MOSAIC SOUTH TOWER ONLY NOW GOING BY HANOVER HERMANN PARK The 29-story, 394-unit glass apartment building at 5927 Almeda Rd. known as the Mosaic South Tower, and before that the Montage, and before that the south tower of the Mosaic, shall henceforth (or until it sells again, probably) be known as the Hanover Hermann Park. (It’s pictured at right in the above photo.) Last week PGIM, the real estate division of Prudential Financial, bought the building, which fronts Hermann Park and backs up to 288 — along with the retail portion of the building’s gone-condo identical twin immediately to the north, still known not-at-all-confusingly as the Mosaic on Hermann Park. The seller was Winthrop Realty Liquidating Trust, which (in case it’s not obvious from that company’s name) is in the process of selling off every property it owns. In case the name change wouldn’t be enough of a clue, a note sent last week to residents by the seller indicates that the building will now be managed by the Hanover Company. Somebody carefully disassembled the recently installed quilting sculpture in front of the Bermac Arts Building at 4101 San Jacinto St. just south of Cleburne St. late last week, leaving behind a patchwork of colorful powder-coated-steel pieces on the former bus-stop platform next to the sidewalk. The 8-ft.-tall blue, orange, magenta, yellow, and metallic silver sculpture, called Quilt Peace, was erected at the site on September 20th. It was meant to remain there for 3 months — through next month’s International Quilt Festival at the George R. Brown Convention Center — before being moved to a different Midtown site.

Street Art Taken Apart

It may have been erected on a one-way northbound street in Lower Midtown, but this new sculpture now standing in front of the oak trees outside the San Jacinto St. entrance to the Bermac Arts Building just south of Cleburne was designed to flag down visitors from Downtown: Quilt Peace, constructed of powder-coated-steel, marks the entrance to the offices and exhibition space of the Community Artists’ Collective, where the Jubilee Quilt Circle meets twice a week to stitch works by hand or with the computer-controlled longarm flatbed stitcher onsite. “Quilt Peace is our tribute to the November 2017 International Quilt Festival at the George R. Brown Convention Center,” explains artist Michelle Barnes — who also happens to be the Collective’s executive director. “. . . We want to demonstrate our connection with quilting to the thousands of convention visitors.

Passenger-window-side pix sent in by a reader show the current state of Java Lava, the new coffee house under construction at 1201 Southmore Blvd. The entrance walkway shown in the photo (and in the rendering above from the building’s architects, Albany Studio), leads from Southmore. Some outdoor seating for the coffee house will back up to San Jacinto St., just behind a fence from the tracks for the northbound trains on the Red Line. The overall configuration of the corner site is better shown in an earlier rendering (below) posted on the architects’ website, though it’s missing the building’s relocated Southmore entrance:

THESE ARE THE SALAD DAYS FOR EMANCIPATION PARK Covering the reopening of Emancipation Park, on Elgin St. east of 59, Michael Hardy surveys the adjacent eats: “Even before the park reopened, a number of businesses catering to the neighborhood’s newest residents had appeared. Across the street from the park, below the old Eldorado Ballroom, are the Crumbville, TX bakery, which sells vegan cookies and brownies, and the NuWaters food co-op. A few blocks down Emancipation Avenue, Doshi House serves sustainably sourced coffee and vegetarian meals. (Emancipation Avenue used to be called Dowling Street, after a local Confederate officer; the Houston City Council voted in January to change the name.) The latest business to open on the park periphery is the Rustic Oak Seafood Boiler Shack, which serves coastal Cajun cuisine. The owner and chef, Wendell Price, grew up on MacGregor Way, a more affluent part of Third Ward, and remembers the area around Emancipation Park as a food desert. ‘When I came down to hang in this area, you literally couldn’t get a salad,’ he said. The Dallas-based real estate and restaurant developers at Syn Hospitality Group are hoping to have a Houston branch of flag-slathered bar and restaurant America Gardens open later this year (as rendered above), part of their in-the-works Midtown Common development over on Caroline St. just north of McGowen. The group went after some early city approvals earlier this year to bundle together a handful of property parcels on the block into the edgy unreserved shape shown above. That footprint, mostly sticking along Caroline but stretching across to claim a bit of frontage on Austin St. as well, leaves out the buildings occupied by Core Church Midtown, which is squeezed between the auto and auto accessory pairing of Fast Traffic Auto Work and Austin Radio and Speedometer.

DOWLING ST. NOW BEING EMANCIPATED The folks at Project Row House posted this snapshot of a new street sign along Emancipation Ave., née Dowling St., which is getting its shiny new labels affixed in the leadup to this year’s Juneteenth festivities. (That’s when the name change will officially take effect, and when majorly overhauled Emancipation Park is once again planning to reopen, as well.) This particular set of signage is at the corner with Francis St., across Dowling Emancipation from the Tiny Treasures house, the crumbling remains of the Beauty Box, and the former site of the Flower Man’s toxic-mold-filled arthouse; the new signs look to have started going up along the road last week.  Photo: Project ROW House

Former Tree at Axelrad Beer Garden, 1517 Alabama St., Midtown, Houston, TX 77004Swapping in for the tubelight-bedecked elm that’s been standing in the middle of Axelrad Beer Garden at the corner of Almeda Rd. and Alabama St.: this way-past-sapling Shumard red oak, carefully trucked, tipped, and dropped into place earlier this week, as captured in the Yakety-Sax-tracked video montage above. The changeover comes at the end of the original tree’s years-long shuffle toward death, per the bar’s telling: the group was advised to evict the tree when they first started setting up the space — as it was already old, and had been hit pretty hard by that tire-revealing 2011 drought — but opted to keep it around for a few years instead.

Following a recent lightning strike from which it would never quite recover, the tree finally lost enough branches that the bar owners opted to put it out of its misery:

2309 Wichita St., Riverside Terrace, Houston

The Chron’s Craig Hlavaty reports from the scene of still-ongoing renovations to the bedecked and multi-turreted home at 2309 Wichita St., better known as the castle-like former duplex, orphanage, and daycare facility in Riverside Terrace that former owner and VA nurse Charles Fondow spent 31-odd years renovating and expanding as his own quirky residence, inspired by his sightseeing travels in Russia and Green Bay, Wisconsin. Fondow died in 2011, his life’s work incomplete. New owner Nick Ugarov, who picked up the property from a bank sale in 2014, has continued Fondow’s legacy with a multi-year renovation project of his own:

CITY STILL WORKING ON CHANGING DOWLING STREET’S NAME, STREET NAME CHANGING RULES Rendering of Emancipation Park, Dowling St., Third Ward, HoustonThe renaming of Dowling St. to Emancipation Ave. is taking a little longer than the 10 weeks initially planned by the city planning commission, Mike Morris notes this week (now that that floated November 6 renaming ceremony date has come and gone). The final votes to formalize the name change are still coming up; the mayor and city council have also been rethinking the rules on how to change street names, which currently require a written OK from 75 percent of the property owners along a public street. LGBT SENIOR HOUSING COMPLEX IN THIRD WARD WON’T LIMIT BUILDINGS TO STRAIGHT GRID ORIENTATION Rendering of 2222 Cleburne St.Largely motivated by cases of out Houston seniors going back into the closet at the end of their lives for fear of discrimination from caregivers and housing providers, writes Brandon Wolf this week, the Montrose Center is now working on a 112-unit senior living complex geared toward (though not exclusive to) mixed-income LGBT folks. The Midtown Redevelopment Authority will give the project a parcel of land at 2222 Cleburne St. (set along 288 just 9 blocks south of about-to-reopen Emancipation Park) — but only if the Montrose Center can raise $1 million for the project by December 31. The complex’s 2 housing buildings, per a preliminary design by Smith & Company Architects, will be situated on the property at an angle to the street grid, both to make the facade less big-boxy and to pick up better natural lighting; Wolf also writes that “the apartment buildings’ outside staircases will be covered with mesh bearing the traditional colors of the rainbow—purple, blue, green, red, orange, and yellow.” [OutSmart] Rendering of LGBT senior living facility being planned for 2222 Cleburne St.:Mike Stribling, Smith & Company Architects

5404 Almeda Rd., Museum Park, Houston, 77004

The fenced-off L-shaped strip center that previously hosted a string of smoked meat vendors at 5404 Almeda Rd. looks to be the planned site of a new restaurant connected to Breakfast Klub owner Marcus Davis. The strip center got a new roof during the summer of 2014, after permits were issued with Davis’s name in the occupant spot; plans to remodel the space for a new restaurant and bar were moving through the city review system again as recently as last month, and a tipster tells Swamplot the place could open early next year (if all goes as planned).

The site sits about 6 blocks south down Almeda from Davis’s Reggae Hut; the shot above looks west from Almeda down Prospect St. (not even a quarter mile down the road from that trio of light-up townhomes that just went on sale). The once-Green’s space became a Harlon’s Bar-B-Que for a few years before it was turned into Bar B-Que Blues (which shut down by early 2011). Here’s what the space looked like circa 2010, when the strip was also occupied by the Black Heritage Gallery and the Grape & Grain Liquor Store:

Art Colony Phase 2, 5313 Chenevert St., Museum District, Houston, 77004

Like the looks of this light-display-slash-townhouse-trio at Prospect and Chenevert streets on the Almeda side of the Museum District? All 3 of the homes hit the market yesterday for between $925,000 and $975,000 (that’s 5313 Chenevert, 1805 Prospect, and 1807 Prospect, from left to right). Developer Dreamscape Modern posted the (rendered) view above to its website for Phase 2 of its The Art Colony townhouse development, which includes a see-through panel to catch shifting colored light projected onto the house after dark.

The light displays shown in the rendering and in the video above are a bit more intricate than the particular pattern shown in the new listing photos — though the illuminated driveway strips appear to be the same shade of aqua, amid the xeriscaping in place of the grass lawns originally depicted:

Lighting Up in the Museum District

Hadley at Scott streets, Third Ward, Houston, 77004

The legal entity that has recently taken control of this block of Scott St. — located between Hadley and Bremond streets just off I-45 — appears to have been named in honor of the University of Houston’s early September football defeat of the Oklahoma Sooners. The previous owner of the land, a corporation called 3919 Scott Street (which, yes, is also the address of the up-for-eventual-demo original Frenchy’s restaurant down the road), transferred the property shown above over to an entity called UH33-OU23 near the end of last month, after putting in a request to the city to turn the 1.79 acres of mostly-vacant smaller lots into 1 big unrestricted parcel under the name University Gateway. The land is less than half a mile up Scott St. from the Elgin / Third Ward light-rail stop at the edge of UH’s central campus:

212 Fargo St., East Montrose, Houston, 77004

For just $2 less than $1 million, you can now get your hands on this back-on-the-market bungalow-plus at 212 Fargo St., built in 1930 and added onto in 2000. The house sits in the East-Montrose-Fourth-Ward transition zone immediately north of those blocks being family-friendlified by means of Max’s Wine Dive developer Fred Sharifi. Records show the house went on the market asking for a much juicier $6.9 million back in 2007; the 2-unit home was relisted several times in 2014 and 2015  (starting at a more modest $1.375 million and falling) before going rental for a few months this spring.
