How’d that $99k house project turn out? One reader tells Swamplot he’s impressed that a custom-designed house that “may be LEED accredited” could be completed for that price:

The event was great, if very hot ( it was a Noon yesterday). The mayor and principals involved in the project all spoke briefly, and we toured the house.

COMMENT OF THE DAY: THE RIGHT KIND OF HOME FOR HOUSTON “Question: What should Houston vernacular be? By that I mean, what type of residential architecture design is most logical with respect to our climate, region and lifestyle? The home designs as represented by the Toll Brothers are typical of the amalgam homes that proliferate throughout Houston. The two designs represented in this piece are pure kitsch – regardless of how well made they may be or the ‘amenities’ lavished upon the interiors. The Hill Country and Austin both possess vernacular employing indigenous materials – split face limestone – and a mixture of elements capturing key elements from Spanish Missions, turn-of-the-century farm houses and modernism. Five Houston designers are gathering on the ground floor of Hometta, a new web-based business that aims to promote and sell plans for small Modern homes. Architect James Evans of Collaborative Design Works, Rice architecture professor Dawn Finley of Interloop Architecture, Brett Zamore of Brett Zamore Design, and Blair Satterfield of HouMinn Practice are scheming with architect Andrew McFarland to build up a company store of designs measuring less than 2,500 sq. ft. Hometta’s founder is developer Mark Johnson of Area 16 Homes.

The company plans to have designs from 25 different studios ready for the launch of its web catalog next month, available under a tiered subscription system. Access to design renderings will be available for a small fee; for a larger fee, customers will be allowed to look through plans on the site and give access to contractors for bidding.

Once the customer finds a builder and receives a bid they are happy with, they may then buy the plans, which range from $1195 for a studio-sized house to $3195 for a 3-bedroom. Our Builder Search feature will help match homebuyers with a qualified builder in their area.

COMMENT OF THE DAY: LITTLE HOUSES NOT FAR FROM PRAIRIE ST. “I did get a chuckle out of the statement that the problem with the old houses was that they were 900 square feet and thus there was ‘nothing to do’ but tear them down. I actually think there’s quite a market for 900 square foot living spaces located right near downtown. When they are condos or apartments, they’re quite popular, and there are quite a few houses that size in the Heights that continue to sell – and not as teardowns. It’s an ideal, efficient living space for a single person or a couple, and the existence of smaller houses creates housing options – so the entry price in a neighborhood isn’t higher than many can afford – and thus you get a healthy mix of residents, from young professionals in the smaller houses to families in the larger ones. Having small houses in the mix is really good for an urban neighborhood; the idea that they all have to go is kind of crazy.” [John, commenting on Withering Townhouses of the First Ward]

And it’s . . . off! The building designer who had planned to demolish a 1920 bungalow in the newly designated Freeland Historic District and build two 4-story townhomes in its place has now backed out of the deal completely. In a letter to neighborhood residents, Jack Preston Wood and his wife, Samantha Wood, say they’ve canceled their purchase contract for 536 Granberry, in the soppy southern reaches of the Heights.

What made them change their minds? Maybe . . . the gentle encouragement of their would-be neighbors?

We received mean spirited mail, emails, blogs, and visits to our business website all because we were planning on tearing down a house in very poor condition and replacing it with a new compatible home.

The Woods say that after the city historical commission rejected their demolition and construction plans in mid-March, they abandoned the double-townhouse idea and decided instead to replace the bungalow with a new 2800-sq.-ft. 1-1/2-story bungalow. But the neighbors kept at it:

Even though we had sent a response that we were not going to build our original plans and we were working on new plans the neighborhood still held a protest and plastered Freeland with signs. As we watched the news clip on the protest we began to realize that any new home, no matter how compatible, would not be accepted because the Freeland mantra was to remain an “intact” neighborhood. . . .

About three weeks into the six weeks, we realized that we had become the “Poster Child” to deter and slowdown development in the area.

House designer Jack Preston Wood has apparently had second thoughts about his plan to build two 4-story townhomes where this bungalow now sits in the Freeland Historic District. The city historic commission turned down both his new-construction and demolition plans last month, and neighbors have been writing him letters and protesting every weekend since.

Freeland Historic District is a collection of 35 bungalows, marked down from the original 37, on two blocks south of White Oak Blvd. at the damp end of the Heights. There’s been no new construction in the district — which was designated just last fall — and residents have been working hard to keep it that way.

Wood tells Chronicle reporter Robin Foster that neither the Realtor nor the owner of the house told him that the house at 536 Granberry was in an historic district before he signed a contract to buy it:

Sell! Sell! Sell! screams the grand central Living Room of this 6,495-sq.-ft. wonder (seen here from the entry) in pond-spotted but down-to-earth Royal Lakes Manor. And really, it does look like the builder was able to get a rather comprehensive new-home design-cliché package to fire on all cylinders.

Sadly, all the entry melodrama hasn’t been drawing the buyers. The 2-story house — which looks to be about halfway between Sugar Land and Richmond, south of 59 — was completed in 2007, and originally listed for $1.2 million. The following May the price was cut to $1.1 million, then later listed with another broker for $1,025,000. By July, it was down to $949,000. It’s been listed with the current broker — at $899K — since last December.

WHERE’S A STINKIN’ FEMA TRAILER WHEN YOU NEED ONE? Trailer sculptor Paul Villinski, on the difficulty of procuring the raw material for his Emergency Response Studio, now on display at the Rice Art Gallery: “I thought, OK I’m going to go get a FEMA trailer, because they’re selling them online through the government – you know, the GAO Web site – at that very moment, it seemed, FEMA basically stopped releasing the trailers into the marketplace. And not only did they do that, they bought back all the ones that they had already sold. . . . And the back story with that is basically that the plaintiffs in this class-action suit need a couple of FEMA trailers so they can really study the indoor air quality and FEMA and the manufacturers do not want them to have them. So they’ve been ordered by the judge in the case to release the trailers, and they haven’t done it yet. So that made it impossible for me to actually get a FEMA trailer, which is why I wound up finding a 30-foot Gulfstream Cavalier, but it was built a couple of years before the FEMA trailers were.” [Arts in Houston; previously in Swamplot]

Like many of the existing homes in the Houston neighborhood, the CORE house is a compact, single story structure that uses pier and beam construction. The CORE house is powered by a “core” module, defined as an unchanging, narrow mechanical/plumbing spine. The body can be built to suit a family’s needs, while the CORE remains the same.

It sure is hard to keep straight all those white-stucco Modern homes a few Houston architects keep churning out. Which probably explains the big “oops” in the latest issue of Houston Lifestyles & Homes magazine, a free publication distributed to “45,000 upscale homes in the Houston area.”

February’s cover story, “An Inside Outside House,” centers around the somewhat spectacular home local architect-builders MC² built for Barry and Sherry Johnson, along the edge of a fault line on a small lot adjacent to Memorial Park. The tall and narrow home, which features a three-story living space, slanted columns holding up a V-shaped roof, and third-floor balconies looking out over a pool, was featured in a Houston AIA home tour last year.

Attorney and possible mayoral candidate Ben Hall may have cost himself a few votes from the style police for his very public flirtation with purchasing State Rep. Hubert Vo’s languishing Rivercrest Megamansion last month. (Hall’s wife apparently vetoed it because it was “too big.”) But Hall’s working on a comeback, scoring glowing words from Fox26 reporter Isiah Carey after a visit yesterday to Hall’s law office — in a 1922 mansion at 530 Lovett Blvd. in Montrose:

It is by far one of the coolest legal offices I’ve seen in quite some time. It’s an old mansion that seems to be the centerpiece for the entire street. It is huge. Inside of the building is also super cool. You can tell the legal eagle took pride in decorating his offices. If worst comes to worst Hall could say this is his home and still run for Mayor of Houston.
