THE PARTS OF TOWN WHERE THOSE STREETCORNER MINI MURALS ARE POPPING UP Mini Mural by 2:12, Stella Link at Latma Dr., Woodside, HoustonIf you’re wondering where you can find more of those painted-over traffic signal control boxes —- like the one pictured here, which just appeared at the corner of Stella Link and Latma Dr. in Woodside — there’s a . . . website for that. UP Art Studio, the mural project’s instigators, has pics up of more than 2 dozen of the altered streetcorner cabinets colorfully transformed by artists so far, as well as an interactive map for scouting them out. If they get too specific (address! intersection!) the newscasters know that the overwhelming majority of the metro which has no relation to that spot will tune out. If they are too vague (somewhere in the solar system!), once again they run the risk that the audience will feel no connection to the dateline location of the story and will also tune out. But there’s that sweet spot (southwest Houston!) where a large wedge of the viewing audience will think ‘I live/work/school sometimes in what I think of as southwest Houston’ and sit up and pay attention. PRESERVING HOUSTON’S UNSENTIMENTALISM Barbara Jordan Post Office, 401 Franklin St., Downtown HoustonWhat Houston should be preserving for future generations, Scott Vogel ultimately argues in his editor’s note for the latest issue of Houstonia, is its glorious legacy of demolishing its own past. But first, there are a few annoying bastions of sentimentalism to, uh, tweak: “To me, any one of these adorable recollections seemed reason enough to save a building from the wrecking ball, or rather the explosive charges that ultimately reduced Macy’s née Foley’s to rubble over a few seconds last September. After all, why shouldn’t our descendants be able to see where Barbara, a member of the commentariat, had purchased a ‘going-away outfit’ for her wedding in 1972? Wouldn’t their lives be somehow diminished for not beholding, as John C. did, the ‘tight corkscrew ramps leading up and out’ of the Foley’s parking garage? Would they ever forgive our insanity for demolishing the place where Cody ‘actually bought our living room furniture’? The last two plaintive cries were uttered over at that other Bayou City Book of the Dead, Swamplot.com, where there is an inverse relationship, science tells us, between an agitator’s outrage over a proposed bulldozing and the number of times he has actually visited/shopped at the spot during the last decade. A club open to only the most radical, militantly preservationist of internet do-nothings, Swamplot is a place where the closing of the Barbara Jordan Post Office downtown occasions the tearing of hair and rending of garments. WHAT IF LOCAL REPORTERS COULD KEEP THEIR HOUSTON NEIGHBORHOODS STRAIGHT? Screenshot of KHOU Report on Shooting in Independence Heights, HoustonMaybe by being more specific and accurate about the locations they describe, suggests Christopher Andrews, teevee news reporters could help Houston learn a little more about itself: “I sometimes wonder how much more we as citizens could learn about our cities if our local news media accurately described the neighborhoods in our cities. A shooting occurred in the Independence Heights neighborhood of Houston early Wednesday morning. Independence Heights is a neighborhood just north of Houston’s I-610 loop. It is home to what most claim was ‘Texas’ first self-governing African-American community.’ When Houston’s local news media covered the shooting, it was described as a shooting ‘in the Heights-area.‘ Would viewers not know where Independence Heights is located? Well, sure, it was near the Heights. But how close is near? Another outlet described it as ‘north Houston.’ Again, how far north of Downtown Houston is ‘north Houston’? Houston is a gigantic city, so north Houston should be more than a few miles from its center. The site of the shooting is approximately a half mile north of Houston’s I-610 loop, which serves as the northern border of what is known as the Houston Heights neighborhood. (To be technical, Sunset Heights is the subdivision name north of the Houston Heights proper.) This is part a further trend in Houston of simply attaching ‘-Heights’ to neighborhoods or developments in hope of invoking the charm of the Houston Heights proper. COMMENT OF THE DAY: RISE OF THE MEMORIAL CITY MONSTER Memorial City Mall, Houston“Does any else remember the old Memorial City Hospital that used to sit on the east-bound Katy Freeway feeder (west of Gessner)? It was once just a small 3 stories tall. Then they built 3 more floors on top of those, making it 6. Then it kept growing/morphing until it turned into the crazy space alien tower that it is today. Memorial City Mall has similarly morphed and changed continuously over the past 3 decades, constantly changing its footprint, accessibility, and façade. I would love to see some sort of time lapse of all the changes. COMMENT OF THE DAY: LIKE THE BAYOUS, HOUSTON OIL DEVELOPMENT FLOWS WEST TO EAST Oil Drilling and Trucks“. . . First, low oil prices are absolutely TERRIBLE for upstream (Schlumberger, Baker Hughes, Fluor, etc). However, it’s not necessarily terrible for downstream. Expensive or cheap, oil has to be refined and there has been no reduction in the demand of downstream products (gas, polymers, aromatics etc). If you know the Houston energy market then you know that Upstream is located heavily in Katy and Sugarland. Downstream is located primarily on the East Side of Houston, with some exceptions (like the EM woodlands campus). More central or (to a degree) eastern housing markets should still see significant demand. Second, understand that some oil companies move very slowly. Capital expense budgets are planned years in advance. Those don’t necessarily just get ripped up and thrown out the window just because the price of oil has tanked. Yet again, UPSTREAM is definitely cancelling capital left and right, I mean only a moron would drill a new low margin well right now, but Downstream? I believe at least 2 new crackers are coming online this year and a new 500+ kta polymer reactor is as well. COMMENT OF THE DAY: WHY THE ROADS DON’T GO THROUGH Hand Drawing Houston“. . . Easy — Look at the intersection of Gessner & West Rd. Gessner is blocked to the north by a subdivision, West Rd. is blocked to the east by a landfill (or sand mine or whatever that site is; hard to tell from the aerial). Both roads could connect through, but development blocked ’em. Having been involved in a couple of these scenarios, I’ll tell you how they typically happen: Developer meets with the city after submitting a plat. City says something like ‘connect the roads or we’re not going to approve your plat and you’ll never get to build it.’ Developer says something like ‘that will result in reduced usability of my site and increased cost to develop it, so if the City wants the road to connect then the City needs to pay $X million.’ City counters with ‘we’re not going to pay for anything, but if you don’t build the road we’re going use eminent domain to take the land and build the road anyway.’ Developer finishes them off with “Well then you can either a) give me $X million and I’ll build the road, b) or I’ll donate enough $ to the council member and mayor races to get what I want.’ The city settles for c) Do nothing, back down, and don’t get the road — because otherwise the staff member who stood up to the developer in the first place would get canned. COMMENT OF THE DAY: THE MISSING LINKS Broken Road Link“A great comment and right on the money. Houston also needs to take the reins of community building instead of letting developers drive that bus. Subdivisions/neighborhoods are currently created by private developers without any thought to how they relate to adjacent communities, resulting in islands of development unconnected to each other in any meaningful way. How many times have we seen major roads come to a dead end because there’s a subdivision/office park/whatever right in the way? HoustonA local CTO who knows his way around iOS programming but had trouble at first figuring out what day the garbage trucks are supposed to come by is behind a simple app that became available on Apple’s App Store just last week. Kenton Gray’s Rollout! Houston was one of the winners of the citywide Hackathon in May. The free program can’t help you lift or pull bins or navigate a path from back yard to front yard around your lot-filling townhouse, but it does do one thing well: inform you of the next pickup day for garbage, recycling, and heavy trash for whatever City of Houston location you’re in. COMMENT OF THE DAY: HOUSTON’S PRIMARY UNIT OF MEASURE The Measure of Freeways“Unfortunately it will take much more than sprucing up Buffalo Bayou Park to make Houston a more pleasant place. The big problem is that for most people in Houston, the only way to get to a nice place like BBP is the only way you can get anywhere — by car. And that fact alone will take years of political will, planning, and hard work to change. And as long as it doesn’t change, Houston will remain what it is currently: a road system that people sleep and work around. The primary datum in a place like NY is the human body. Planning with the human body as the primary reference point generally makes for a pleasant place for people. Here in Houston, the primary unit of reference is the automobile, as such Houston primarily accommodates cars, not people. Scale matters. Infrastructure (such as sidewalks, small neighborhood parks, bike lanes, rails, etc) matters. Buffalo Bayou Park is a nice place because it is designed for people. Houston on the other hand . . . In terms of civic amenities and property values, ‘you can’t have both’ only in the market as it currently exists. We ought to be able to have a decent city and also live in it, but that can’t happen until we decide to decide that enough’s enough and begin actually planning our city. There are people and institutions in Houston working hard to that end, but so far they are too much ‘a voice in the [civic] wilderness.’ I’m optimistic though. COMMENT OF THE DAY: THE BUFFALO BAYOU PARK PINCH Barefoot in the Grass“When I see the improvements come on line at Buffalo Bayou, I keep thinking to myself ‘what’s the catch? Are these on loan from another city? Will Culberson make us take them down so he can build a new highway?’ But it is really happening. Buffalo Bayou is really turning into Houston’s Central Park (NY’s version does have a private restaurant right in the middle of it–Tavern on the Green). The nature playground on the east end is getting finishing touches as well as the performance space and snack bar over the old waterworks. The only problem I have encountered is the mud that slides down the banks and accumulates on the trails after a heavy rain. But it is much better than it used to be. Who knows. Maybe this is for real. Thus creating longer delays for those who use surface roads to travel. What is sorely required is a road that would flyover Memorial Park adding a much needed way to travel from the inner loop north. Currently, the only options are the West Loop and Kirby/Shepherd. Both of which are overly congested at most times of the day. BUYER OF CHRONICLE COMPLEX DOWNTOWN NOT EXPECTED TO CRUSH IT JUST YET Houston Chronicle Building, 801 Texas Ave., Downtown HoustonThe deal could still fall through, cautions Ralph Bivins, but real estate development firm Hines is in the middle of negotiating a purchase of the Houston Chronicle’s complex and parking garage at 801 Texas Ave. downtown. Expected sale price: “more than $50 million, perhaps as much as $55 million.” But Bivins doesn’t think Hines is ready to knock down the structures and build another of its downtown office developments on the 99,184 sq. ft. of land on 2 blocks right away.
