can sit vacant for over a year is not that gentrified yet. Okay, so yes. Montrose is obviously gentrifying. It’s different from how it was 20, 30, 40 years ago. That’s part of city life–places change, some people move out, other people move in. And eventually, maybe in a few decades, if Houston doesn’t get destroyed in a hurricane or become the next Detroit due to economic collapse, Montrose probably will become the kind of bland-ish upper crust West U-ish neighborhood people act like it already is. COMMENT OF THE DAY RUNNER-UP: THE CREATIVE DESTRUCTION OF MONTROSE “No one likes it when a fun edgy neighborhood like Montrose gentrifies. Seeing original funky local haunts replaced by chains and high end destinations is like losing an old friend. But this process of gentrification is actually good in the long run because each generation gets a new chance at building a home for the local counterculture. Without that cycle of displacement and rebirth, the counterculture becomes entrenched and turns into an establishment culture within the counterculture. Rising rents in Montrose pushed out lots of artists. But it also created demand for studio space that gave birth to the 1st Ward arts district and great new developments like the Silos. And the same dynamic is playing out for bars and clubs popping up all over the east side. The counterculture lives on and thrives when each generation has a chance to find their own voice by converting a forgotten part of the city into the next counterculture hub. In the end, the kids are alright. COMMENT OF THE DAY SECOND RUNNER-UP: HOUSTON’S BIG BOUNDARY ADVANTAGE “. . . One of the reasons that Houston manages to buck trends affecting other central cities is that Houston is orders of magnitude larger than many central cities. Within its incorporated city limits, Houston could contain all of Manhattan, Chicago, San Francisco, Washington DC, Boston, and then have room enough left over for Santa Barbara. That means that Houston contains its first-ring suburbs, most of its second-ring, and even some some third-ring; and then it also does this funky “limited-purpose annexation” scheme in the northwest suburbs and has a special non-annexation deal with The Woodlands to keep those areas as an unincorporated buffer zone from which they are still somewhat able to tap commercial property tax revenues from those areas. COMMENT OF THE DAY: AN IMPORTANT RULE ABOUT LOCAL RULE “What seems weird to me is the idea that one government body is passing a law that says that other government bodies are not allowed to pass laws that do certain specific things. COMMENT OF THE DAY: WHERE THE TEXAS OFFICE SPACE BUBBLES TEND TO BLOW “Houston is somewhat more diversified in terms of total jobs than it used to be – that’s why the region never went negative on job growth during this downturn. . . . That said, as far as users of large-scale office space go, there’s no question that diversification is sorely lacking. The energy industry and its service providers are still extremely dominant and drive the major swings in the market. This is a huge contrast to the Dallas side of the North Texas region . . . Look at the major relocations to the north suburban market there: huge deals — none of them are energy companies. . . . Around here, when an oil and gas boom is on, it seems to suck up all the oxygen, and growth in other sectors is squeezed out. When the inevitable downturn happens, there’s no rush by other economic sectors to fill the vacuum, despite the availability of high quality space and housing (and labor). COMMENT OF THE DAY: WHY HOUSTON FREEWAYS SHOULD BE BUILT TO FLOOD Houston in High Water“. . . Why would you NOT want a massive freeway that would otherwise be empty in the event of a true emergency to flood? Spend the money on barriers/signage for flooding, throw in some pumps and you have a perfect deterrent for neighborhood flooding in the event of an emergency. COMMENT OF THE DAY: WHAT FLOOD INSURANCE FLOWS FROM “The NFIP is a creation of Congress meant to insure against a peril which the private insurance industry refuses to insure against. The reason private insurance refuses is because there is no actuarially sound method to do so. Effectively, federal flood insurance is not pure risk insurance but actually a type of social insurance. To move the conversation forward on flood insurance reform, that fact has to be acknowledged first. COMMENT OF THE DAY: THE OLD URBANISM “None of these places achieve anything like the feel of a real town because they abandon all of the design elements which actually create that feeling. There are no real walkable main streets with mom and pop stores lining the sidewalks. No town squares at the heart of real (albeit small) downtowns. It’s all just strip malls and McMansions along freeways and 6-lane collector roads. COMMENT OF THE DAY: WHEN THEY MOVE THE NEIGHBORHOOD TO SELL THE HOME “I think the branding is more about attracting people to an open house. Future buyers scanning online listings are going skip right past something that says Fifth Ward, but might give a second glance at something labeled EaDo (bars! restaurants! sports!). Then, if you get them to look at the place, that’s when you hard sell. And homebuyers and renters for the most part don’t really care about neighborhood designations. I certainly think it’s disrespectful to the histories of these neighborhood and like most gentrification issues there’s undertones of racism and classism. COMMENT OF THE DAY RUNNER-UP: IT’S NOT WHAT YOU HAVE, IT’S HOW IT’S ATTACHED “As an engineer who regularly performs inspections of homes/businesses, I don’t think there’s an issue with stucco itself. If properly installed and maintained, it works fine. Maintenance is just as important as installation, however most home owners do a poor job of regular maintenance on their house and just blame the builder for any issues that appear 5 years down the road. A good practice is to inspect and re-caulk any seals on the exterior of your house every year, preferably before the spring rainy season. However, I wouldn’t go with the impermeable barrier system in Houston, which assumes that no moisture will get behind the wall (so there are no weep holes at the bottom).
