MAP, DRAWING FOR YALE ST. RETAIL DEVELOPMENT NOT ACTIVE PLAN This map from retail advisor UCR Houston that Swamplot reported as a potential site for retail development does not represent an active plan, says a company representative; UCR is not marketing this property on Yale St. north of I-10; it does not represent, and has never represented, the property’s current owner. The map and drawing reported this morning were created in November 2011 during a “conversation about the property,” says the UCR representative, but were “tossed.” The representative “really just [doesn’t] know” why the flyer was still on the company’s website; it’s been removed. This one at Fountain View and Westheimer, H-E-B regional president Scott McClelland tells Swamplot, will be vacated for a brand-new one to be built less than a mile north on Fountain View and San Felipe. Fidelis owns the 17-acre property there, says McClelland, and approached H-E-B to lease part of it. It’s occupied now by Tanglewood Court apartments. (Calls to Fidelis and Tanglewood Court about the apartments haven’t been returned.) What will happen to the current store? McClelland’s not sure, but he guesses it’ll be sold to a non-grocery retailer. Meanwhile, the new store’s already being designed. Expected to open in Fall 2014, it will be a “next generation format” like the Montrose Market on Dunlavy and West Alabama.

HEIGHTS LOSING CAJUN RESTAURANT The Big Mamou is closing tomorrow at the end of the day, reports the Leader, leaving behind the yellow bungalow at 903 Studewood where it’s been for 4 years: “Rufus and Brenda Estis . . . will host one last blast for customers from 5-9 p.m. March 5, offering its signature red beans and rice and gumbo at no charge.” [The Leader] Photo: Big Mamou

HALF THE $25.8M NEEDED FOR MIDTOWN ARTS CENTER RAISED Looks like the money for that proposed theater and gallery complex on Main St. keeps rolling in, reports the Houston Chronicle: “Fundraising up to now,” reports Flori Meeks, “has yielded about $12.3 million.” But the little meter on the website for the Midtown Arts and Theater Center Houston — or The MATCH for short — says that the troupe-friendly group already has $13.2 million; that’s 51 percent of the $25.8 million needed to get started on the Lake Flato- and Studio Red-designed building (shown here) on the existing surface parking lot that’s bound by Main, Travis, Francis, and Holman. And what’s it going to be when that other $12.6 million’s in pocket? “While designs have yet to be finalized,” reports Meeks, “current plans for the 59,000-square-foot building call for a large 350-seat theater, three black-box theater spaces with flexible seating configurations, two rehearsal spaces that can also be used for performances and exhibits, a large gallery area, more than 6,000 feet of office space, a central public breezeway that can be used for performances and exhibits and a coffee and wine bar.” [Houston Chronicle; previously on Swamplot] Rendering: The MATCH

What’s a brick bungalow like this doing in a neighborhood of homes dressed mostly in T117 siding? Renovating, apparently. This 1920 property in North Norhill recently buffed itself up for a brand-new listing, with an initial asking price of $382,500. Refurbishments include new stuff in the kitchen, refinished original floors, and fresh paint inside and out. The corner-lot home, east of Studewood St. at W. Temple, backs up to one of the homes facing one of the Norhill esplanades.

Is this where even more retail development will be coming to the Heights? UCR MoodyRambin Page is marketing A reader alerts Swamplot to a flyer representing a possible plan for this 4-acre site on Yale St. north of the Washington Heights Walmart and the recently sold San Jacinto Stone property — that’s that big empty green square right next to I-10 — for a bank and fast-food restaurants.

This remodded 1966 Mod in Charnwood was once featured in Southern Living magazine, its listing declares. The furnishings from that photo shoot are long gone, but a boatload of built-ins and some ravine views remain. Appearing in the market mid-month, the 4,077-sq.-ft. home has staked out an initial asking price of $939,000.

And here’s what BHP Billiton Petroleum’s new 30-story tower might look like. The company announced yesterday that construction will begin at 1500 Post Oak in November on the fifth skyscraper at Four Oaks Place; the proposed 560,000-sq.-ft. building, going up where a vacant 24-Hour Fitness now sits, will be connected by a skybridge to the company’s existing 1360 Post Oak building. BHP says that the twinnish towers are meant to consolidate the company’s entire workforce in Uptown.

COMMENT OF THE DAY RUNNER-UP: WHAT’S COMING TO EAST DOWNTOWN “It’s been a pretty slow three years for east downtown townhome development, but it looks like things are coming back to life. While townhomes are about the least interest type of residential development I can think of, modest numbers of buyers willing to spend 250-350k is nothing to sneeze at, and it’s what retailers need to kick east downtown into the next phase.” [JD, commenting on Signs of Townhomes Coming to Polk St. in East Downtown]

COMMENT OF THE DAY: GETTING OTHER FOLKS TO BIKE ” . . . In all honesty, I only ride my bike for fun with the family on the weekends. However, after a couple of very frustrating attempts to park around White Oak to go out to dinner, I recently rode my bike down there with the family for dinner at BBs. While there is a dearth of bike racks, it was so easy to just hop on the bike path, lock up the bikes and go to dinner than weaving in and out of parking lots and side streets trying to find a space for parking. And that is why cycling will eventually become an essential for Houston. We are piling people inside the loop at an unprecedented rate. There is not enough parking in a number of hot spots (Montrose, White Oak, Washington Ave, etc.). People now live close enough to ride their bikes to go out to eat in these areas but don’t because bike amenities are woefully lacking. Or, to put it another way, if you love your car, you should support cycling so there are more parking spaces available for you.” [Old School, commenting on Comment of the Day: Scrambling Through Traffic]

A few doors down from the Main Street Theater at 2516 Times, Naked Body and Bath is closing on February 28, an employee tells Swamplot. Opening here not quite 7 years ago, the shop is looking to get out from under that blue awning in Rice Village and move its bath bombs and body butters to a smaller storefront sometime next year.
