DIGGING OUT FROM HEAVEN ON EARTH Updated task list for the investor group that bought the dilapidated and long-vacant Heaven on Earth Plaza Hotel at 801 St. Joseph Pkwy. at Travis St. Downtown 3 years ago: 1) Pay off $4.2 million mortgage on property; 2) work way out of bankruptcy (declared just last week, to avoid foreclosure); 3) close on $22 million construction loan to redevelop the 31-story former Holiday Inn (and later Days Inn) into an “as economy class as possible” hotel. Meanwhile, New Era Hospitality — the group that bought the property in 2008 from a fund connected to the Maharishi Mahesh Yogi — recently spent around $30,000 to secure the building, after receiving a stream of municipal citations for “dangerous building parts, visual blight, unsecured entrances, and signs of urine and bodily fluids.” The project’s general contractor tells Purva Patel that plans to turn the gutted property into an “upscale” hotel have been scaled back. Ever wonder what happens when a vat of liquid nitrogen wielded by a restaurant crew from Tomball is poured into the swimming pool of a Downtown Houston hotel? Your curiosity will be rewarded in the short video above from last March’s poolside Houston Star Chefs event at the Four Seasons Hotel, where Bootsie’s Heritage Cafe chef Randy Rucker and pastry chef Chris Leung both received Rising Star awards. The large-scale chemistry demo from Bootsie’s took place at the end of the evening. (According to Houston Press food critic Katharine Shillcutt, there were a few delayed reactions too: The hotel was left with a fair amount of cleanup afterward as a result, including completely draining the pool and fixing the chemical balance of the water.) The Bootsie’s crew’s latest project: A new restaurant in a well-vegetated just-purchased 1930 Museum District home most recently used as a doctor’s office, directly behind Yoshio Taniguchi’s Asia House at 5219 Caroline St.:

The streetclothes are already being shed from the recently vacated office building at the corner of Main St. and Rusk downtown where a Fort Worth development and hospitality company is planning its next hotel project. Pearl Real Estate announced plans to gut and renovate the 22-story building at 806 Main St. early last year. And now, a reader reports, permits are posted in the window and the paneling and windows in a single column have been removed.

Underneath the white-marble and brown-glass slipcover — installed about 30 years ago — is a stone, terra cotta, and brick building built about 100 years ago and expanded 10 stories skyward in the 1920s. The building is directly across the street from the brand-new BG Group Place.

An effort led by former Houston mayor Lee P. Brown to recruit wealthy Chinese investors for a proposed 1000-room East Downtown hotel project on the opposite side of the 59 freeway from the George R. Brown convention center appears to be picking up steam. Brown is listed as chairman of the managing general partner of the project, a company named Global Century Development. Brown and Global Century’s president, Dan Nip, hope to raise money for the $225 million project from investors who want to immigrate to the U.S. through the U.S. Citizenship and Immigration Services’ EB-5 Visa program. That program, established as a result of the Immigration Act of 1990, allows foreign nationals to obtain a green card by investing a minimum of $500,000 — and thereby create 10 or more jobs — in qualified areas with high unemployment rates. An East Downtown investment zone identified by Global Century Development in the area bounded by Preston St., the 59 Freeway, I-45, and Dowling is the only area in Houston that qualifies as a “regional center” under the program.

A Powerpoint presentation prepared by Global Century Development that appears to date from last year sites the proposed hotel on three adjacent blocks near Saint Emanuel and Polk St. But a report in today’s Houston Business Journal by Jennifer Dawson indicates plans for the East Downtown hotel are focused on only 2 of those blocks, which Nip controls: They’re bounded by Polk, Saint Emanuel, Bell, and Chartres. Dawson reports that a pedestrian bridge connecting the hotel to the convention center across the freeway is being planned, but a schematic drawing of a bridge featured in the presentation appears to show it only crossing Chartres St., requiring pedestrians to cross under the freeway:

Lookie what an investment group headlined by former NBA star Magic Johnson walked away with after Tuesday’s Harris County foreclosure auction: the Hotel Icon — and probably for less than $27 million, since that was the unanswered starting bid for the 135-room boutique hotel. The building at 220 Main St. Downtown is of course no stranger to foreclosure auctions: Randall Davis and some investment partners brought it home from one in 2002, then redressed it as the Icon. And the building began its life as the Union National Bank. LA’s Lowe Enterprises — also the owners of Austin’s Driskill Hotel — bought the hotel from Davis’s group in 2006, but since defaulted on $46 million of debt. That’s what the joint venture of 2 joint ventures — one of them Canyon-Johnson Urban Funds, part owner of the Marq*E Entertainment Center on I-10 — bought up on the rebound, and at a deep discount, this week. The new owners tell the HBJ‘s Jennifer Dawson they’re hoping to turn over operation of the hotel to “a luxury chain such as The Ritz-Carlton Hotel Co. or W Hotels & Resorts.”

THE NEXT NEIGHBOR IN LINE FOR 2520 ROBINHOOD WON’T MIND GETTING WET Hudson Lounge owner Adam Kleibert is hoping his new bar directly to the east of the 2520 Robinhood at Kirby condo tower will get better treatment from his neighbors than the drenching and projectile greetings Hans’ Bier Haus directly to the west received last year. And he tells the HBJ‘s Allison Wollam that he and his brothers have some plans for the rest of the property they own directly adjacent to the tower. Once the lending market turns around, he says, they’d like to build a 33-room boutique hotel with a rooftop pool on the site. First order of business for Tilman Fertitta, now that he’s finally succeeded in turning Landry’s Restaurants back into a private company under his control (the deal closes today): announcing the demolition of Galveston’s hobbled-on-a-pier Flagship Hotel. Actually, Landry’s officials jumped the gun slightly, showing plans for a large hotel-free amusement park on the 25th St. Pier site of the shuttered hotel to Galveston’s city council yesterday. In place of the Flagship — which was built a few years after Hurricane Carla hit the island in the early sixties — yep, you guessed it: There’s gonna be a Ferris wheel. Plus: a double-decker carousel and other attractions meant to vaguely resemble the amusement park originally on the pier when it was built in 1943.

Brookfield Office Properties announced giddily yesterday that the real-estate company has bought the 28-story long-vacant former Sheraton-Lincoln Hotel at 711 Polk St. Downtown — just so it can tear the property down. The once-swank hotel achieved a small measure of fame as the Beatles’ Houston crashpad . . . and was also apparently graced with an overnight stay by Kennedy avenger Jack Ruby. But the building has sat vacant for the last 24 years. Brookfield owns the 35-story office building directly to the northeast (at 1201 Louisiana), which has long offered tenants closeup views of the decaying structure. But it looks like only the building’s underground features will remain:

“Our tenants in Total Plaza will experience views of downtown that they never had before,” announced Brookfield’s Paul Layne, “and access to three levels of below-grade parking.” The company says it has no particular plans for further development of the site once the building is demolished.

In 2007, Omni Hotels and an Atlanta company called Songy Partners announced plans to create an all-suites hotel in the structure, which had been cleared of asbestos in the late nineties. The development was meant to include meeting space, restaurants, and a wellness and fitness center. But the project stalled. More recently, the property was put on the market for more than $8 million.

  • Discovery Green: The sleek, silver and blue Skyline Bar & Grill on the 24th floor of the Hilton Americas hotel is gone. In its place is the Skyline Ballroom, shown above in flouncier attire, courtesy of a reader who pointed us to the hotel’s meeting-room brochure. The 3,275-sq.-ft. space is now available for banquets and receptions. Meanwhile across the green, reception of the 10 wind turbines recently installed at the top of the brand-new 30-story Hess Tower has been just a little bumpy. “The turbines are functional,” reports engineer and new Metro board member Christof Spieler. “Whether they’re economical is another question…. the turbulence at the top of a building means it’s not nearly as good a place for a wind turbine as an open plain.” But it all adds up, commenter Mt figures: “Power Bill savings: Negligible, PR Value for [an] oil and gas company: PRICELESS!”

Hilton Americas-Houston is the first hotel to utilize 3VR [Security, Inc.]’s facial recognition, license plate recognition and advanced motion analytics to provide the ultimate in guest security. In the hotel security business since 1990, John Alan Moore, director of security and life safety for Hilton Americas-Houston says “I’ve never seen anything that is able to do the things this technology does; it’s light-years ahead of the system we previously used.” . . .

Another use for the system that Hilton Americas-Houston has found useful is recognizing repeat customers. According to Moore, “We will be able to tie in with front office systems to flag our Gold Card members in order to be able to blow them away with service. This is another tool to be used to keep Hilton as the leader in the industry.” With 90% accuracy, the system registers few false positives, even picking up good facial info on cameras not specifically designated as facial-recognition. On a humorous note, the system is so sensitive that it has recognized faces that were not actually guests; they were photos of the t-shirts of guests. Moore said “President Obama made an appearance on our skywalk, on a guest’s clothing. That’s how bad the system wants to recognize a face.”

The Houston Business Journal‘s Jennifer Dawson is reporting that a hotel developer out of Fort Worth is purchasing the 22-story office building at 806 Main St. Downtown with plans to gut it, renovate it, and reopen it as a hotel. The building is approximately 100 years old, but its top 10 floors were added in the 1920s. The stone, terra cotta, and brick structure was dressed in a marble-and-glass slipcover about 60 years later. Directly across the street from the tower is the construction site of Hines’s MainPlace development.

The city has designated 806 Main as a landmark. It’s connected to the Downtown tunnel system, but has remained mostly empty in recent years. The last of 40 recent tenants is scheduled to move out this week. Building manager Betty Brown tells Dawson that only the Christian Science Reading Room and Domino’s Pizza on the ground floor will be left — their leases run out in 9 to 12 months.

With the exception of the Embassy Suites in downtown Fort Worth featured prominently on its website, Pearl Real Estate has built or redeveloped mostly suburban-style hotels. The 10-year-old company typically operates its own properties and serves as its own general contractor.

COMMENT OF THE DAY: READY FOR A FLOOD OF GUESTS “The Tremont House issued the following statement on this incident:As reported by the Galveston Police Department, there was an unfortunate incident on Saturday at The Tremont House which resulted in some slight damage to the hotel. Although the hotel still has two guest rooms out of service, the general operation of the hotel has not been disrupted. The hotel is currently determining the final cost of damages but estimates are approximately $25K, significantly lower than initial estimates. DOWNTOWN SHERATON-LINCOLN REDO: TOO MANY RESERVATIONS Hey, how about those plans to renovate the vacant 1962 Sheraton-Lincoln Hotel on Polk St. Downtown between Louisiana and Milam, and turn the once-swank 28-story hulk into an all-suites hotel with meeting spaces and restaurants? “More than two years later, it doesn’t look like much work has been done at all. ‘Omni is not involved in the project,’ Caryn Kboudi, a representative for Omni Hotels, told Hair Balls. ‘I believe Songy still is.’ . . . The Harris County Appraisal District lists the owner of the building as Downtown Houston Hospitality LP, which is based out of Atlanta, the same place as the Songy corporate headquarters. That could be a sign that Songy still owns the property, but it’s impossible to say, because no one from Songy has returned our phone calls or e-mails.” [Hair Balls]
