A MEADOWCREEK VILLAGE HELP-YOU-SELL “SELLER WILL DO NO REPAIRS,” shouts the listing. But . . . um, visitors to this past Sunday’s open house did bring their own period furniture to dress up a brick flat-roofed Modern 4-bedroom in Meadowcreek Village celebrating its 49th birthday — as a foreclosure. That was for Houston Mod’s hastily announced Mod of the Month event. The instant living room arrangement from Heights vintage shop The Mod Pod is gone now, but the 2,558-sq.-ft. vinyl-over-terrazzo home at 2042 Forest Oaks Dr. is still on the market at $99,900. The grass is always greener when it’s part of an overhaul. A redo (above) of this 1968 home in Forest West (at right) lawned-up the yard, boosted the landscaping, and thinned out the tree limbs. Then, the makeover moved inside, adding fresh paint, a new HVAC system, carpet, and 2012-ier finishes in the kitchen and bathrooms. The home is just a couple lots away from the crosswalks of HISD’s Clifton Middle School and adjacent Forest West Park.

The revamped property was listed earlier this week at $159,900, but in February 2012 it changed hands for $85,000. That previous listing’s initial asking price was $139,900 — in September 2011. But it tumbled every few weeks thereafter: from $132,500 in early October to November’s double-dips of $124,900 and $114,900 to holiday pricing of $109,900 . . . and a new year-new price of $99,900.

Even the home staging is staged in this Bellaire listing. Vacant when shown locally, the home’s online profile features several fully furnished, clutter-free rooms. A virtual staging service enhanced photos with an overlay of furniture and accessories from its library of actual decorative components. Thus, the family room just off the kitchen appears in its empty natural state (just above) and its tasteful-but-tame cyber-enhanced version (top). Other life-like rooms created with planted furnishings, such as the combo living and dining room, breakfast nook, and master bedroom, are described as such in the listing for the 4-bedroom, 3 1/2-bath home.
