Between 1111 Guinea Dr.’s 1966 appearance in Better Homes & Gardens and the date it listed last Tuesday, there’s been time to mix things up in both the kitchen and the rest of the house. Not that everything’s different inside, though — those racket-like chairs, while not the originals, definitely take a page out of the magazine.

A reader notes that the 1938 house at 2244 Welch St. — just 60 ft. east of the new 17-story office tower neighbor at 2229 San Felipe (peeking in from the right in the frame above) — is up for sale. Renting residents of the house made the news during early construction of the “boutique” San Felipe Place highrise in 2014; the occupants complained of diesel fumes, noise, and structural damage to the property from equipment operating feet from the fenceline (including the giant crane planted in the lot next door). Hines’s efforts to patch up the neighborly dispute escalated from the hasty installation of “hobo-penthouse” plastic sheeting to an eventual payoff arrangement that helped the renting family move to Pearland around April of 2014.

The house went on the market for $789,000 last November, not long after the 2-time lawsuit-defying completion of the tower in September and the pickup of a handful of tenants. The Kinder Foundation announced in October that it would be leasing the top floor of the highrise, which can be seen peering in through the shutters in a few of the house’s listing shots:

Positioned above a fork in Spring Branch Creek just north of I-10, this 1971 mod was designed by former occupant Roland Beach, who passed away last April after living in the home for more than 40 years with his family. Beach, an exporter of construction materials to Barbados, produced much of the 2,630-sq.-ft. home’s extensive wood paneling and detailing in his own shop in the property’s detached 2-car garage.

His 3-bedroom, 3-bath dreamhouse was remodeled in 2008, when Beach added a master suite containing a round sleeping area, a sauna, and a kitchenette with dining space — allowing occupants to get away from it all without actually leaving the home. The house was named one of Houston Mod’s “Mods of the Month” for November; the asking price dropped to $825k from just under $840k at the end of October, after a few weeks on the market.

Listing her home caps a whirlwind 5 months for Theresa Roemer. Back in June, The Woodlands socialite threw open the doors to her 3-story, 3,000-sq.-ft., $500k “she-cave” to a blogger from Neiman-Marcus, a move that would eventually attract both scorn and “You go, girl!” sentiments from around the world.

A burglar struck soon thereafter, and then attempted to blackmail her by threatening to tell the world that at least some of the haul of allegedly designer goods from her opulent trove were mere fakes, a threat the as-yet-unapprehended thief eventually carried out.

Around the same time, Roemer sued her estranged stepson for defamation of character. That matter has since settled, but the upheaval isn’t over: Roemer is now selling her home in the Carlton Woods subdivision of The Woodlands.

And when we say Roemer is selling her house, we mean just that: she is the listing agent for the 17,315 sq.-ft., 9-10 bedroom, 10 full and three half-bath, one 3-story closet manse at 47 Grand Regency Dr. The asking price: $12.9 million.

If Beyoncé still wants this deeply discounted Piney Point Village mansion for her mother, she might have to bring back Sasha Fierce and grab a paddle: It’s going up on February 19 for auction. The 21,640-sq.-ft., 4-kitchen rental property near Briar Forest was listed as recently as January 3 at $5.9 million — and, says the website of California-based auction house Premier Estates, that’s just where bids will start.
