A SECOND MIDRISE ALEXAN PLANNED RIGHT BESIDE THE FIRST ONE ON YALE The Leader reports that notices have gone out to Heights neighborhood groups indicating that Trammell Crow is planning a second Alexan-brand apartment complex on Yale. This one, writes Cynthia Lescalleet, would also be 4 stories set atop 2 levels of parking. It would sit on a 4.9-acre lot on Yale between 5th and 6th, immediately south of the 3.5-acre lot targeted for the proposed Alexan Heights — the rendering for which is shown here — bound by 6th, Allston, Yale, and the Heights hike and bike trail. Lescalleet quotes from the notice sent around by city council member Ellen Cohen: “TCR has the site under contract and is currently performing preliminary due diligence, and they expect to close the purchase of the property by the end of the year. COMMENT OF THE DAY: THE BIGGEST BACKUP ON THE WAY TO WORK “The worst part of the commute is the parking garage. I live in the Loop and have a roughly 20 minute commute — I timed it at 21 yesterday morning at 8:45 and I got home in 16 around 6 but it often takes me 10 minutes or more to navigate the parking garage and its the most agonizing 10 minutes of the day. FILLING THE DONUT HOLE IN RIVER OAKS A few weeks ago the doors and drive-thru window of this new donut shop in River Oaks owned by billionaires Jeff and Mindy Hildebrand were flung open, and the tony feel of the scaled-up endcap at 3601 Westheimer has apparently won the affection of Houstonia’s Annabel Massey: “Never before have I walked in to a donut shop to find beautiful countertops made of marble, artwork by Lorri Honeycutt, or a display of delicious taste-testers in the form of donut holes for me to pop into my mouth as I wait in line.” Massey also seems taken with the Hildebrands’ rigorous recipe development: “Every afternoon, nine boxes of donuts would be delivered . . . . Mindy distributed them to family and friends, looking to get feedback on their work-in-progress. HOW ONE BUYER WOULD USE HISD’S LAW ENFORCEMENT HS PROPERTY If the High School for Law Enforcement and Criminal Justice is sold to St. Thomas High School competitor AV Dickson Street, the investment company has said it plans to link the 11-acre Magnolia Grove property with the adjacent and recently purchased Bayou Park apartments at 4400 Memorial to create a mixed-use district: Alison Malkhassian of AV Dickson Street tells The Leader‘s Charlotte Aguilar that “the long-term goal . . . could be to create a 26-acre mixed-use luxury retail-office-residential development on the combined properties — a process that would take about a decade.” Yesterday, HISD received the 2nd round of bids: St. Thomas is offering $42 million, about $800,000 more than AV Dickson Street — but Aguilar suggests that the sale might come down to rent: St. Thomas said it would charge the school $225,000 a month to lease the space for the next 5 years, compared with $100,000 a month from AV Dickson Street, a difference of $7.5 million over that time. COMMENT OF THE DAY: DEVELOPING AT THE SPEED OF LIGHT RAIL “Light rail has not to date really spurred development around it’s stations because it is not a speedier transit option for people along it’s route. I’m pretty sure you can drive from Main and Bell to Binz just as fast as it would take on LRT, because the trains ride in the street and also stop for cross traffic in some spots. Also, traffic congestion along Main St., or the East End is nowhere near a critical mass that driving becomes something you want to avoid. Dallas’ DART rail used railway right of ways that took the trains off the street grid, and is able to provide speedy transit down the North Central Expressway corridor. Real estate development followed around the station nodes because people are willing to eat/shop/live close to a station that lets them avoid a terribly congested highway at rush hour. METRO did own old railroad ROW’s along Westpark and the Katy Freeway, but never had anyone in charge that was willing to develop those ROW’s for rail use. A WEST AVE SUSHI SHUTDOWN Friday was the last day for West Ave sushi joint Katsuya in Upper Kirby. Next up to throw its use into the mix? Nara, which claims in a press release that it will be Houston’s first Korean restaurant inside the Loop. Katsuya was open here for about a year and a half, reports Eater Houston, feeding the likes of NFL pals Mark Sanchez and Tim Tebow, but seemed to lose a certain something: “One Eater tipster reported that things had become grim at the end, with the restaurant only serving sushi but not prepared entrees.” Nara is expected to open this fall. GRAND TEXAS THEME PARK GETS ITS TEXAS LAND Developer Monty Galland has teamed with investors that include a former AstroWorld manager to close, at last, on 600 acres in Montgomery County for the proposed Texas-themed Grand Texas Theme Park. In April, Galland told Click2Houston that he would close on the property in May. But the 3-month delay seems to have allowed time for the development to develop thematically beyond tractor rides and simulated shootouts: Prime Property’s Erin Mulvaney reports that there will be the previously unmentioned Big Rivers Water Park here too. The parks will be carved out of the heavily wooded acreage between U.S. 59 and Hwy. 242, near the proposed EarthQuest dino-resort. But the proximity doesn’t seem to present a conflict in the mind of East Montgomery County improvement prez Frank McCrady, reports Mulvaney: “He compared the two parks to Knott’s Berry Farm and Disney Land in California. COMMENT OF THE DAY: ENJOYING THE FRUITS OF COMMUTING “I spend a lot of time and money commuting from Pearland. I have done so since 1990, so I’ve seen the average time double since I moved out there. It could be true that over 30 years or so I’ll spend as much or more money on gasoline and travel costs as I would have spent on a closer-in place. But you know what? I got a screaming deal on a house I really like. My house payments are way lower than in-town rent and I would never be able to qualify for an in-town mortgage. I have a car I love and I’m a maintenance freak who does a lot of my own mechanical work myself. I haven’t had a car payment in nine years. Anse’s 45 minutes each way? That’s me. That’s an hour and a half of very rewarding music listening, podcasts, audiobooks, you name it, enforced each day. And all that cultural stuff that is ‘easier’ close in? You know, restaurants, bars, movies, plays, concerts, festivals, etc.? It’s all doubled or more than doubled in price since the ’90s. In the very, very long term, like a normal lifespan, it might be cheaper to live closer. NEW INWOOD YES PREP SAYS NO TO NEXT-DOOR LOAN STORE Calculating interest must not be part of the curriculum: The Leader reports that this vacant Kroger in the shopping center at W. Tidwell and Antoine is being renovated into a YES Prep School, with an inaugural class of sixth-graders ready to file in this August. But ACE Cash Express, the former grocery store’s next-door neighbor at 5616 W. Tidwell, seems to have become suddenly unwelcome, as a YES Prep rep explains: “’We’re worried that the activity there isn’t really compatible with a school, and we have some definite safety concerns. We’re hoping we can get them to relocate. HOUSTON PHOTOGRAPHERS DABBLE IN DRIVE-BY SHOOTS You might have seen this old ’78 VW Bus parked outside a wedding or festival, but apparently it’s not one of those vans your teachers warned you about: A pair of Houston photographers restored it into a mobile photo booth that’s been shooting around town since April. Houstonia’s Annabel Massey writes that PhotoMoto costs to rent about as much as a studio that can’t pull right up to your party — and this one has a few other material advantages too: “[Owners Brittany and Austin Havican] have recently added an airbag suspension, enabling the van to lift up and down. Brittany calls this the ‘baller aspect.’ . . . MONTROSE ART COLLECTIVE TO HAVE SEX CHANGE BEFORE REPLACING DOMY BOOKS Culturemap is reporting that Westheimer Rd. purveyors of fine comics and doodads Domy Books will be closing July 14. Apparently, building owner Dan Fergus (who also owns Brasil next door and the smaller building next to that that Space Montrose is trying to raise money to leave) has already secured a new tenant: Cody Ledvina, the painter of weiner dogs and poolside cats and co-founder of Montrose art and performance whatchamacallit the Joanna. And though it seems this relocating incarnation will be undergoing gender reassignment to become the Brandon, Ledvina says that that won’t alter the quality of what goes on there: “The programming, as far as the art goes, will be basically the exact same. COMMENT OF THE DAY: THE LIES HOUSTON DRIVERS TELL THEMSELVES “I’m convinced that everyone in Houston lies to themselves (and others) regarding their commute. Ask someone who works downtown and lives in Sugarland or the Woodlands what their commute is. ‘30 to 45 minutes, it’s not that bad’ will be their response. What a lie! It takes 10-20 minutes just to get from a downtown garage to a freeway most days. Perhaps they are only spending 30-45 minutes on the freeway (on a good day), but they are forgetting the 15 it took on get on the freeway and the 15-20 it takes to get from the freeway to their driveway. But its not just people from the burbs that lie about their commute. Talk to someone who lives in Montrose or the Heights and they’ll brag that their commute to downtown is only 10 minutes. Total crap! There are intersections that take longer than that to get through. People who live in Midtown might have a 10 minute commute, but that’s on a good day. So here’s the formula I use when calculating someone’s average commute. If they live inside the loop, double whatever commute time they give you. If they live outside the loop, multiply by 2.5. A STANDOFF TO BUY HISD’S LAW ENFORCEMENT HS CAMPUS The 11-acre parcel for sale in Magnolia Grove where the High School for Law Enforcement and Criminal Justice stands has been the object of some poker-faced one-upmanship between two interested contenders: In one corner, you’ve got St. Thomas High School, whose campus is immediately south of here, and in the other you’ve got AV Dickson Street, a recently formed LLC named for the street the HISD magnet school stands on. The first round, reports the Leader’s Charlotte Aguilar, yielded a $40 million offer from little-known AV Dickson, with St. Thomas countering and raising it by $100. The next round will go off early next week. Aguilar adds that whoever buys the campus will be required to lease it back to HISD for the next 5 years, while a new spot is sought: “In keeping with a move by HISD to relocate its specialty high schools close to beneficial community resources –– the DeBakey High School for the Health Professions to the Texas Medical Center, the High School for the Performing and Visual Arts to the Theater District downtown –– a downtown location near police and sheriff’s headquarters and courthouses is being scouted.” [The Leader] Photo: HISD

COMMENT OF THE DAY: HOW TO DRUM UP SUPPORT FOR BETTER PUBLIC TRANSPORTATION IN HOUSTON, FASTER “Here’s what I say: make drivers suffer. Yeah, I’m going there. Make it worse to drive. Make the traffic back up. Don’t expand any highways for another 20 years. Don’t do it. Force public transit on this town. Go ahead, blast me, let me have it. I don’t care. I just spent four fabulous days in Chicago, and I’m so sick to death of all the excuses for why public transit won’t work in this town. We want so badly to be seen as a world-class city, but we’re never going to get there this way. Public transportation can and will work but it’s not going to work if we keep pandering to the drivers who caterwaul constantly about the liberty driving allows us while sitting in the parking lot that is the NW Freeway at rush hour. Oh, but they’re going to get their transportation dollars to drop millions on an expansion of the aforementioned parking lot which will need expansion again in 10 years. What a bunch of garbage. It’s the old chicken-or-the-egg question. Will it be demand that drives public transit or will it be the reverse? Right now, nobody is giving me much in the way of choices, but I suppose they will say because I drive to work every day, I must naturally love it. If I didn’t, I’d go ahead and pad an hour to my commute by taking the bus. They call this a ‘choice.’ It’s a false choice. Suck it up. Building the kind of public transit that is common elsewhere is never cheap, it’s never convenient, it always comes with a price, but so does catering to drivers. I say, to hell with drivers. I understand there is some contradiction underlying this argument. The best public transit system would require hard choices in this town. A lot of nice, historic real estate would probably have to come down to make way for more stations and more tracks. And that kind of system emphasizes the kind of urban density we say we want but often oppose in specific cases. I’m guilty of that contradiction myself sometimes, I’ll admit it. But Houston needs to grow up. Force it on us, go ahead. Make life miserable for the suburban commuters we pander to every time this subject comes up. It’s time.
