What’s been going on with that mod home renovation in Woodshire that was featured on Swamplot last September when it was aiming for a $775,500 sale price? Plenty!

The property appeared in a Chronicle featurette in October. Later, it went on a short holiday vacation from the MLS — interrupting a sequence of 6 separate price reductions and one relisting. It stood and beamed for a whole new portfolio of listing photos (shown here). And today, the home’s redesigner, Jamie House, has posted her own account of many of the decisions and efforts that went into the transformation of the 1956 property she worked on with Dave Seeburger of P&G Homes — along with an entirely different set of before-and-after pics.

NEW ALEXAN BLAIRE HOUSE WILL EAT BLAIR HOUSE APARTMENTS ON BELLAIRE BLVD. Blair House Apartments, 4139 Bellaire Blvd., Southside Place, TexasEven though the location isn’t specified, there’s enough detail in a press release put out by Bluerock Residential Growth REIT last week announcing its joint venture with Trammell Crow Residential to build a 269-unit apartment complex “2 miles from the Texas Medical Center” to identify where the new construction will take place. And to know that if it goes forward, it will spell doom for the Blair House Apartments, next door to the Palace Bowling Lanes, at 4139 Bellaire Blvd. in Southside Place. The biggest giveaway: The new project’s name, Alexan Blaire House, which combines Trammell Crow’s multifamily brand with a can’t-quit-it developer addiction to adding a trailing ‘E’ wherever it might stick. Plus, both Blair(e) houses sit on 4.16 acre sites. The existing 12-building complex of 2-story structures was built in 1963. Another section of the former Shell Tech Center on Bellaire Blvd. in Southside Place is hitting the dirt this week, this time for a townhome community proposed by builders Rohe & Wright, whose previous developments include 30 Sunset, Winfield Gate, and Cáceres. The company is planning to build a townhome development on the site at 3747 Bellaire Blvd. called Crain Square — for which, the company’s website declares (without much more detail), “the classic American townhouse featuring southern traditional architecture is the muse.” (E.L. Crain was the founder of Southside Place.) The Village News provides more info, reporting that the company plans to fit 62 townhomes on the 5.5-acre center section of the former research complex — which occupied 3 properties totaling 9.7 acres.

Shaggy carpet, lots of louvers, and plenty of boldly patterned wallpaper from a long ownership tenure cling to a 1960 rancher in Woodside. Its midblock lot curves slightly to fit the mid-neighborhood roadway that spans from Latma to Timberside. In its listing late last week, the property’s asking price was set at $359K.

A cul-de-sac in Woodside is exhibiting some fall color — in the golden tones of a 1955 Ranch home updated a decade ago. Or maybe that golden glow is from the skylights found in many of the rooms. Groomed ivy (appearing to end at the ivy clipper’s shoulder height) adds texture to the painted brick exterior, which is slightly recessed beneath the roof’s overhang. The home faces east on one of 6 lots fanning ’round Latma Ct., which is located off Latma Dr., a main street sloping diagonally through the neighborhood found east of Stella Link Rd. halfway between S. Braeswood Blvd. and the South Loop. In its listing a few days ago, the property-with-pool attached a $495K price tag and a very basic description. Is the midcentury property ripe for remuddling?

If portions of this open-plan Woodshire mod look a bit like a stage set (top), that was likely the idea. The 1957 custom designed pad, by architects Dunaway & Jones, was for Joseph T. Finkelstein, the co-founder and former president of the Alley Theatre (and a former actor in New York). Although the double lot’s landscaped scenery has gone a bit shaggy between acts, the overall swank factor still appears intact. Earlier this week, a re-re-relisting dropped the period property’s asking price down to $549,500.

Don’t be fooled by the apparent symmetry at the entry (top). Once you’re inside the updated 1982 home in Cambridge Green, a mewsy subdivision just west of Kirby Dr. and south of W. Holcombe Blvd., you’ll see that much of the footprint swings to one side. A combo living-dining room further emphasizes the long and low of the lot-filler’s layout. The north-facing front entry looks down the length of a pedestrian-minded greenbelt that spools off the neighborhood street’s loop. A listing that began in July 2014 terminated earlier this month; a relisting by a new agency last week carries a $984,500 price tag.

Sporting a new listing agent and a new side fence fronting its Buffalo Speedway frontage (pictured above), the home at 3203 Fairhope St. is now available for $649,900. Over in Woodshire, a fifties-vintage neighborhood hugging the South Loop west of Stella Link Rd., a recently renovated 1956 mod returned to the market earlier this month. Its distinctive airplane-wing roof slants nearly to the ground above a brick exterior that’s now been whitewashed. Inside, a few structural changes have opened up the living space, removed a series of exposed ceiling beams, and restored a studio floating above the double-wide driveway. The home last sold in May 2013 — for $240K. After its overhaul and repositioning by P&G Homes — in collaboration with LynnGoode Vintage and Jamie House Design — the flip-ready property now carries a $775,500 asking price. What does the half-million upgrade get you?

Up next: This 1953 ranchburger with modernized trimmings in Braes Terrace (top). Had you looked at this Buffalo Speedway corner lot property when it was listed in March (at right), you’d have found it priced at $369,000. (It sold quickly, for $361,000.) Earlier this week, a re-imagined spread at the same address hit the market with a $698,000 price tag. In addition to designer-driven cosmetic tweaks, the overhaul included new electrical wiring and plumbing, roof, French doors, garage door, side deck and driveway. Do the results merit a $337K leap?

Variance Sign at Kilmarnock Dr. and Gramercy  St., Ayrshire, Braeswood Place, HoustonHere’s the variance sign (at right) that went up over the weekend at the intersection of Gramercy St. and Kilmarnock Dr., backing up to the power-line easement and ditch that separates the city of Bellaire (beyond the sign) from Houston. Supra Color Enterprises, the Florida-based landlord of the Black-eyed Pea restaurant at 4211 Bellaire Blvd. (above), is requesting a variance from the city as part of an effort to redefine its 1.8-acre property at that address as an “unrestricted reserve.” The variance application doesn’t reveal Supra Color’s plans for the land, but it does refer to a “proposed multifamily development” on the site.

The clipped front lawn of a 1950 home in Ayrshire might be its tidiest feature. “CURRENTLY A MESSY BACHELOR PAD BUT A QUICK REHAB WILL MAKE IT SHINE,” screams the description put up earlier this week. Asking price: $535,000. Is the warning meant to make viewers yell to themselves OH IT DOESN’T LOOK SO BAD? Or do the photos already portray the place in its best light?
