Bethel Church’s Entire Center St. Block Now Sending Mixed Use Messages

Catty-corner to the southwest of the area’s newest self-storage midrise, the block at N. Shepherd Dr. and Nett St. housing Bethel Church is now broadcasting plans for a mixed-use development from several large signs standing around on the property. A couple of readers reported the new decor from various angles late on Friday (including the one above, which includes a glimpse of finally settled, named, and opened FM Kitchen + Bar on the former Alva Graphics lot across the street). The church’s 1.48-acre block (bounded by Durham Dr. and Center St. on the other 2 sides) hit the market last summer, and looks to be getting wrapped into the Hunington development fold.

The conversion of the church property would put a mixed-use development right next to the Azure Apartments midrise currently going up right across Durham:

New renderings of the hotel-office-condo-retail hodgepodge in the works on the northern segment of the former city park and waste incinerator site at Allen Pkwy. and Gillette St.  were released into the digital wild by DC Partners this week. The buildings appear smoother and sleeker overall than some of the possible early depictions turned up last August (like the Downtown-facing view shown second above for comparison), though some elements of the cluster also appear a bit shorter and stouter. The main tower along Allen Pkwy. has been given a twist in the middle, with a floorcount appearing to number somewhere in the 40-plus range; the lowrise retail complex next door is shown with a bridge over the parkway leading directly into Buffalo Bayou Park.

Perennial rendering sleuth Urbannizer also dug up a different view of the new scene over on HAIF, showing how the whole bundle would fit in amid the Federal Reserve complex, the park, and the section of Fourth Ward surrounding what’s left of the Freedman’s Town Historical District:

Rendering of under-construction Kirby Collection, Kirby Dr. at Colquitt St., Upper Kirby, HoustonAn extra crane was spotted standing around in oncoming Kirby Dr. traffic on Saturday morning just north of Richmond Ave., helping to disassemble the tower crane that’s been used to lift pieces of the Kirby Collection’s under-construction office building into place over the last year-and-a-few-months. A representative from Thor Equities tells Swamplot this morning that the office midrise should be wrapped up by the end of 2017. The ellipse-footed residential tower (peaking over the top of the rectangular office building’s frame in the shot above) hit its full height earlier this month as well:

The excavator treatment is complete for that subset of Archstone Memorial Heights apartment buildings that’ll be replaced by a mixed-use midrise with an H-E-B at the bottom, a neighbor notes. The shot above shows one of the buildings midway through the deconstruction process, which began earlier this month after that fenceless gate showed up on the site. Also noted during the demo weeks — a handful of firefighters rappelling down the side of the empty unit above.

A Preview of Lyric Centre’s Non-Faux Retail Parking Garage Plans

lyric-centre-cellist-sculptureA few readers note that work is underway on the site of the new parking garage planned next to music-themed office highrise Lyric Centre at the corner of Louisiana and Preston streets (catty-corner from Market Square Tower’s newly-filled sky-high resident display tank). The top photo above shows the crews digging around on the former surface parking lot as of yesterday afternoon; the city issued a permit for work on the building-to-be’s exterior shell earlier this month.  A glass-skinned design for the structure can be seen in the rendering above, which peers at the site from the north along Smith St., looking past the skybridge between the Wortham Theater and the Houston Ballet’s Center for Dance. The drawing shows folks making use of the ground floor of the structure, which is intended to house retail (in contrast to the garage going up a few blocks north at Milam and Franklin streets, which is intended to look like it could house retail).

The floorplan included with the listing for that 41,000 sq. ft. of space shows a ramp for the garage hitting Smith St.:

Midtown Gorilla Mural Habitat Destroyed To Make Room for Pearl-Laden Whole Foods

The former Social Security Administration office at 3100 Smith St. and its gorilla-hawking mural wall are no more, following some weekend excavator grazing. Demo permits were issued last week for structure, which sat north of Elgin on part of the planned site of developer Morgan’s next Pearl-branded apartment development (the one with the built-in ground floor Whole Foods).

City permission for the planned mixed-use building to cozy up to the street were approved in February; the project will also straddle that now-closed segment of Rosalie St. between Smith and Brazos onto a section of the previously cleared block to the north.  Here’s what the layout might look like from above, per the plans included with the variance request:
