A development report from Hines includes this rendering of what appears to be the new Apache Corporation headquarters planned for mixed-use BLVD Place just north of the Galleria. The report names the wafer-like building “Project Alpha” and describes it as 34 stories and 750,000-sq.-ft. of office space with a fitness center and cafeteria. Currently, Apache is headquartered at Post Oak Central.

Hines says that it isn’t quite ready to say that the office tower planned for 609 Main will be taller than the previously described 41 stories and 815,000 sq. ft. Still, a rep from Hines says that increasing demand for office space Downtown is driving a redesign from Pickard Chilton, and it’s likely that the tower will end up comprising more square footage — if not more stories. The proposed block, bound by Main, Texas, Fannin, and Capitol, is shared now with the vacant Texas Tower — though it’s still unclear whether that building would be torn down to make room. At any rate, it seems that we’ll soon know: The second round of designs should be completed by the end of the year, says the rep, and construction could begin as early as January.

To form a power trio with the 2 curvaceous Enron hand-me-downs it has occupied since 2004, Chevron will be building a more boxy 50-story tower on the urban meadow left behind when Kenneth Franzheim’s Downtown YMCA came down in 2011. Chevron announced today that the HOK-designed building at 1600 Louisiana and Pease will provide 1.7 million sq. ft. of space, including training and conference rooms, more parking, and a cafeteria. This rendering suggests there will also be plinth-top common areas and — as though a subtle homage to what preceded it on this 85,000-sq.-ft. lot — a gym.

No tenants? Worry about that later: PageSoutherlandPage is designing a 25-story spec office tower for the West End. Dubbed 22 Waugh, the proposed 220,000-sq.-ft. building would sit just south of Washington Ave. A rep from PageSoutherlandPage, which is partnering with Stream Realty on the project, says that the building would be located on the corner of Waugh and Barnes. It appears that it would be directly behind that Bank of America branch. The Houston Business Journal reports that the building could begin going up as soon as November.

This little lot on Almeda Rd. is being cleared for a 2-story office building. Between Blodgett and Wentworth and smushed between the Spanish Village Restaurant and a 2-story brick home, the lot at 4716 Almeda is just a bit more than a tenth of an acre. A replat application submitted to the city indicates that the proposed 3,000-sq.-ft. building is meant to be the new standalone headquarters of Mayberry Homes, which will be relocating from a retail center just down the street at 4412 Almeda.

Here it is, the new corporate headquarters that Southwestern Energy is building for itself in Springwoods Village, just south of the new corporate headquarters that ExxonMobil is building for itself. Construction, reports Fuel Fix, began this week. Speculation about the building began in April, though, when a film-noir-ish black-and-white version of this rendering was leaked via HAIF. It appears that the only difference — you know, besides the Oz-like transformation to the realism of color — is the addition of Southwestern Energy signage, including that little formulaic icon to the left. The 10-story building and 7-story garage, where the company will consolidate about 1,000 Houston employees, will occupy 25.6 acres alongside I-45 and should be ready to go in 2014.

This rendering appears to show the new Phillips 66 global headquarters planned to go up in Westchase. Back in September, the ConocoPhillips offshoot announced it would be building something on the Beltway 8 feeder next to a pair of hotels just north of Westheimer. The announcement went on to say that the 14.2-acre site bound by City West Blvd., Private Dr., and Cityplace Dr. will have a training and development center, conference space, credit union, gym, cafeteria, coffee shop, and convenience store.

A source at Hilcorp says that the company has revealed what it’s planning to build in place of the soon-to-be-demolished Downtown Macy’s, vacant since closing in early March: And will the new HQ look anything like that mostly glass box from Munoz + Albin that appeared online a few months ago?

“Nope, nothing like it,” says the source. It’ll be “a regular looking office building tower over 20 stories high.” Though it doesn’t appear to take up the whole block: “I’m assuming there are going to be purdy trees and green stuff around it.” Employees were shown a rendering of the tower at a recent meeting, says the source, but it was quickly removed from the company’s online newsletter: “I guess because they didn’t want it out there.”

The unkempt homes that used to obscure that towering yellow pole on the Gulf Fwy. feeder were undone last month, after 2108 and 2110 Sunnyland St. showed up in the Daily Demolition Report in late April; architect Tim Cisneros, whose firm is named on the variance request, says a 2,000-sq.-ft. law office will be built to replace them. In the East End, the lot faces the feeder between Telephone and Wayside, near where the 2nd inside-the-Loop Walmart is under construction.

Of course, a different story is coming out of this neighborhood near River Oaks, where the 35,000-sq.-ft. property on the corner of Spann and San Felipe, purchased in November by an entity connected to Hines, has been cleared of its garden home and staked with flags, as the photos after the jump show:

Hines is planning to build an 18-story office building on a 3-lane section of San Felipe between Shepherd and Kirby, across the street from tony River Oaks. The site is the 35,000-sq.-ft. former lushy garden and grounds of a Vermont Commons home, which features several trees and at least one giant oak. “No one knows anything about this,” a source tells Swamplot. “They think a few nice townhouses are about to rise from the earth. That is the story that’s circulating the hood.”

HOUSTON CLUB TUNNEL TENANTS MAKING THEIR ESCAPE The last 2 restaurants in the tunnels underneath the 18-story former Houston Club Building on Rusk St. are preparing to get up and out of there, reports Prime Property’s Nancy Sarnoff: The below-ground Skyline Deli and KoKoro Sushi will have sold their last lunches by the end of May, in advance of what a rep from new building owner Skanska says will be “selective interior demolition and abatement.” And that demolition is about to become much less selective, adds Sarnoff, since Skanska says it’s designing an office tower for this Downtown lot bound by Rusk, Capitol, Travis, and Milam. A few more views of the renovations from Cisneros Design Studio planned for the office buildings at 3701 and 3801 Kirby Dr., near the Elevation Burger and the closed Maggie Rita’s on Richmond: To be removed from the façade, it appears, is that throwback turquoise-and-red detailing, replaced with what architect Tim Cisneros tells the Houston Chronicle is a kind of stretchy vinyl skin.

A poster on HAIF has leaked this rendering that might show what Southwestern Energy is planning to build to consolidate its employees in Springwoods Village. It was first reported to be a 10-story office building on 22 acres at I-45 and the future Grand Pkwy., just south of the ExxonMobil campus.
