A reader sends the following report of openings, closures, swap-outs, and hanging question marks in the Downtown tunnel system’s restaurant landscape:

The Prince’s Hamburgers location at 930 Main St./McKinney Place Garage (and the associated taco establishment next to it whose name escapes me) both closed a couple of weeks ago. The former location of Mediterranean Grill House in the basement of 919 Milam St. is now a Dimassi’s Mediterranean Buffet. What was a Ninfa’s Express window next door still sports a sign stating a Bullrito’s is coming soon, while the restaurant space the sit-down Ninfa’s previously occupied remains vacant, with no indication of what may be coming.

Construction at former Texas Cafeteria, 2400 N. Shepherd Dr., Houston Heights, Houston, 77008

A construction crew is currently at work around and on top of the bare former site of Texas Cafeteria, shielded from prying eyes on N. Shepherd Dr. by a small dirt pile. MFT Development (the group currently planning new and mixed uses for the site of the increasingly romantic former Heights Finance Station post office) is dressing up the space at the corner with 24th St. as another restaurant and maybe some retail, following the joint’s sale, shutdown, and stripping in early 2015. Behind the property to the right, the Fiesta Mart can be seen across 24th counting down to its March 27th closing, as the flags from Monterrey Tire Center peek over the former cafeteria’s roof.

Alabama Furniture & Accessories’ 2-decade locale is getting cleared out for its planned redo, a neighbor notes. The building at 2200 Yale St. got a demo permit yesterday and started coming down later in the day. The site at the corner with 22nd St. is being cleared for another Braun Enterprises project: a third non-mobile Bernie’s Burger Bus location, as confirmed in October. The furniture store (named for its original 1992 location on Alabama St.) cleared out of its Yale home by the start of March, and has flown even further north to 4900 N. Shepherd Dr. between W. 43rd St. and Tidwell Rd.

A reader catches more than a dozen folks in the act of dolling up the former post office at 11th St. with some giant hearts and numbers this morning. The building, which was recently given a Valentine’s-themed makeover on the opposite side by some likely-taller members of the Houston mural scene, has been getting romantic attention while waiting for MFT Development to go forward with plans to demolish the structure to build a lowrise retail and office complex.

In the interrim, MFT says they’ve set the art students of Hogg Middle School on the Heights Blvd. side of the building. Here’s another shot of the action, looking closer to 11th:

The former Starbucks on the southwest corner of the damp intersection of Fountainview Dr. and Westheimer Rd. now appears to be flying the minute flag of advancing Houston chain Minuti Coffee. The green Starbucks siren formerly residing on the west side of the building has been shooed off and replaced by Minuti’s comparatively austere crest, though the Seattle company’s website still lists the store at 5903 Westheimer as operational.

Plans are in the works to give the shopping center at the southwest corner of Antoine Dr. and W. Little York Rd. a thorough redesign and rebranding as White Oak Bayou Village. A spokesperson for Nankani Development tells Swamplot that the group is seeking both tenants and ideas for the center’s redevelopment, which will be geared toward drawing bicycle traffic. So far, plans include an about-face for the bayou-side building in the back of the shopping center (labeled Building B above) by way of new glassy storefronts opening toward the White Oak Bayou greenway now running behind it; the developers claim the center would become the first private development to cater explicitly to the expanding bayou trail system.

Per preliminary plans, car access to the back of the shopping center would be blocked off. Former parking spaces along the back Building B (currently home to Northwest Beauty School) would be made over into a covered patio leading to the bayou trail. For the pad site of the burned-down former restaurant next door, the development group is considering a park-like events plaza that could host a bi-monthly farmer’s market — along with a giant chess board, maybe, or even a bayou-side zip lining station. “We are open to anything at this point,” writes the Nankani rep.

Hoped-for tenants for the center currently include a coffee shop-slash-electric bike rental joint, an ice house-style music venue, and an outdoor obstacle course and adult gym — possibly from Sam Sann of American Ninja Warrior fame, who trains contestants at his Iron Sports gym in Cypress.

A reader notes a notice of an application to sell alcohol posted on the door of the former Dealer Sales building at 1919 N. Shepherd Dr. The HBJ reported last August that Atlanta-based pizza-and-recently-burger chain Mellow Mushroom leased the space at the corner with 20th St. from serial redeveloper Braun Enterprises. The chain, which dropped its first Houston-area spore up in Spring, appears to be sprouting its second location within the somewhat ambiguous boundaries of the Houston Heights’ nominally dry zone.

The pizza place may provide more savory counterbalance to the sugar-laced shopping strip just to the south on the same block — where Fat Cat Creamery, Hugs & Donuts, and Smoothie King all nestle in with Finch Properties and hair salon Black Sheep Parlor along 19th St., sheltered by N. Shepherd-facing Ka Sushi. Renderings released last year for the redeveloping building show the Mushroom popping open in line with some additional retail space; the strip could also get lawyered up:

The Houston location of Canyon Cafe in the Galleria area appears to be closed. A reader sends photos from this morning of locked doors and a leasing sign from Weingarten Realty in the shopping center at the northwest corner of Westheimer Rd. and Post Oak Blvd. The location’s phone number seems to be out of service; also out is serving alcohol, as the restaurant made today’s list of the latest TABC permit delinquencies.

Meanwhile just across Post Oak Blvd., Sports Authority is now sporting signs advertising clearance sales ending May 7th, in the wake of yesterday’s announcement that the chain had gone through with bankruptcy filing and that 140 stores would close in the coming 3 months.

Former Roznovsky's Hamburgers, 3401 TC Jester, Garden Oaks/Oak Forest, 77018

The shuttered former site of Roznovsky’s Hamburgers is now dark on the outside as well, as Tacos A Go-Go makes final preparations to dance into the space. A reader sends this shot of the current state of remodeling of the building at 3401 W. T.C. Jester (at the corner with 34th St.). The burger joint shut down last year a few months after proprietor Ron Roznovsky passed away in February.

This will be the third go-round for Tacos A Go-Go, which was previously thought to be headed for the former La Fendée’s spot on Westheimer as an addition to its Midtown and Heights locations — that spot got claimed by Cafe Layal instead, and the current location was announced in June. The strip center behind the once-and-future restaurant may be getting some other new neighbors in the coming year as well; the Leader reported at the end of last year that several spots were open for tenancy between 1 Stop Food Shop and Mirage Cabaret.

Mural at former Heights Finance Station Post Office, 1050 Yale St., Houston Heights

The recently dumped Heights Finance Station post office at Yale and 11th streets was treated to a makeover this month, as demolition looms on the horizon. If all goes as planned, the building will eventually be brushed aside to make way for the younger-and-likely-prettier Heights Central Station mixed-use shopping center headed for the site; until then, it’s playing canvas for some Houston graffiti artists, including Wiley Robertson (one of the usual suspects behind giant love notes spotted around town).

Construction of Hotel Alessandra, Fannin St. at Dallas St., GreenStreet, Houston, 77002

Here’s the latest glamour shot of Hotel Alessandra, looking sharp at the northern edge of the GreenStreet complex (and being photobombed by the former Sakowitz building from across Dallas St.). The hotel — initially planned around a 25-story question mark before it was reigned in to a less introspective 21-story design — was issued a set of floor-by-floor building permits at the end of January following its September foundation pour.  Only 20 floors-worth of permits were issued, though, and Midway’s partner-in-highrise Valencia Group has updated its online description of the hotel’s specs to match the lower number since last spring.

A reader sends this fresh snap of the in-progress tower towering at 3773 Richmond Ave, where a glass skin is now growing on the northern facade. Those top stories now getting glassed in will be occupied by out-of-the-region Regions Bank; the compound will be named Regions Financial Center to match.

The 11-story office tower just west of Timmons Ln. has been working on looming dramatically over next-door single-story hand carwash Soap since December of 2014, and is expected to wrap up some time next quarter. In the meanwhile, here’s a video tour of what the whole thing could look like — including a cameo appearance by a Jenni’s Noodle Shop in a ground-floor retail spot (around 30 seconds in):

Proposed Development at Yale and 21st streets, Heights, Houston, 77008Here’s the latest cloud-edged rendering of what could be coming to the corner of Yale and W. 21st streets, if Wellington Development gets its requested setback variance wish granted. A reader noticed the notice of the request posted outside of the building currently at 2105 Yale, which formerly housed Dorsey’s Beauty Academy prior to a decade of abandonment.

Wellington bought the spot last July, around which time Collum Commercial put out a leasing flyer showing a new floor-slash-parking plan for the property, which is boxed in on the non-Yale-and-21st-streets sides by the 2125 Yale apartments. Planned renovations to the building, which is listed in county records as 13,000 sq.ft.,  appear to involve some major trimming and resculpting to fit in new off-street parking spaces:

Mattress Stores in Strip Center at Kirby Dr. and Wroxton St., West University, TX 77005

Semi-boutique mattress chain Urban Mattress has jumped into the cluster of mattress retail options at the edge of West University, setting up shop between Einstein Bros. Bagels and Verizon Wireless just south of the sleepy corner of Kirby Dr. and Bissonnet St. Since 2008, the Boulder-grown franchise chain has opened 6 stores in Colorado, 3 in Austin, and a few others in cities including Berkeley, Albuquerque, Dallas, and San Antonio. The company purports to send 2% of its sales price to local charities of the franchise owner’s choice, and offers mattresses (both regular and organic) ranging from about $300 to $30,000.

The new store sits right across Wroxton St. from a few of its all-caps competitors: mattress and ergonomic furniture store Relax the Back is buffered from a Mattress Firm by narrow custom shoe store Foot Solutions:

Remodeling is underway at the former Primary Purpose Alcoholics Anonymous meeting space, as Suite D of the strip center at 1203 W. 34th St. is converted into Slowpokes wine, beer, and coffee bar. The new business is busy building its digital presence as it rehabs its physical space just south of the corner with Alba Rd.

The bar’s Instagram page shows the above photo of a screenshot of a rendering of the suite under renovation, which depicts a large patio spreading out into what is currently the strip center’s parking lot. Photos of carpet removal and wishful floor-taping have also been posted as interior construction begins:
