COMMENT OF THE DAY: 903 AND 909 W. MAIN “. . . First Montrose Commons is not ‘ok’ with the plans to replace the homes with townhouses. But the fact remains that the homes were bought by a developer for the express purpose of building townhouses, and so townhouses will be built there no matter how much FMC kicks and screams. The only thing FMC acquiesced to was a variance request. The only effects of that variance will be to save a tree on the property and to preserve what little street parking we have around that corner. Townhouses would be built whether the variance passed or not. COMMENT OF THE DAY: ON THE CORNER OF WEST MAIN AND ROSELAND “903 W. Main is a lovely Prairie style home in First Montrose Commons. The owner of it and the neighboring home 909 W. Main, an even grander Craftsman, will demolish both homes for replacement with eight townhouses (likely four story, given the density). But he’s saving the trees, so apparently the civic association is ok with the plans! First Montrose Commons is currently working on an application to become a city historic district. COMMENT OF THE DAY: INNER LOOP TRAFFIC SCARE “I’m always surprised at the people in the Houston metro area who live in the suburbs in order to avoid scary traffic. To me, the traffic in the commercial centers of the suburbs is just as bad, if not worse, than what I encounter within the Loop. My boss dropped me off at home once, with the surprised comment that ‘wow, you can drive from the Med Center to the Heights without going on the highway’. Then proceeded to tell me that the reason he lived in Sugarland was that his wife was terrified of highway driving. COMMENT OF THE DAY: HISTORIC PRESERVATION, DALLAS STYLE “. . . Conservation Districts have existed in the city of Dallas since 1988. These districts exist primarily in East Dallas and Oak Cliff.(which are areas primarily developed before 1940) They concentrate on protecting such things as architecture styles, densities of the area, heights of structures, and setback guidelines. The process to become a conservation district typically takes 12 – 18 months from the initial authorizing of a study until the adoption by the city council. These districts are similar to and often compared with historic districts. While exhibiting comparable characteristics, the two are quite different. Historic Districts look to preserve the original structure exactly as when it was first built. They also attempt to preserve original materials, colors, styles, and other elements of the original structure. COMMENT OF THE DAY: LITTLE HOUSES NOT FAR FROM PRAIRIE ST. “I did get a chuckle out of the statement that the problem with the old houses was that they were 900 square feet and thus there was ‘nothing to do’ but tear them down. I actually think there’s quite a market for 900 square foot living spaces located right near downtown. When they are condos or apartments, they’re quite popular, and there are quite a few houses that size in the Heights that continue to sell – and not as teardowns. It’s an ideal, efficient living space for a single person or a couple, and the existence of smaller houses creates housing options – so the entry price in a neighborhood isn’t higher than many can afford – and thus you get a healthy mix of residents, from young professionals in the smaller houses to families in the larger ones. COMMENT OF THE DAY: WHERE MONTROSE BEGINS AND ENDS “. . . the referenced area has been known as ‘Montrose’ since the 1960s, at least. There are numerous ‘pockets’ not in original Montrose that have historically been called part of the area for decades. Generally, east of Shepherd, west of the US 59 spur (and Brazos), N. of 59, and S. of W. Dallas connotes ‘the Montrose’ or the Montrose-area, even if it does not denote it. I, too, once tried to parse the issue, (Winlow), but eventually, one gets tired of people saying ‘Oh, yeah, you mean Montrose!’. I love Montrose, and I don’t need neighborhood signs or old, original designations to muddy the waters. Believe me, if it seems ‘Montrosian’, then you’re in the ’trose (start with at least a smattering of 1930’s bungalows). Nothing quite like it the southern U.S architecurally, ethnically, socially and socio-economically. Montrose is our big, sloppy, lovable integrated, tolerant heart. COMMENT OF THE DAY: CANDLELIGHT TRAILS, DIMMED “My family lived there for 17 years (1985-2001) and we watched this place transform from a luxury conodo complex into a complete waste. We frequently revisitied the complex on several occaisions and it stayed just about the same from the late 1980s until now. The danger of living there really showed its true colors when we went onto the abandoned property last January and discovered a murder scene in our old condo. For many reasons I want this place torn down, but for the most reasons, I don’t want this place down mainly because that used to be my home and where I grew up and seeing it go into the ground might be too much of a sight to bear on my part. Despite this, I rest easily knowing that the complex will never be torn down because it was one of those ‘take action for a day and feel good about it but forget about it the next day’ types of situations so there is no doubt in my mind that the buildings will remain standing as long as I live.” [John, commenting on Lights Out for Candlelight Trails?]

I’d guess 25 years & it would be identifiable only to those who already know it – a full generation who would have never seen it in the first place. The roof would fall in and woody plants would find niches underneath it, long before the big doughnut of a parking lot would disappear. Grade-schoolers could take field-trips there & High School science projects would follow the Astrodome’s demise: How many years before nesting birds arrive?
