Just like the law, are we going to have to parse out if a development is just a literal mixed-use property (as in there are two possible uses of the land on it) or if it’s in the spirit of mixed-use? Do skyscrapers downtown qualify as mixed-use due to the retail in the tunnel and the public space they add by having a pedestrian plaza outside? COMMENT OF THE DAY: THE COMING AUTO-AUTO UTOPIA WILL SAVE THE GALLERIA FOR WOODLANDSERS “. . . I think you have a good point. Except that ‘travel is good for the soul’ bit. It is, but commuting isn’t travel, and I defy you to find more than a dozen people who think commuting from the Woodlands to the Galleria is good for their souls. (I work with a couple, their descriptions are more along the lines of ‘the soul-crushing hell of my day.’) But this actually becomes a driver for density. If you have really fast trains and you pair that with dense destinations, commuting by the maglev from Columbus to Houston becomes practical — you have to be able to get somewhere when you hop off that train. And technology changes will figure into this, which is why ‘freeways vs transit’ is a busted argument. Take a look at the self-driving car technology that’s developing really fast. When that hits usability, and you turn the roads into smart networks, you have a situation where they can handle a lot more capacity (because networked smart cars can use it far more efficiently than distracted primates). You also have the possibility of breaking the one-car-per-person paradigm, when you can order up a self-driving car to show up at work and take you home — cars no longer need to sit unused 95% of the time, and can be parked farther from destinations (‘Car — leave the parking structure to be at my door at 5PM, please’) which also makes density more practical — you don’t have to account for all those cars and junk up the streets with parking.” [John (another one), commenting on Comment of the Day: First We Crowd]

COMMENT OF THE DAY: CHEAPER, CLOSE-IN “I would just add to what Cody said. You can avoid traffic AND get a big house and lawn here in Houston. You just need to set aside your prejudices about certain neighborhoods. We’ve been living in the Brays Oaks area, formerly known as Fondren Southwest, since 2007, and it’s wonderful. Houses prices are on-par with far-flung suburbs like Jersey Village and Spring; far less than Inside the Loop. Barring any major accidents we can get from our house to the Museum District in less than 25 minutes; the Medical Center in under 20. My commute to work only takes me one exit on the Southwest Freeway. I take a certain satisfaction and watching all the people from Sugar Land sit in traffic, knowing that they spent more and got less house than we did. (Crime issues here are overblown, by the way – the result of sensationalized local news reports. A DOWNER FOR TACO MILAGRO IN UPPER KIRBY A post on the Taco Milagro Facebook suggests that the restaurant will be leaving the corner of Westheimer and Kirby Dr. where it’s been — almost miraculously, you could say — since 1998. Culturemap, pinning the relocation on rising rents there across from West Ave, reports that the restaurant group Schiller Del Grande that owns Taco Milagro (and Cafe Express, The Grove, and a few others) is looking for a new place for it “somewhere a bit further out.” Attempts to contact Schiller Del Grande for more details haven’t been returned. RUDYARD’S OWNER BUILDING BIGGER BAR IN SHADY ACRES The owner of Rudyard’s British Pub in Montrose has announced that she’ll be building TikTok, a bar, restaurant, and venue for live music in Shady Acres — and, apparently, this new one will be a lot more building than what you get at Rudyard’s. Owner Leila Rodgers tells the Houston Business Journal that TikTok “is expected to have a capacity of 750 to 800 people. She said she expects to be able to host 450 to 500 people in the performance area and 250 to 300 in the restaurant area.” Rudyard’s is at 2010 Waugh Dr. When it opens next summer, TikTok will be at 1412 W. 20th St., near the intersection of W. 20th and T.C. COMMENT OF THE DAY: BRING IT ON “As we all learned from the Ashby debacle, anyone who lives within a 2 mile radius of a proposed project has the right to go all NIMBY on it. Well, I live within a 2 mile radius of this project, and I’d like to declare myself to be a BIMBY — Build In My Backyard. I purchased inside the loop so that I could be in a dynamic urban environment; that includes high density housing options mixed in with single family; that includes the associated traffic; that includes noisy bars letting out at 2am right in the middle of neighborhoods; that includes Ferraris wailing at 120db at 7am on Sunday even if they’re only going 15mph. Bottom line, I’d love it if the Heights became more like Greenwich Village or Tribeca. While the Heights, or Montrose, aren’t likely to get there in the near future, projects like this (and Ashby) help get us just a little bit further in that direction. A LAND USE COUNTERATTACK FROM THE YALE ST. ALEXAN HEIGHTS Though the variance for unrestricted use that Trammell Crow had sought to make way for the Alexan Heights apartments along Yale St. was denied, other amendments to the existing single-family restrictions on that lot bound by Yale, Allston, and 6th that the developer is now seeking might allow the 366-unit complex to go up after all, reports The Leader. And, besides this play in the land use game, it seems as though Trammell Crow has also responded, in part, to the first round of objections coming from neighbors: “TCR has restricted the project’s driveway on Allston Street to be a service exit, left turn only, to divert traffic away from the neighborhood,” reports Cynthia Lescalleet. “[And] if the city will approve a HAWK signal — a crossing signal controlled by pedestrians or bicyclists — at the bike trail adjacent to the . . . site, TCR will fund and build it.” This revised application will go up in a public hearing Downtown this Thursday. A HEIGHTS RETAIL RESURRECTION The Leader is reporting that the Baptist Temple Church on Rutland and 20th St. in the Heights has sold 2 of its oldest buildings to Braun Enterprises, which says it will tear them down and replace them with less sacred spaces — that is, retail or a restaurant. If the almighty dollar has triumphed, there’s still a silver lining — or so Charlotte Aguilar suggests, reporting that the sale of the buildings — the church’s original sanctuary, built in 1912, and a larger one built in 1940 — will fund a $3 million renovation to its remaining 65,000-sq.-ft.
