CVS Pharmacy Under Construction, 3112 S. Shepherd Dr., Westlawn Terrace, HoustonThe new CVS Pharmacy that’s replacing a couple of former veterinary clinics on W. Alabama — as well as the Shepherd Corner shopping center that until late last year housed Roeder’s Pub, Ruchi’s Taqueria, and Oaks Cleaners — is almost ready to show off the 40 shiny new parking spaces that will front the S. Shepherd Dr. corner a block south from the Trader Joe’s-ified Alabama Theater.

Don’t worry that parking will be scarce, though — more spaces will be available along the side and back of the new building, which faces S. Shepherd Dr. behind 2 full parking lanes. If you’re looking for a development that might be a little more street-fronting, you’ll have to wait: Construction hasn’t even begun yet on the fast-food drive-thru planned for the adjacent former site of jewelry store Fly High Little Bunny; it’ll go in where the big pile of dirt is, at the left of this photo:

As of December 10 heavy equipment was already on site at the southwest corner of W. Alabama St. and S. Shepherd Dr., where a bevy of venerable-by-Houston-standards small businesses — including quirky jewelers Fly High Little Bunny, laid-back Roeder’s Pub, a cat clinic and stray adoption center, and late-night hang Ruchi’s Taqueria — are eating it to make way for a CVS and a roughly 24,000 sq.-ft. pad site.

Back when news of the development broke, some Swamplot commenters criticized it, site-plan unseen, as overly suburban-looking for its location, just across W. Alabama from the old theater and adjoining strip mall that now houses Trader Joe’s.

And now developers Read-King have released the site plans:

Shepherd Corner Shopping Center, 3102-3120 S. Shepherd Dr., Westlawn Terrace, HoustonAccording to several sources, a new CVS Pharmacy is planned for the southwest corner of S. Shepherd Dr. and West Alabama St., across the street from the Trader Joe’s in the Alabama Shopping Center. The owners of Roeder’s Pub, Oaks Cleaners, Ruchi’s Taqueria El Rincon de Mexico, and Neon Nail received notice from the landlord of the Shepherd Corner shopping center in late August that their leases would be terminated by the end of November.

Patrons of Oaks Cleaners at 2103 West Alabama St. are being referred to the company’s 2 other locations (the closest is in the Avalon Place shopping center on Westheimer at Bellmeade); Roeder’s Pub, at 3116 S. Shepherd Dr., is searching for a new spot. The shopping center is notable for its site plan, which has businesses fronting S. Shepherd Dr. and has its parking lot in the back, accessed from West Alabama St.

Last Call for Roeder’s Pub

Development firm Read King is “gearing up to break ground on” a mixed-use project at the southwest corner of Shepherd and West Alabama, across the street from the shopping center that houses the vacant Alabama Theater. Real Estate Bisnow‘s Catie Brubaker says preleasing has already begun for 30,000 sq. ft. of “high-end” retail; the development would also include 250 luxury apartments. The targeted opening date is in the middle of 2013, so it shouldn’t much matter that the design “is still in flux,” right? The placeholder rendering appears to show 5 stories of apartments perched above 2 retail floors.

Fly High Little Bunny, 3120 S. Shepherd, Houston

A short item in the Houston Business Journal is encouraging rumors of a new highrise on Shepherd, one block south of the Alabama Theater Bookstop.

That’s the current location of jewelry store Fly High Little Bunny, along with the Jamail Real Estate office shown in this photo sent in by a Swamplot reader. The property includes two houses in back.

But the new development could stretch all the way to W. Alabama. A poster on HAIF claims the same buyer is also purchasing the shopping center on the north side of the block, which contains Ruchi’s Taqueria and Roeders Pub, and is planning highrise apartments and a parking garage, with retail space on the ground floor.
