DITCH REPAIRS, BRIDGE REPLACEMENT TO CLOSE STRETCH OF SAN FELIPE FOR NEXT 2 WEEKS San Felipe St. near Mid Ln. and the Loop is going to be out of commission for about 2 weeks, according to the Harris County Flood Control District: After tonight’s rush hour subsides, workers will move in to remove concrete from the sides of the eroding and underperforming drainage ditch, shown here, and install closed culverts. And that means the 50-year-old bridge on San Felipe will need to be demolished and replaced. Renovations have added more than $1.5 million to the asking price of a 1988 townhome in Briar Hollow’s gated Raintree community. Inside, the floors are now so polished a Zamboni driver might get jealous. The 2-pool property’s shined-up version made its market re-entry at the end of August with a $2.875 million price tag. It sold this January for $1.299 million — after more than a year on the market had whittled down the ask from an initial (October 2011) $2 million.

Though that fuzzy border on this rendering suggest this is a gated community you’d see only in your dreams — or maybe in one of its namesake’s illustrated field guides — it appears that Audubon Hollow in Briar Hollow is already under construction. Plans describe 22 3-story houses, designed by Houston’s Butler Brothers, built on 3 acres on Briar Hollow Ln., tucked in that area bound by the Loop, Buffalo Bayou and Memorial Park, and San Felipe, west of River Oaks.

Looks like there’s a replacement for the former Vida Sexy Tex-Mex: A reader sends in this photo showing the new vinyl sign from Liberty Kitchen & Oysterette at 4224 San Felipe St. That’s the St. Regis Hotel in the background — and a photo taken here a few months from now might also show in the background that 317-unit apartment complex and parking garage that Mill Creek Residential is building nearby on E. Briar Hollow Ln., where another Swamplot reader heard that the restaurant would be located. A Facebook post in late April from Liberty Kitchen says it hopes to open in “early [s]ummer.”

Even more apartments are going up inside the Loop: This development from Mill Creek Residential is underway behind the St. Regis Hotel on San Felipe and E. Briar Hollow Ln. The complex, south of Memorial Park, appears to provide residents a view of that Welcome W. Wilson, Sr. beautification strip there along the Union Pacific railroad tracks. Developer Jeb Cox says that there will be 317 units and a parking garage, the construction of which began in August.

If the natural world off the many balconies of this River Hollow townhome proves too relentlessly bucolic, just descend into its more urbanized underground garage. The residence-over-parking elevation is a 1980 design by architect Kurt Aichler, whose later work veered into the French countryside with neo-Norman tendencies. Meanwhile, this 30-ish-year-old custom contemporary has been “reconfigured.”

Listed earlier this month at $999,000, the 4,194-sq.ft. home incorporates glass — and lots of it. There are, for example, full-height picture windows in most rooms; curved bays of glass brick, one of which contains a bathroom; and a glass cage elevator linking 4 levels of domain.
