Over in the gated community of Indian Trail, this townhome-like pad has patios-a-plenty. Builder Ed McMahon constructed the property for his mama back in 1974, or so the listing posted last week notes. Renovated in 2007, the home with recessed entry now sports a $1.75 million asking price. Its flat-topped front-loader garage ivies up a garden-lined walkway to form the first of several outdoor vignettes.
The biggest windows in this renovated 1975 townhome in the heart of the Museum District appear to be the glass-panel garage doors, which split their at-the-sidewalk orientation between both streets forming the corner property near Bell Park. But there’s more glass to see inside. A week ago, the asking price on this property dropped to $620,000 from a May listing kickoff at $640,000.
It isn’t listed on MLS, but this 2-story mod from 1963 is now for sale. You can see it this weekend: The house at 8008 Colgate St. in Glenbrook Valley is one of 3 featured properties in this weekend’s “Mod of the Month” open house hosted by Houston Mod (along with 2 Meadowcreek Village homes that were featured on Swamplot recently). This one is the product of a to-the-studs renovation and expansion completed last year.
What a journey it’s been:Â “A long term owner had let the house go,” reports agent Robert Searcy, who’s representing the seller. “The flat roof had leaked, water and mold damage plus animals that had been allowed to defecate in the house, I think maybe even some that died in the house and were never removed. The owner’s cars had been sitting in the garage for decades, on flats, fake Christmas trees and junk piled on them, (a Rolls Royce and a Jaguar sedan, both had been bought new originally).”

It’s a square-off. One of Arquitectonica’s colorful, cube-studded townhomes on Graustark St. is back on the market, a year after its last sale, for $345K. This time around, the 30-year-old contemporary property’s asking price is $449,200.
On a cul-de-sac’s wedge lot in The Woodlands neighborhood of Cochran’s Crossing, an updated 1987 home with an outdoor oasis (top) has back fence access to forested pathways and a putting green of The Woodlands Country Club’s Palmer course. The park-like property teed off in early April, but sank its asking price by $30,100 earlier this week to rest at $269,900.
A wee corner lot in the Houston Heights East Historic District carries a 1920 home’s addition on its back instead of in its back yard, which is occupied instead by the “tandem” one-car-wide garage. Renovations to the property since last summer, when it sold for $342K, moved around some of the interior walls and overhauled the kitchen and bathrooms. The current listing’s asking price of $574,900 is the ninth price point sought by a series of listings that ticked down nearly $75K in price reductions since the home’s January 2014 market debut at $650,000.Â
Crisp cutouts and angled volumes designed into a 1974 custom contemporary in Deer Park give light, air, and views multi-level pathways throughout the tilt-topped property. Architect Irving Phillips, who designed this structure long before moving on to Montrose-area monuments and assorted condo towers, also opted for a fair amount of redwood, as evidenced by the ceilings (top) and sun-baked planks finishing the home’s exterior and privacy fencing (above). A week ago, the well-buffed home appeared on the market with a $295,000 asking price.
Long and lean, an updated and fortified 1945 property clings to the West Edgemont neighborhood’s retaining-wall border on the south bank of the below-grade Southwest Fwy. The Boulevard Oaks-area home had 9 owners in the past 30 years; since January, it’s been seeking number 10. The asking price remains $437,500.
One of the most recently built homes in Shepherd Park Plaza appears to have a thing for blonde highlights. The garage door’s panels set the golden tone also found on the spiral staircase (top), cantilevered window sills, kitchen cabinets, parquet floors, and trim. Earlier this month, the 1989 property popped up on the market with a $744,900 price tag.
Ready to ride? Or perhaps wave at the fit folks passing by? The wraparound porch and upper balcony of a newly constructed home overlook the Heights Hike and Bike Trail. Listed a week ago at $948,000, the property tempers its somewhat public side with a more private porch in back.
Was the open house of this grand-scale 1993 patio home near Memorial Park planned for this coming Sunday afternoon strategically timed for just after the rolling street closures of the 2014 Chevron Houston Marathon? Access to the enclave neighborhood off Memorial Drive falls between marathon miles 20 and 21. The property, asking $1.2 million, is in Arlington Terrace, or so reads the legal description in its listing earlier this month. Neighborhood signage says Arlington Court.
To see the Mods of the Month this time, you’ll have to head out to Lake Jackson. One of the 3 featured homes has already gone Option Pending, but this one, a few miles off the Nolan Ryan Expressway at 530 Circle Way St., is still available at $179,900. Designed by Houston architect Allen R. Williams, who began his career working with John Staub, the 1954 3-bedroom, 2-bath mod sits on a creek-edged property near the Lake Jackson Intermediate School.
A sheered-up 1968 Modern home in Meyerland relies on its unadorned clerestory windows for natural light to play across the lighter shades of pale finishes found in many of the decoratively restrained rooms. The only-been-one-owner home, north of Brays Bayou near Hillcroft, listed this week with an asking price of $329,000.

A MEADOWCREEK VILLAGE HELP-YOU-SELL 
“SELLER WILL DO NO REPAIRS,” shouts the listing. But . . . um, visitors to this past Sunday’s open house did bring their own period furniture to dress up a brick flat-roofed Modern 4-bedroom in Meadowcreek Village celebrating its 49th birthday — as a foreclosure. That was for Houston Mod’s hastily announced Mod of the Month event. The instant living room arrangement from Heights vintage shop The Mod Pod is gone now, but the 2,558-sq.-ft. vinyl-over-terrazzo home at 2042 Forest Oaks Dr. is still on the market at $99,900.
