A “high-end” restaurant, led by a yet-to-be-identified “superstar chef,” will be taking over the space known for the last 16 years as Chances Bar, an owner of the property tells Houston Press reporter Craig Hlavaty. “It’s going to blow Montrose out,” Nick Vastakis tells him. “It’s going to be great.” Chances will shut down for good after a goodbye party on Saturday. Vastakis says his family, which has owned the property since the 1970s, will be getting out of the lesbian-bar management business and into property development.

What prompted the change? One of those spear-more-times-with-my-family moments, he tells Hlavaty:

“Sometimes I look back and wonder WHAT WAS I THINKING,” writes Jason Perry in a press release he sent to local media outlets announcing the closure of his late-night and after-hours establishment near Montrose and Fairview — and its coming reincarnation as a perhaps quainter little bistro. “Did I really open a penis shaped muffin restaurant, did I really spend more than half of a million dollars on a restaurant that promised to toss peoples salad[?]”

Housed in a 1940 foursquare at 2310 Converse St., the MuffinMan, which opened only a few months ago, actually promised customers a bit more than that. Perry’s possibly NSFW farewell-to-muffins press release explains it best:

H-E-B agreed several months ago to wall off the ends of Sul Ross and Branard streets, which dead-end into the site of its future Montrose market at West Alabama and Dunlavy, and which served as entrances for the Wilshire Village Apartments that were torn down there last year. But what about devotees of that obscure local Montrose pastime known as walking to the supermarket? If they’re coming from the neighborhoods to the west, should they be able to get through that way?

Over the weekend, the Lancaster Place Civic Association worked out a “compromise” between homeowners on the dead-end portions of Sul Ross and Branard — mostly opposed to having pedestrian gates at the ends of their streets — and homeowners and renters in that neighborhood to the south and southwest of the site, most of whom wanted them included. H-E-B Houston prez Scott McClelland says he’ll have H-E-B’s in-house architects design what the association came up with: A pedestrian gate on Branard, with a timer that will lock it after dark. Sul Ross, which is closer to the store entrance, won’t have a gate, but will have a panel in the wall that would make it easier to put one in later.

A reader sends word that a TABC alcohol-license notice posted on the side of the former Tower Theatre at 1201 Westheimer — where Hollywood Video was sent packing late last year — reveals the name of the old-style Tex-Mex restaurant former Houston Press food critic Robb Walsh and Iron Chef contestant Bryan Caswell will be inserting into the long-gutted moviehouse. As announced in the Press‘s food blog earlier this month, it’ll be El Real Tex Mex Cafe. Alas, no notice has yet been posted warning customers of the restaurant’s special featured ingredient:

Ignore the alternating reds, greens, and yellows on the renderings: store regional president Scott McClelland says the new H-E-B coming to the corner of West Alabama and Dunlavy will have “natural materials” on the exterior — though he says he doesn’t know yet what those materials will be. Getting rid of the colors is just one of the changes requested by attendees of the recent neighborhood meeting. H-E-B announced last week that those same neighbors had selected the “Pavilion” roof design — already the most Menil-like of the 3 decorate-the-box options prepared by San Antonio architects Lake Flato. The vote totals, tallied by Neartown Association president David Robinson: 88 for the Pavilion, 75 for the Sawtooth, and 43 for the Wave. (See all three designs here.)

H-E-B has announced the “winner” of the dress-up design contest for its new supermarket on the corner of West Alabama and Dunlavy — the site of the former Wilshire Village apartments. The top vote-getting entry, named “The Pavilion,” is easily distinguished from the other 2 proposals from San Antonio architects Lake Flato: It’s the one where the roof isn’t jaggedy and isn’t curvy. We’ll have more details shortly.

COMMENT OF THE DAY: WHO’S SITTING ON ALL THOSE VACANT BUILDINGS IN MIDTOWN? “I don’t get why there are so many empty buildings in the area. With such high land values (and tax rates), why don’t they sell them? It seems there are a lot of people that can afford the massive expense of sitting on a property (taxes, insurance, minimal upkeep to keep the city fines away, taxes, etc.) I’m sure a lot of instances it’s someone asking too much for a property. But if it’s still sitting after YEARS on the market (and YEARS of expense), something should tell you that you have it priced too high. I don’t know… I guess I’d just start freaking out if only a few months passed and an empty property of mine was just sitting there. I have had multifamily properties on the market but they’re full and [bringing] in income while on the market so I’ve never been in a rush. Street artist Daniel Anguilu hopes to cover the entire surface of this 4-story Midtown building with his distinctive animal-friendly murals. Anguilu — also known by his nom-de-spray, weah — began painting the former Mental Health and Mental Retardation Authority building at 2850 Fannin St. in June. But it’s not exactly a stealth project: Anguilu was invited to take on what he’s calling the Public Decor Project by commercial real-estate broker Adam Brackman, whose family owns the building. And Brackman’s been providing him with mistinted no-VOC paint from New Living, the Rice Village green-home-supplies store where Brackman’s a partner.

Swamplot’s Candace Garcia sends in these pix of the scene on the north side of Westheimer between Park St. and Dunlavy, the morning after a Halloween inferno destroyed an antique store and the Agora cafe next door. There’s not much left to shop for at Gordon Greenleaf’s Antique Warehaus at 1714 Westheimer, a woodframe residence pressed into used-furniture service more than 50 years ago. That’s where the fire started shortly after midnight Sunday morning. Agora’s brick structure appears to have fared better, and may be rebuilt. Everyone in the 2-story cafe was able to get out safely, but 2 firefighters were later treated for heat exhaustion. “Thanks to the Halloween holiday it was one of the most well-documented fires in recent Houston history,” writes the Houston Press’s Craig Hlavaty, who watched the flames from across the street, dressed in drag, along with a small crowd of participants in the Montrose Costume Crawl — none of them dressed as firefighters.

ELECTRIC SHUTTLES GET THE GREEN LIGHT A vote by city council today caps the long, strange regulatory journey of Erik Ibarra’s Rev Eco-Shuttle service. Rules passed by the council in August restricted Jitney licenses to vehicles with 9 or more seats, effectively barring Ibarra from licensing any more of his Downtown, Midtown, and Washington Ave electric vehicles.   • Galveston: Watercolor artist Don Springer, who makes a habit of rendering area oddities, wants to know more about the Galveston Kettle House on the San Luis Pass between Pirates Beach and Pirates Beach West he painted a few weekends ago. “I know that it was not the radio station KUFO which once broadcasted from the foot of the Flagship (That flying saucer is now a house on West Beach).” He passes on a story he heard from “credible sources” that the half-water-tower turned house was the home of a landscaper who recently passed away, but asks, “Can you use your unlimited resourses, connections, and talent to determine the history of this landmark before it rolls off into the sunset?” Readers? He’s talking to you.
  • Montrose: Chronicle tech guy Dwight Silverman wants to know what’s going into the building at 1721 Waugh, just south of the Commonwealth split; at about the same time, another Swamplot reader sends us this recent pic of what looks to be a refacing job on the building:

Just what is it that’s allowed construction on the Mirabeau B. condos on the corner of Hyde Park and Waugh to go forward when so many other projects have stalled? How about a little thing called . . . zero debt. After flirting with turning the building rental last year, developer Joey Romano now says he’s back to the original plan of selling all 14 units in the 4-story building — though he’ll also consider leases with purchase options “on a case by case basis.” Construction began in May; Romano expects the building to be complete by next July.

The 31-year-old man who lived in unit 2 of this fourplex at 601 Fairview in Montrose apparently didn’t get out much; at the moment he’s being evaluated at the Harris County Mental Health Service Center. The body of his 66-year-old mother, Abigail Saucedo, was discovered in the apartment yesterday morning; it will soon undergo an autopsy. The wafting odor of her decomposing corpse had been noted even across the street — at the original Barnaby’s Cafe, where patio diners over the weekend couldn’t quite place that curious smell. Ultimately, a neighboring tenant found the unidentified stench too much to bear, and called the police. The tenant at No. 2, who had been living in the property for 8 months, at first told the cops that the smell was probably from a dead animal underneath the property, and that he didn’t want to let them in to check out his place because it might disturb his mother, who was not feeling well. Earlier, he’d turned away the property manager with a similar excuse — that his mother was asleep and he didn’t want to wake her.
