According to developer Bill Workman, the clearing of parkland behind his Woodland Heights townhomes stems from a miscommunication: “I never intended for this to happen.” A subcontractor, he says, was hired last week only to grade the land as dictated by a city plat for drainage purposes. In fact, Workman — a first-time developer — was out of town when the so-called “egregious clear-cutting” went down. Returning to the site on Wrightwood St. on Sunday, he saw the missing vegetation, he says, and was “devastated.”

That might be because one of these townhomes Workman is building for himself, and he bought the property in 2011 because of its views of and proximity to the park. Coincidentally, he says that he’s a member of Friends of Woodland Park — the organization tasked with protecting the very land that was — well, overzealously groomed. And he claims that he never said he was trying to improve the townhomes’ view — as blogger Andrea Greer reports that she was told by a neighbor.

Since the weekend, Workman and his general contractors have been meeting with the parks department and flood control management to begin resolving the situation; he says he intends to follow their recommendations.

Some neighbors seem pretty darn upset with the developer of these Woodland Heights townhomes for “egregious clear-cutting” of about an acre of vegetation from nearby Woodland Park, reports the blog Nonsequiteuse. The report, posted yesterday, claims that the developer acted in order to improve the townhomes’ view of Little White Oak Bayou. Bill Workman, the owner of the property and developer of these City Homes of Woodland Park, wasn’t immediately available to give a different side of the story that the photos taken at the site suggest.

Responding to last Friday’s video and story showing Cherry Demolition crews knocking a brick wall of the Maryland Manor apartments onto the backyard fence of Ashby Highrise neighbor (and videographer) Scott Reamer the previous Wednesday, apartment tower developer Matthew Morgan of Buckhead Investment Partners offers a few clarifications. In the video, which was posted on Swamplot and Culturemap, Reamer doesn’t come across as particularly happy about the way demolition is proceeding. “You got it! Good job! Now what about my dog?,” he shouts as the bricks fall, just a few feet from the back of his home.

According to a statement issued by Morgan, however, the 55-second video doesn’t tell the whole story:

Here’s a second rendering of that new office tower Hines tells the Houston Chronicle it hasn’t announced it will build. Of course, a different story is coming out of this neighborhood near River Oaks, where the 35,000-sq.-ft. property on the corner of Spann and San Felipe, purchased in November by an entity connected to Hines, has been cleared of its garden home and staked with flags, as the photos after the jump show:

Hines is planning to build an 18-story office building on a 3-lane section of San Felipe between Shepherd and Kirby, across the street from tony River Oaks. The site is the 35,000-sq.-ft. former lushy garden and grounds of a Vermont Commons home, which features several trees and at least one giant oak. “No one knows anything about this,” a source tells Swamplot. “They think a few nice townhouses are about to rise from the earth. That is the story that’s circulating the hood.”

A NEW BUILDER FOR THE ASHBY HIGHRISE Though it remains to be decided in a court of law whether the 21-story Ashby Highrise will deprive nearby Boulevard Oaks homes of sunlight and rain, there now seems to be a firm at least agreeing to build it: Prime Property’s Nancy Sarnoff reports that Pepper-Lawson Construction has signed on, replacing Linbeck, which decided to back out of the project earlier this year. LIVING IN THE SHADOW OF THE ASHBY HIGHRISE Though the demo of the Maryland Manor apartments at 1717 Bissonnet has already started, a group of homeowners still seems intent to stop the Ashby Highrise from going up in their place, filing a lawsuit this week against developer Buckhead Investment Partners that argues the building will cast a shadow — literally — over the neighborhood: Among other concerns about traffic and privacy, the suit alleges that the 21-story tower would deprive neighbors of sunlight and rain, limiting the enjoyment of their yards and making the maintenance of their gardens impossible. There they go: The Maryland Manor Apartments received their demolition permit on Friday, clearing the ground for the Ashby Highrise. Salvaging work inside these 10 structures at 1717 Bissonnet St. is reported to begin today, prepping the fought-over Boulevard Oaks corner for the 21-story, 228-unit residential tower. The final few tenants were seen moving out of Maryland Manor at the end of March.

MOVING DAY AT MARYLAND MANOR A Swamplot reader sends in this update on the progress at 1717 Bissonnet, where the Maryland Manor apartments are still standing in the way of the Ashby Highrise: “I live around the block . . . and it looks like all the tenants are out. We have noticed fewer and fewer cars in the parking lot, but as of this weekend they are down to only 3-5 cars. The verdicts handed down this week in the court case connected to a dispute between the owners of 3 bars carved out of the former Settegast Kopf funeral home on Kirby Dr. at Colquitt, their landlord, and residents of the subdivision that surrounds it are a tad complicated. As a result of the jury decisions, neighborhood homeowners are now asking the judge to force 2 of the bars — Roak and Hendricks Pub — to stop selling alcohol.
