HAVE HOME PRICES IN LINDALE PARK REALLY JUMPED THAT MUCH, THAT FAST? 
“I’d be curious to know what your more knowledgeable readers think about the rising prices in Lindale Park,” a reader writes. “Just today I saw this listing — for north of $400k! Over the past couple of months there have been a number of homes listed, and quickly pending, for around $300k. Most (all?) of these appear to have been flipped.
I bought my (not updated, in need of work, but a not-bad 3-2) house in Lindale Park for around $150k in 2010. There were a number of factors to picking Lindale Park, but the biggest was that we could get a decent-sized house in a close-in neighborhood that seemed to be on the up-and-up without breaking the bank. Crisp cutouts and angled volumes designed into a 1974 custom contemporary in Deer Park give light, air, and views multi-level pathways throughout the tilt-topped property. Architect Irving Phillips, who designed this structure long before moving on to Montrose-area monuments and assorted condo towers, also opted for a fair amount of redwood, as evidenced by the ceilings (top) and sun-baked planks finishing the home’s exterior and privacy fencing (above). A week ago, the well-buffed home appeared on the market with a $295,000 asking price.
Redbox Location
Long and lean, an updated and fortified 1945 property clings to the West Edgemont neighborhood’s retaining-wall border on the south bank of the below-grade Southwest Fwy. The Boulevard Oaks-area home had 9 owners in the past 30 years; since January, it’s been seeking number 10. The asking price remains $437,500.

If you’re as impressed as we are by the free-rotated and seemingly free-spirited snapshots attached to the listing (see actual screenshot of the entire HAR photo gallery, above), you may be interested in the curious for-sale history of the property at 11718 N. Kathy Ave. in Fondren Park — as recorded by the MLS, at least. The 3-bedroom, 2-bath 1967 home is currently marked “pending,” but records show it’s had that same status since April 18th of last year. The current listing appears to date from September 2012, when it went on the market for $70,000. That’s still the current listed asking price. And $70,000 is also the amount the 1,771-sq.-ft. home on a 12,280-sq.-ft. lot sold for in 1999, according to MLS records.

Windows don’t appear to be a priority for the street facades of this 1966 townhome in Townhouse Manor, tucked into the South Loop’s swoop west of Stella Link. The curve of the recessed entry porch hugs the corner curb line of the property, which is located on the neighborhood’s remaining entry street extending from the westbound 610 feeder road a block away (a freeway sound wall has walled off the others). This low-slung home has a contemporary exterior, but neighboring 1- and 2-story townhomes feature the architectural flourishes of various neo-styles.
Side by Side by Side by Side
The few interior photos included in the listing of William F. Stern’s house at the corner of Milford and Mt. Vernon show the 1990 structure stripped of most of its furnishings — but with much of its famed artwork still on the walls. Are those paintings museum-quality, though? Certifiably, it turns out: Stern, who passed away a year ago from pancreatic cancer, willed the house and its artwork to the Menil Collection. The Menil is accepting all the art into its collection, but put the house on the market last month — with an asking price of $1.475 million.
Paintings Without a Home
Rather than choose between more yard and more house, a 1991 custom home in West University appears to have simply put everything but the front lawn under roof, including a free-range atrium vignette in the living room (top) and a garden patio (above middle). The home was relisted by the same agent last Friday and has an asking price of $1.249 million. The previous listing, at the end of February, lasted a month and was aiming for $1.399 million.

One of the most recently built homes in Shepherd Park Plaza appears to have a thing for blonde highlights. The garage door’s panels set the golden tone also found on the spiral staircase (top), cantilevered window sills, kitchen cabinets, parquet floors, and trim. Earlier this month, the 1989 property popped up on the market with a $744,900 price tag.
