The Williams Home at Hooks AirportContinental pilot Stephen Williams and his wife Nancy are the proud owners of one of several homes built in airplane hangars at Hooks Airport, a private airfield in Spring.

Initially, the Williamses wanted to add on to a Hooks Airport hangar they owned which contained a small apartment. But that plan was rejected by the FAA because it would have been too close to the runway.

They worked with Architect Kyle Cox to create their new 3,300-sf hangar-home.

At the top of the spiral staircase is the pinnacle of this unique home. The tower room is complete with a 360-degree set of windows, providing guests an overview of the airport. It has a steel catwalk that adds to the design, and provides visitors a chance to step outside to enjoy the view as well as the weather. The room also houses a bar and a dumbwaiter to make entertaining simple.

“We put in the things that we wanted. I wanted a nice cooking area,” Nancy said.

With a host of friends and a community full of fellow aviation enthusiasts living at Hooks Airport is nothing short of spectacular. “It’s a neat, quiet community,” Nancy said. “We love it here.”

Aerial Rendering of Villagio Shopping Center in Cinco Ranch

A Woodlands developer has decided its latest creation—a not-yet-opened shopping center in Katy—should be replicated statewide and beyond. Marcel Inc. CEO Vernon Veldekens told GlobeSt.com that

the concept behind Villagio involves smaller, mixed-use centers in neighborhoods rather than fronting freeways or interstate highways. “This gives a more intimate relationship with the community, similar to a European town square,” he says. “We feel like we can put these all over town in mid- to high-end areas and have the same success as we have in Cinco Ranch.”

The Villagio at Cinco Ranch, a boutique lifestyle center slated to open this fall on a 12-acre site at the corner of Westheimer Pkwy. and Peek Rd., is almost three-quarters leased. The center combines 112,285 square feet of retail and office space in a parking-lot-like setting. The developer’s marketing director told the Houston Chronicle that the Villagio will have a “Tuscan look and Tuscan feel to it.” Many of the cars in the 307 spaces surrounding the buildings and the 225-space garage will likely be European as well.

The project is a departure for Marcel Inc., a property development and management firm whose base portfolio includes more mundane shopping centers and a gas station and convenience store, and which previously developed a motorcycle superstore and a handful of Family Dollar stores. Already, the firm has plans for Villagios in north Austin and The Woodlands, and is contemplating additional locations in Round Rock, San Marcos, New Braunfels, and Dallas, according to Globe St.

442 Heights Blvd by Harry James Building & Design

The movement to rid the Heights of dilapidated old houses and replace them with far more appropriate historic structures continues. The latest contribution: a demolition permit obtained for the Doyle Mansion at 945 Heights Blvd., which was built by William Wilson (who later founded neighboring Woodland Heights) in 1898, and which somehow managed to sneak onto the National Register of Historic Places about 100 years later.

Harry James has been buying properties all along Heights Boulevard, tearing down homes and replacing them with what he calls “Victorian Classics.”

And now it will happen to the Doyle Mansion too.

A “Preservation Alert” notice sent out by Historic Houston’s Lynn Edmundson reveals a meeting with James last week didn’t go so well:

Despite its deteriorated condition, it is architecturally and historically a very significant residence on Heights Boulevard that could and should be saved.

Unfortunately, the builder now appears unwilling to entertain any offers.

James features several Victorian Classics (the new kind) on his website, along with a childhood story that reveals something preservationists won’t want to hear: the homebuilder doesn’t mind getting his ass kicked if it means he gets to build what he wants:

Needless to say, my dad wasn’t very happy! I remember he gave me a gentle kick across my backside as I scurried back to the house with my head hung down. It seemed like he was mad at me for months. Years later, when I reflect, I realize that what my dad failed to see was the level of skill and craftsmanship that was used in the construction of this secret door into his garage.

Commenting on an article describing plans for a 40-unit condo building on the site of the former Ashland Tea House in the Heights, with another 40 townhouses and “garden villas” to be sprinkled around it later, Chronicle blogger Martin Hajovsky writes:

I remember when the Ashland Tea House, the McDonald Home, was demolished in 2005, the plan at the time was for a Victorian-themed restaurant to go there. The mere idea that someone would tear down a Victorian-themed restaurant to build a Victorian-themed restaurant struck me as the height of irony.

That memory came back reading the article because there’s a beautiful old magnolia on that site right now. It’s a perfect example of the species. Wonderful, fragrant, old and stately. If that tree survives the building of the “Magnolia Lofts,” it would be a miracle. Once again, irony triumphs.

Construction is expected to begin in August or September. The Magnolia Lofts will feature a tiny ground-floor commercial space—at 750 sf, even smaller than the average condo size of 900 sf—and two stories of parking, one of which the article describes as

“partially submerged” so the building would only appear to be five stories tall.

Maybe the developers should claim that the bottom level of parking is really at a normal level—although it’s underground, it is in the Heights.

Architect Tim Cisneros’s vague storybook sketch of the facade, though, has aroused the ire of Heights resident Mark White:

“While the description provided by the architect sounds like the building’s proposed style is in keeping with the Victorian-era architecture of the Heights, the initial drawings suggest a more ‘updated’ factory-turned-condo facade,” he said. “We would ask that the developer consider making a few changes to the style to make it more consistent with the architecture of the time period represented by the Heights neighborhood.”

By our estimate, that time period would be approximately 1891 to 2007, with the average construction date moving toward the present at a pretty steady clip.

Five little words slipped into the end of an MLS profile remind us, gently, that updated but low-slung houses on large lots in tony Houston neighborhoods aren’t meant for homebuyers who want to enjoy a simple home in a natural setting. No, an older ranch like this is meant for a family willing to tolerate a “gorgeous” and “spacious” (but also apparently cramped and doomed) home until they can tear it down and build something that’s five times as big and that blankets the 10,665-square-foot lot more definitively. It’s a sacrifice, we know.

View Down West Ave

The teaser website for the apartments-and-retail complex slated for that large, recently scraped site at the southwest corner of Kirby and Westheimer is up! What will you find there? For starters, a trance soundtrack you’ll have a tough time figuring out how to turn off, plus slick rendered views and a whizzy video of a dark and urban-looking streetscape where pedestrians wield shopping bags and hover precariously on balconies.

This is the former site of the River Oaks Tennis Center. The development is named West Ave, and to prove it they’re putting in a new street by the same name just west of Kirby, extending from Kipling to Westheimer. Of course the big news is the two floors of retail space facing Kirby, West Avenue, and Westheimer. On top of that: five stories of apartments, managed by Gables Residential. The parking garage is tucked in back.

The great southern Med Center land grab continues: Moody National Companies has bought a one-and-a-quarter acre site at the corner of Woodbury and Cambridge—about a quarter-mile southwest of the Spires. What for? How about . . . a new 200-unit apartment tower? Globe St. reports:

The fact the parcel is situated within 100 feet of the Michael E. DeBakey Veterans Affairs Medical Center and Baylor College of Medicine’s proposed 2.7 million sf [new campus] is underwriting the project’s potential as are the proposed rents. “We’ve projected rents at around $1.65 per sf, with an average unit measuring somewhere around 950 sf,” Moody tells GlobeSt.com. “We want to offer a lot of variety from smaller studio units to larger luxury units.” He adds that Moody will manage and lease the tower.

No architect yet. No general contractor. Early-2009 opening.

Houston’s housing market will slow, UH economist Barton Smith told homebuilders, real-estate agents, and a Chronicle reporter at his annual spring symposium:

Smith cautioned builders that this area is not immune to the national housing market correction just because housing remains affordable and fixed-rate mortgages are still low.

A national crackdown on subprime loans because of increasing foreclosures will significantly shrink the number of households that qualify for homeownership.

Combined with interest rates that are slightly higher today than two years ago, Smith estimates that the reduction in subprime lending will eliminate nearly 100,000 Houston households from the owner-occupied home market.

On the other hand, real estate experts have seen an uptick in sales of higher-priced homes.

“You’re just seeing the high end of the market going wild,” said Mark Woodroof of Prudential Gary Greene, Realtors.

More than ever before, builders are creating homes valued in excess of $500,000 in places other than the silk-stocking neighborhoods where they’re traditionally found.

“Today, they’re in The Woodlands, Fort Bend, and it’s not because prices are skyrocketing, but because we’re building bigger, more luxurious homes,” Smith said.

Of course, it’s difficult to compare last year’s prices to this year’s—because the house that sold last year is in the landfill, and the new one that replaced it is three times the size. In Houston, that’s your growth in the residential market. So maybe Dr. Smith’s just calling for a little less Foyer.

Construction of Waterside Court by Hettig-Kahn Holdings

One of the advantages of covering real estate throughout an area is the opportunity to spot larger opportunities—in issues that at first glance might seem only of interest to a particular neighborhood. Communities battling with new development, for example, might benefit from hearing how residents in other locations might deal with similar situations.

Over in Katy, residents up in arms about a low-income housing development proposed near the intersection of Clay and Elrod have been actively challenging the rosy picture of the low-density project presented by developer Barry Kahn. Residents of the nearby Bridgewater subdivision have been joined by the Katy Area Economic Development Council, Katy Rep. Bill Callegari, and the Katy Area Economic Development Council in opposition to Elrod Place, which would consist of 76 single-family homes and 50 apartment units for seniors.

Their complaints? The project would lower home values, put a strain on area schools, and increase crime in the neighborhood.

The Katy Area Economic Development Council sent a letter to state officials claiming that Katy was the wrong location for this project:

Our opposition should not be construed as a referendum on the need or lack thereof of affordable housing. We do not feel that the development of a project of this type is compatible with the stated goals and objectives of the Katy area.

More succinct are the comments of Jeff, one of many posters to news websites covering the controversy:

Fact is, Mr. Kahn just needs to pack his bags and go elsewhere. In fact, if he is such a philanthropist and wants to help the disadvantaged, why does’n he house 4 families of 4 in his 6000+ sqft mansion? Hmm…….

and:

This development must be stopped. We do not want Katy to become like the inner-city of Houston. We do not want an overburdened and underfunded school system. We do not want high-crime where gangs control neighborhoods while citizens lock themseves in their homes behind barred windows and doors.

This is what many of us moved to Katy to escape from.
