The monumental earthwork undertaking at 9339 Buffalo Spdwy., just south of Murworth and a bit north of the intersection with Main St., appears to be nearing completion. This is the 12-acre site where Dallas-based developer Tradition Senior Living is planning to plant its first Houston facility. Digging In for Tradition

The more-or-less repeating window patterns on the backs of the Buffalo Manor townhomes are currently on display as digging continues at 9339 Buffalo Spwdy. this week. That’s where Dallas-based developer Tradition Senior Living is setting up a 316-unit facility (about a quarter mile from the other senior living facility planned in the area, though this one doesn’t seem to have gotten a sharp-toothed cartoon avatar). All that dirt, once scooped, appears to be slated for a U-shaped mound on the segment of the irregularly-shaped property that reaches toward Main St., if this diagram of the site spotted by a reader is still up to date:

Playing in the Dirt in Westridge

Gas Station at 1st Food Stop, Durhill St. and Buffalo Spdwy., Knollwood Village, Houston, 77025

A contemplative moment for the end of the week: the large excavator above was spotted bowing its head at the corner of Durhill St. and Buffalo Spdwy. as cement poured down from the sky next to the 1st Stop Food Mart, currently undergoing what appears to be Valero conversion. The portraitist notes that new glass and some signage structures have gone up at the site since the Saturday visit during which the scene above was captured; workers also appeared to have made progress on flattening out the new pavement on the Durhill side of the property, which was first crunched up late last fall:

9330 Main St., NRG, Houston, 77025The long-empty land at 9330 Main St. (shown here from its Buffalo Spdwy. side) appears to be picking up a part-time job before moving on toward senior-housing-dom. A reader snapped these shots of the property’s new parking and shuttle signage, including the security camera warnings tacked to the fence. The land is right across Main St. from NRG Park, where the actual football bit of the upcoming week of Super Bowl hubbub is scheduled to go on. The sale of the land to Dallas-based Traditions Senior Living went through at the end of August.

Meanwhile, the gas station recently planted across Buffalo Spdwy. at the Durhill St. 1st Stop Food Mart appears to have sprouted, and a Valero-colored canopy is now blooming over the corner:

Demolition of America's Best Value Inn, 9604 S. Main St., Westridge, Houston

If you’ve been staking out the demolition action around the Starbucks drive-thru at the corner of Buffalo Speedway and S. Main St., a block north of the South Loop, you’ll know crews have now knocked down the entire vacant strip center at 9714 Buffalo Speedway as well as the former America’s Best Value Inn at 9604 S. Main St. behind it. For the rest of us, a couple of pics sent in by a reader will help you catch up on what’s been going down to make way for a rumored townhome development from InTown Homes.

America’s Best Value No Longer

Demolition of Former Shopping Center, 9714 Buffalo Spdwy., Houston

Crews are already at work (above) removing asbestos from the vacant shopping center at 9714 Buffalo Spdwy., one block up on S. Main St. from the South Loop and a mile and a half west of the Astrodome. Plans have already been made for the 1.26-acre property, as well as for the former America’s Best Value Inn immediately south of it at 9604 S. Main St. An entity controlled by developer Frank Liu bought the motel and its 3.13-acre lot in January, and pre-demolition activities are going on there now too.

Only the Starbucks Will Remain

Fully fenced to mark off its “park-like setting” out back, this $364,000 Boxing Day listing sits on the bias of a Westridge corner previously converted into a dead end where it abuts 2 churches, their parking lots just beyond this property. A small drainage gulley also separates the Methodists at Bethany UMC from the Presbyterians at St. Luke’s Church, and it runs behind this lot as well. The neighborhood’s still-sort-of-new Longfellow Elementary School and Linkwood Park are just up the cross street and around the corner, as is a lot of road construction at the moment.

Traipse through an arbor gate and garden to enter this Westridge home. It’s more of a complex, actually, as there are 3 linked structures, one of which is listed as 1 1/2 stories. They open onto a central courtyard. As updated, altered, and currently used, the floor plan offers an artsy alternative to the neighborhood’s typical fifties ranch-style homes.
