Spooked former residents looking for some sort of larger, more mystical explanation for the disastrous end of the Park Memorial Condos at 5292 Memorial Dr. now have confirmation of a first-class backstory to hang their storytelling hats on. A little late for Halloween, a medical examiner has determined that the human remains discovered this summer during the condos’ demolition — and the preparation of the site for its replacement, the Park Memorial Apartments — belong to bodies interred at a cemetery that once graced the site. That would be the Crooms Cemetery, Preservation Houston’s David Bush tells teevee reporter Deborah Wrigley. The African-American burial ground was named after Felix Crooms (who scored nearby Crooms St. as well), was in operation from approximately 1917 to 1937, and also served as the final resting place for members of St. Luke’s Missionary Baptist Church.

ALL PATIO, NO PATIO HOME IN COTTAGE GROVE A reader writes: “Any news ever come down the pike about the huge empty lot on the Northeast corner of Larkin and Arabelle? It’s been empty for years, and all I’ve ever seen done is occasional mowing. . . . When I first moved into the neighborhood in 2006, there used to be an old blue shack house and the rumor was it was a brothel. But it was knocked down (I THINK in 2007 or 2008?) and goes from overgrown grass forest to freshly mown about once every 3 months. I could have sworn there was a real estate agency sign on that fence before, which was what I thought that No Trespassing sign was from afar, but it seems to be gone now. The other weird things is that they are CONSTANTLY building new patio homes in the area. . . . 3 more just went up a few doors down on Larkin street. What’s to become of the Andover Richmond Apartments at the corner of Richmond and Graustark after all the residents move out? This, after a little site-scraping: A 270-unit Trammell Crow complex called The Muse. A source tells Swamplot the 4-stories-over-garage concoction will be very similar to the Alexan West University going up on the former site of the Courts at West University at Law and Bissonnet — but without all the angles dictated by that stealth-fighter-shaped site. The 8-plex at 4725 Oakshire went down in a cloud of dust last week. “Bummer,” writes Jared Meadors, the landlord next door who bought and renovated the largely identical building at 4719 Oakshire 10 years ago. And who claims he “would have totally paid more than lot value for these and restored them as I did the units at 4719” if he’d had the chance. Meadors’s pinkish brick building to the west of the cleared lot is visible at the left of this photo:

What’s going to replace the Willowick Court Townhomes (at right) at the corner of West Alabama and Las Palmas, west of Weslayan? Newer townhomes — at least for the strip along the west side of Las Palmas, on the western edge of the property. It’ll be covered with 38 3-story townhomes, about a dozen of them with rooftop patios. For the larger portion of the 11-acre site, Martin Fein Interests is planning 2 big blocks of apartments. The block pictured above from West Alabama will have 325 units in 6 stories on top of a 2-level parking garage, with a garden and pool in the courtyard and towers at the corners. Another 188-unit block lining West Main will have 7 stories on top of a single-level garage and feature an 8th-floor wine bar on the southeast corner (at left in the above image), a source tells Swamplot. No, the Turnberry Tower luxury highrise planned for a prime Galleria spot next to the Water Wall Park never got off the ground, but office workers and shoppers nearby have been able to enjoy a good old-fashioned Houston-style sendoff for the project. The 5-year-old, 12,000-sq.-ft., multimillion-dollar sales center for the toilet-heavy tower at 5048 Hidalgo St. is being demolished. Hines, the new owners of the property, will have no use for the structure in the new 7-story One Waterwall apartment complex it’s building there and expects to complete in 2014:

COMMENT OF THE DAY: WHAT’S THE THOUGHT PROCESS? “. . . There is one other thing that troubles me that maybe some of the developers on this thread might clear up. How much does humanity and civic duty factor into these decisions? I could quickly assume that the dollar and cent logistics is enough for anything like this to get green-lit, but I would rest a little more easily knowing that someone along the line questioned the implications of suddenly forcing so many people to find new places to live. Especially considering that, for students like me and my room mate, springing this change so close to the beginning of the coming semester only makes finding a new place that much more impossible to find. How difficult will it be for developer Sandy Aron to fit the 6- or 7-story apartment complex he’s planning for the lakeside site of the shuttered Vargo’s Restaurant at 2401 Fondren into its peacock-filled Piney Point Village neighborhood? Last month the owner of Hunington Properties was forced to send plans for the complex back to the architects at the Steinberg Design Collaborative so that they could add an emergency vehicle lane inside the property — after residents of the 15-townhome community directly to the east voted to deny driveway access to the proposed development from Woodway. And last night other neighbors gathered in front of teevee cameras to voice general complaints about the plans for Vargo’s on the Lake, which according to abc13’s report has now been cut back to 288 units from 312. Deed restrictions established in the seventies will require the apartments to sit back 50 ft. from the lake on the property. Aron told the Houston Business Journal last month that he expected to close on the land — which he’s buying out of bankruptcy — in late August.

A resident of the Andover Richmond Apartments at the corner of Richmond and Graustark passes on word to Swamplot that a “midrise luxury style residence” is being planned for the 2.9-acre site near Graustark — after the courtyard-style apartments that have stood there for more than 50 years are demolished. Residents with month-to-month leases will be given 35 days’ notice to vacate, the resident reports. Those with time left on their leases will be dealt with individually and possibly given incentives to vacate before the end of next January. Swamplot reported the sale of the complex to an arm of REIT factory Behringer Harvard yesterday. According to the tipster, some residents have already been told that their homes will be torn down, so they can beat the expected “flood” of residents looking for similarly priced apartments in the area.

If it’s, say, 1980, and you’re trying to get rid of a dead body, burying it at the foundation level of a brand-new condo complex going up over the reported site of an ancient cemetery might sound like a perfect after-offing disposal plan. But in Houston, you never know what’s going to get dug up next. HPD detective Carlos Cardenas tells Chronicle reporter Mike Glenn he doesn’t think the partial skeleton unearthed by construction workers yesterday on the site of the recently demolished Park Memorial Condominiums at 5292 Memorial Dr. (pictured above in a late stage of assisted decomposition) belongs to the native American graveyard reported to have existed there previously.

Forensic testing should give a clearer answer, but the circumstances of the body’s burial appear to tell a story on their own: The human remains were discovered along Chandler St. near Arnold, at the far northeastern corner of the complex, wedged between a retaining wall and a concrete slab that workers were taking out. The body was likely concealed there when the Park Memorial Condos were built, police detectives tell Glenn.

For the last 7 or so years, the atomic-ranch-era front of this 1929 bungalow at 1710 Welch St. served as the Scott Childress Studio, a hair salon. If you recognize that name, you likely know at least the outline of the rest of the story that goes with it: Childress was found on the floor of the property one Friday morning this past January, beaten to death with a pipe wrench; his roommate, Reginald Eaglin, was charged with the murder. The home was listed for sale in late February, but there’s a contract pending now. How that ends likely depends on a planning commission hearing scheduled for this afternoon. Up for approval: plans by Carnegie Homes to replace the modern-front house and the 2 apartments behind it — all on 7,500 sq. ft. — with 4 townhome lots along a central drive.

Plans for the 5- and 6-story complex Wallace Garcia Wilson Architects has designed for the new owners of Park Memorial at 5292 Memorial Dr. show that the former grounds of the park-like 108-unit Rice Military condo complex (pictured in better days above) will soon be home to 372 new apartment units. The new project by JLB Partners, currently out to bid, will fit buildings surrounding 2 courtyards, a narrow 7-level garage, and a detention pond onto the 4.85-acre site at the corner of Memorial Dr. and Detering.
