Ferrari of The Woodlands, 1501 Lake Robbins Dr., Suite 150, The Woodlands, Texas

The ground floor lease space labeled Suite 150 in the 2,000-car parking garage at 1501 Lake Robbins Dr. in The Woodlands Town Center — just a couple doors down from the storefront in the same building that used to house Northside Fiat — is now home to the Houston area’s second factory authorized Ferrari dealership. Unlike your typical dealership (and the same owner’s Ferrari of Houston, at the top of the bend of the Southwest Fwy.), there’s no lot and no service or parts department.

Anadarko Petroleum announced to its employees last week that the company is ready to begin constructing a second office tower just west of its existing headquarters building in The Woodlands Town Center, a source tells Swamplot. The new building will fit on the corner of Lake Robbins Dr. and Woodloch Forest Dr., just south of The Woodlands Mall, and like the current tower will be visible from miles south on I-45. At the announced 31 stories, the new structure would be one floor shorter taller.

According to the report, parking will account for the building’s first 10 floors, though the renderings included in the announcement (above) appear to show a garage a bit shorter than that. The remaining floors are planned to accommodate company growth. Construction is expected to be complete by the spring of 2014. Anadarko did not announce the building’s contractor or architect.

Update, 1:25 pm: Groundbreaking is expected in a few weeks, our source adds; workers are beginning to clear the lot this week.

The whole of the Woodlands Town Center, including the regional mall there, is built atop a pipeline, which runs alongside the foundation of the Anadarko Tower. Who says the real-estate bubble is long gone? Right on the Woodlands Waterway, here’s a faux Venetian condo in the Waterway Lofts. Can’t you just feel the theme-home synergy? Anyway, it looks like there are some great views of a lot of new office buildings from the windows, and if you look down you can see the Waterway and pool.

Is all that wine included? That might help explain the price tag. That and the fact that the county tax assessment for the loft just about doubled between 2007 and 2008. Montgomery CAD has it at about $1.56 million, which still seems too high.

To be fair though, there are several other overpriced lofts currently for sale in the same building.

In a just world, this condo would rent for maybe just twice its $2,062 monthly maintenance fee, all those Disneytalian finishes would peel off, and you could return all the fixtures to Expo for a refund.

So . . . what would be a better price?
